Cottage in Calbourne, Nr. Yarmouth, Isle of Wight, England - Cottage In Grounds of Elm Farmhouse, It Is well positioned for walking, cycling or water sports

Set in a rural location in the grounds of an 18th century farmhouse with 1.5 acres of land. the Old Brewhouse is a delightful 2 bedroomed converted brewhouse which won a design award following completion in 1990. The accommodation comprises a ground floor double bedroom with adjoining bathroom and a first floor twin bedroom with adjacent shower room and toilet. There is room for a third bed (supplied) or travel cot(supplied). On the ground floor there is a lounge separated from the kitchen by a breakfast bar along with a separate dining room with an extending dining table which can seat six people. Double French doors lead to the patio area. The grounds are secure with children's play equipment available. Together with outdoor dining facilities (BBQ provided) the Old Brewhouse ensures a totally relaxing environment. The patio is south facing. There is ample parking space and should you wish to bring your dinghy or kayak there is hard standing available. Situated between Calbourne and Shalfleet it is ideally located for walking and cycling (cycles available for hire in Yarmouth), whilst also allowing good access to beaches & the sailing port of Yarmouth (5 miles). It is less than a mile from The New Inn in Shalfleet, consistent winner of the Isle of Wight Dining Pub of the year for over 10 years.

John and Paula purchased this property five years ago to provide a holiday venue for themselves and friends and family. Now they wish to let the cottage (The Old Brewhouse) so that others can enjoy what has been a very successful venture.

We bought the property for a holiday home. We have found that its proximity to the home counties gives us easy access to an area of outstanding natural beauty complemented by a very good water sport environment.

What makes this cottage unique

Besides its beautiful rural location, the most notable feature is its grounds. Set in 1.75 acres together with the main Farmhouse there is a great sense of tranquillity and freedom.

WARM AND WELCOMING WITH FABULOUS GROUNDS



We stayed for one week and explored the island. It's a great spot to discover inland highlights like Robin Hill Country Park & the coast at Brook and Yarmouth. The cottage is really cosy with a twin room upstairs and double downstairs. We spent our evenings using the patio and BBQ out the back and lots of the day playing on the trampoline and with the football with the kids in the huge garden.

Just be careful trying to fly a kite there - big trees.

Would happily go just with my husband too as it's lovely and cosy for romantic evenings (not that the kids enabled many of them!)



THE PERFECT HOLIDAY IN GREAT ACCOMMODATION WITH LOVELY SURROUNDINGS



A very pretty spacious cottage in lovely peaceful surroundings. Great for our toddlers and 4 year old as was in very safe grounds. A quiet area but close by to amenities, tourist attractions and beautiful beaches made it an ideal location. A superb holiday.



A VERY ENJOYABLE EXPERIENCE



Stayed at The Brewhouse with our grandchildren last summer. They had a great time and there was plenty of space for them to play inside and out. Attractively and comfortably furnished, the property is in excellent decorative order and has everything you need for a family holiday. Kitchen is well-equipped and everything works! We loved the sheltered courtyard which is

perfect for outdoor dining and storing sandy buckets and spades. Good base for exploring the delightful beaches and countryside of West Wight. Would definitely stay there again.

Further Details:

There is a local delicatessen at the end of Elm Lane (0.5 ml), and a village shop in Shalfleet. For eating out there is The New Inn (0.75 ml) with a very good reputation for food and The Horse and Groom (2 mls) specialising for families. There are also a number of very good resturants in Yarmouth

Outside: The Old Brewhouse is in the grounds of Elm Farmhouse comprising 1.75 acres of grassland and gardens. There is a shared drive, parking, lawns & childrens area (trampoline, climbing frame with swings and playhouse). Elm Farmhouse is not let out and is used solely by the owners and their family for holidays. The Old Brewhouse has its own private patio with table, 6 chairs and BBQ. Cleaning / Towels / Linen / Maid service: Towels (including beach towels) and bed linen are provided and changed weekly.

Home from home, lovely place!

Just returned from a three night stay here. The Old Brewhouse is a great little find, the fully equipped full-size kitchen made catering a pleasure rather than a chore, comfortably furnished lounge and bedrooms made for a relaxing evening after a busy day exploring. (Just one gripe -The shower head in the downstairs bathroom needs replacing as it is defective and ineffectual!). Location fantastic, away from the typically touristy eastern resorts in a beautiful rural setting and closer to more rugged beaches on the west coast nothing took longer than 35 minutes to reach in the car though. We would definitely book again!

Quiet and peaceful

Weather not so good but the cottage was restful and peaceful. The dog enjoyed the grounds and the owners were on site for the first few days and were very helpful

and accommodating. Already booked to return next year!

Lovely property very peaceful beautiful grounds

We stayed 3 days, the brew house had everything we needed, including a lovely patio area which we used to BBQ on our first night. we were able to breakfast al fresco the folllowing morning as it gets the sun all day.

Great base for touring the island.

We would not hesitate to rebook.

Good accommodation and location

Lovely accommodation and the large secure garden was a pleasure to walk round with my dog. Good location, and not more than a few miles from Yarmouth ferry terminal. We had the hottest week ever. The lady who looks after the property when the owners are away, as they where this week, lent us a lovely large fan, which was a life saver. Enjoyed our visit to the Isle of Wight, but disappointed with the lack of beaches for dogs.
