An exclusive and elegant 2 bedroomed 'Edwardian' style house built in 2007.Set in an elevated position with level access, an unusual curved terrace of just 8 houses in a quiet residential area of Sidmouth. It has undercover parking and a pretty courtyard garden. The sea front and town centre are around 15 minutes walk away. Bohemia Villas is situated next to Peaslands Knapp Nature Reserve.

ACCOMMODATION

Inner hall with 2 doors leading to the Kitchen/Diner & separate Sitting Room.

The Kitchen diner has modern oak kitchen units, with integrated full size fridge-freezer, dish- washer, cooker & hob with light & extractor over. Microwave, Nespresso coffee maker, toaster, kettle & all the crockery & utensils you would expect.

Dining table and chairs.

Utility room with washer drier, iron and board.

Cloakroom with wc and wash hand basin.

The Sitting Room is comfortably furnished with a sofa and two armchairs. Foot stool, coffee tables, Sony Bravia TV, DVD player/recorder, Bose Radio/CD player.

Upstairs there are two bedrooms:

Bedroom 1- double, dual aspect double glazed sash windows, fitted wardrobe cupboard, bedside units & lamps. Ensuite shower room with shower cubicle, wc and wash hand basin.

Bedroom 2 -2 single beds dual aspect double glazed sash windows, fitted wardrobe cupboard, bedside unit & lamp, TV.

Ensuite bathroom with full size bath with shower over, wc and wash hand basin.

Access to the pretty walled courtyard garden with table, chairs and parasol.

Bed linen and towels included in the price.

We live around an hour and a half from Sidmouth and have always enjoyed visiting. We decided to invest in a property in Sidmouth so we could spend more time there.

The house is equipped as a 'home from home' and over the years people that have stayed often return again.

Very modern and very clean. Fully equipped for self catering. Not far from the beach and many coffee shops and restaurants. The best that we have stayed since our 7 weeks in the U.K.

We had such a wonderful time staying at Newlands.

Booking was so easy, the owners were really helpful.

Newlands is a cosy house, it felt just like home - really clean and well looked after.

House was in a great location just a short walk into town.

Wonderful house, within 10 minutes of the beach.

The house is extremely clean and tidy, with everything you need for a relaxing stay.

The bed linen and towels are spotless and of good quality.

We were able to walk the town and beach, just 10 minutes walk.

We also ventured further afield as Sidmouth is located in a great area to explore the rest of Devon.

All in all a great holiday.

From the Owner

The house is located within 1/2 a mile of Sidmouth Town and Seafront. This only takes about 15 minutes to walk to the beach. Newlands is well equipped, clean and smartly decorated with comfortable furniture. It is located in a quiet residential area with the Peasland Knapps Nature Reserve just next door. There is an allocated undercover parking space and a private courtyard garden.

Sidmouth is a beautiful Regency town situated on the Jurassic Coast - designated as England's first natural World Heritage Site. It has been described as 'the quintessential English seaside resort.' Stunning coastal scenery combined with classic English countryside. You may wish for a gentle seafront stroll or a bracing walk on Peak Hill or Salcombe Hill to wonder at the magnificent panorama of sea and surrounding countryside. The South West coastal path is an added attraction for walkers. There is an abundance of National Trust and Historic Houses in the area. Further afield Dartmoor offers walkers a chance to explore some rugged and spectacular scenery. Other nearby places of interest include the nearby city of Exeter with its spectacular historical cathedral, stunning architecture and modern shopping Princesshay centre. The much loved Sidmouth Donkey Sanctuary will attract both children and adults.

If booking more than 6 weeks before the start of your holiday we require a booking deposit of 1/3 of the weekly rental. With the balance payable 6 weeks before arrival.
Full payment is required if booking less than 6 weeks before the start of your holiday.
All bookings are required to pay a refundable £200 security deposit, due with the balance.
If payment is made via PayPal or Credit Card there is a surcharge of 3.4% on the rental price, this will taken from the security deposit.

Change over is normally Saturday, but,
Short breaks are available on request with the owners.
