Four adults and two children maximum occupancy.

Il Valico is a stunning home (150 sq.m) in a small 18th century stone villa . Garden apartment with secluded, private terraced garden of half an acre, facing south. Situated in a classic village on the Italy/France border with breathtaking, unbroken views of the Mediterranean sea. Private parking for two cars.

The garden is filled with orange and lemon trees, roses, jasmine and wonderfully fragrant sub-tropical plants.

Main Flat

Bedroom 1: (double bed) with study area and en-suite shower-room

Bedroom 2 (children) /study: adult-size trundle beds, full bathroom

Dressing room, dining room, kitchen, living room in a glass and metal veranda shaded by beautiful trees.

Independent guest flat:

Double bedroom with shower room and kitchen unit and own terrace leading into garden.

Lots of cupboard space. Air-conditioning in main bedrooms and sitting-room. Big terraces for dining and sunbathing. UK Sky TV, wifi, dishwasher, microwave, washing machine, tumble dryer, nespresso, hairdryers. Huge selection of books.

All linen and towels provided, including beach towels. Cot and other baby equipment available if required. Basic breakfast things provided on arrival.

By arrangement with the owner it is possible to rent the property without the independent guest flat, reducing the rental fee by €200 per week.

Grimaldi is a small hilltop village (200 metres altitude above sea level) filled with flowers and with a delightful church - and lots of friendly Italians.

Distances (by car): Menton 5 mins, beaches 10 mins, Ventimiglia centre 15 mins, Monte Carlo 25 mins, motorway 15 mins, Nice airport 40 mins. Buses, shops, restaurants close by in Menton or Ventimiglia.

Wonderful area for garden visits, museums, beaches, boating or just looking at the views. Fantastic walks (marked trails) straight out of the front door and into the hills and mountains behind. The famous Vallée des Merveilles is an hour away. Excellent skiing in season: Limone 1 hour by car or train, Valberg, Auron and Isola 2000 under two hours' drive. Exceptional golf club at La Turbie with stunning views - and another at Sanremo. Perfect tranquillity but close to the bright lights and beaches of both France and Italy.

Bus stops on the main road. Parking for two cars opposite the apartment, but car must not be too wide as these old villages have narrow passages: width 200cm (6½ feet) Possible to rent owner's small car.

One week minimum let. Changeover day is Saturday. No more than four adults and except by arrangement. Maximum occupancy four adults and two children under 16. Long lets considered. Three hours' cleaning (compulsory) included in rent, on Wednesday mornings
