Cottage in Rye, Sussex, England - A Peaceful Location, With Great Dixter's Gardens Nearby And Ry

Firkin Barn is a lovely old barn, set within the ancient walled garden of Morley Farm, an estate reaching back some 600 years. It has been carefully converted to retain its many historic features, and offers a high standard of comfort including quality linen, fluffy white towels, fresh flowers, wine and our own "very" free range eggs.

(Also within the garden are Hop Press Cottage and The Suite and these can be booked either alone as self contained properties or together for larger families).

Morley Farm is just outside the historic village of Northiam with its picturesque village green and many ancient houses including the famous Great Dixter and gardens. The properties are set well back from the road and have plenty of parking. Both have use of a private gym with table tennis within the old barn. Guests can enjoy our lambs in springtime and maybe even feed a newborn tiny one. Firkin Barn has an abundance of character, exposed stone walls, exposed brickwork and it is heavily beamed. First floor rooms enjoy wonderful vaulted ceilings. There are two double bedrooms, and two bath/shower rooms (one ensuite). Downstairs there is a further cloakroom, a fully fitted and integrated kitchen and a light sunny living room with cosy log burner for cooler days. All are enhanced with carefully chosen furnishings and colourful rugs. Outside, within the walled garden, Firkin Barn has its own sunny yet well screened brick terrace, complete with barbecue and sun loungers in summer, making this an ideal property for breaks at any time of year.

About Brenda Haines

Richard and Brenda Haines have been running holiday cottages for 17 years now, starting with Froglets Cottage in central Rye. Along with Joan, their longstanding family housekeeper, they personally look after them and are proud that all have achieved the coveted Gold Award from EnjoyBritain.

Richard grew up in Rye and there is little he does not know about the area, (many of his stories having become family myth or joke!) and since both he and Brenda, along with their children and grandchildren who also live close by know the area so well, they are a mine of local information to help guests enjoy their stay.

Richard and Brenda love their gardens and spend a lot of time tending the plants, many of which were planted way back in time and are quite unusual.

Nonetheless, it is a family home, with pets and grandchildren, sheep and baby lambs in the springtime, free ranging chickens in the field, and lots to be enjoyed.

Why Brenda Haines chose East Sussex

Before purchasing historic Morley Farm, Brenda and Richard had lived in a 17th Century property just up the road in the village of Newenden, but with a growing family, a larger property soon became necessary! A property with a lot of character was essential to them and when ancient Morley Farm was offered for sale, there was no hesitation. The outlook was stunning, the gardens stocked with glorious shrubs and plants, the buildings simply oozed character and history, and there was also the exciting prospect of a long history awaiting discovery.

Having already enjoyed the Rye holiday cottages, Morley Farm also had the benefit of a small detached cottage which could soon be offered as a holiday cottage, and an ancient barn to convert, all within a lovely sunny walled garden.

What makes this barn unique

Twelve years on, all is finished, the buildings carefully restored to their original glory. Recorded history has shown that Morley Farm dates back some 600 years with further stone remains being dated as Norman in origin, and the whole has a wonderful happy family atmosphere. Before Richard and Brenda owned the property, the previous family owners had lived there for nearly 100 years, it is indeed a much loved home.

The gardens remain pretty, and are enjoyed by guests who come not only to sunbathe or enjoy a barbeque, but to visit nearby Great Dixter, in the village, with the late Christopher Lloyds beautiful gardens. There are often lines of newly purchased plants on one of the terraces!

Morley Farm is also ideally situated for visiting numerous other famous gardens nearby, along with the many historic National Trust properties that the 1066 area is so famous for. Children can enjoy being close to and even feeding the animals or collecting eggs that are still warm. Rye, with its many attractions is only 15 minutes away, offering a complete contrast, and the beaches at Camber or Winchelsea close by - in all a perfect place both to live and holiday!

Perfect Place for Winter Weekend

Firkin Barn was a great place to our 4 night break exploring Rye, Hastings and the beautiful surrounding countryside. Expansive sandy beach at Camber Sands, Great Dixter, Bateman and Bodium Castle on the doorstep and many local pubs and restaurants serving delicious food to choose from. Dogs on a lead welcome in most places.

The medieval Barn is a fabulous combination of traditional features with all the modern amenities you could need.

Warm and cosy....with wood burner and plenty of hot water. Welcome touches include tea/coffee tray, fresh milk and eggs and a chilled bottle of fizz in the fridge.

Brenda was incredibly helpful with recommendations of where to eat, walk and visit.

Gym was great for a quick workout, yoga session and table tennis tournament

Beautiful and full of character

Just returned from a weekend break at Firkin Barn, it was exactly as the photos portrayed it. Spotlessly clean with wonderful attention to detail, this barn has been converted to a very high standard mixing the modern with the traditional, it has everything you need. The beds were so comfortable with quality bedding and big fluffy towels, there was lovely touches like the miniature toiletries which were gorgeous. With 3 toilets and two bathrooms, fitted to a very high standard there was no problems with queuing to use the loo and was perfect for my elderly parents especially having the downstairs cloakroom. We were met by Brenda when we arrived and she was very welcoming, showed us to the barn and let us get on with our break but was on hand if we needed anything which we didn't has everything was just perfect. To wrap it up we will definitely be returning maybe in the warmer months when we can enjoy the beautiful garden. Thank you Brenda and Richard for allowing us to stay, regards the Welland and Marshall families

Great property, great location , very cosy place with the wood burning stove.

Had a wonderful time relaxing and exploring the local area. Perfect location for popping into Rye, Tenterden . Local pubs really good, recommend The White Hart and The White Dog Inn. Went to Bodiam Castle on the way home which is only just over 10 minutes away finished off the holiday nicely.

Fantastic holiday rental

We have just returned from a fab holiday in a beautiful barn, every home comfort you could wish for. A real delight to stay in. We spent hours in the delightful garden - thank you Brenda and Richard for the sun loungers which we thoroughly enjoyed. The attention to detail inside and outside was second to none. A nice touch also was the fresh garden flowers, eggs, milk and wine on our arrival. Situated in lovely countryside with lots to do and see if you can bear to leave the garden and barn! A big thank you again from 4 very happy and chilled out guests. If I listed everything good about this holiday rental I would run out of space. Just gorgeous and very comfortable.

Fantastic property, very well appointed with extra little touches to make your stay extra special

This is the best holiday cottage we have ever stayed in. Beautifully decorated and spotlessly clean. On arrival there were fresh flowers on the table, milk in the fridge and fresh eggs. Ideally situated for visiting Rye and at the owners recommendation we visited a local pub for a meal which served some of the best food we've ever had in a pub.

The owners were extremely helpful from the point of enquiry right through to during our stay. Would highly recommend a stay in Firkin Barn to anyone.

If you would like to book please email or call to check availability. We accept short breaks out of main school holiday periods. A deposit of half the amount due is payable on booking and the balance falls due four weeks before your stay. We accept payment by internet banking, or cheque and we accept all major cards.

Changeover Day:
Our preferred changeover day is Friday, but this can be varied by arrangement out of peak periods.

Notes on prices:
All prices include main fuels, linen, towels, welcome pack, fresh flowers, wine and our own free range eggs. A supply of logs is also included for the log burner, which is laid during winter months ready for you to light.
We offer short breaks out of main holiday times and charge £300.00 for up to three weekend nights and £300.00 for four midweek nights, Monday through to Friday. Otherwise our prices are shown weekly.
Please note that deposits are not refundable unless we are able to rebook your dates. We recommend that you take out travel insurance to cover this situation.

Notes on accommodation: Note: This property is a characterful barn conversion and has some sloping ceilings. There are also two steps between the kitchen and living room. Children are welcome and a travel cot, stair gate and booster seat can be supplied. Outside: The property opens on to our walled garden which in turn leads to our farm fields where we keep sheep and chickens. Our new lambs can be enjoyed by guests (and even fed!) every springtime. Hop Press Cottage also opens onto the walled garden, but is screened with shrubs and each property has its own terrace well away and screened from each other, allowing privacy if required. Firkin Barn has a "sun trap" brick terrace with table, chairs and barbecue along with sun loungers in summer. Guests are welcome to use the owners gym by arrangement at their own risk, and there is also a full sized table tennis table Utility Room: A utility room across the courtyard houses two washing machines and two tumble driers for the use of guests and a further utility area in the games room has a further washing machine and tumble drier. Cleaning / Towels / Linen / Maid service: Beds are fully made up, with linen included, along with fluffy white bath and hand towels. These are changed weekly by our housekeeper. Other: Guests have the use of the owners private gym, which also houses a full sized table tennis table, useful for the odd dull day. Reached through the walled garden, heavily beamed and full of character, children must be accompanied.
