Cottage in Burtersett, Nr. Hawes, Yorkshire Dales, England - Peaceful Location Only A Mile From A Small Market Town

Overdale is a traditional Dales cottage in a small village. Its location makes it perfect for those who want an energetic walking or cycling holiday or for those who just want to relax in idyllic scenery. It offers maps, books, games and toys for all to enjoy.

There are three bedrooms on the first floor - a large main bedroom with a double bed with a double aspect. There is a second double bedroom with a double bed and there is a third bedroom which houses adult sized bunk beds. Downstairs there is a large sitting room and a good sized dining room and kitchen. All these rooms have wonderful views over the Wensleydale valley. The cottage is equipped with toys, games and a range of books and maps for you to use whilst staying at Overdale.

About Steve Birkin

We have owned Overdale for the past 7 years (before this, we owned a smaller cottage about a hundred yards away). The cottage has been updated but has not lost its key charm

Although we live in Kent, we use the cottage ourselves as much as we can and consequently it has more of a homely feel than other cottages which are purely commercial ventures. Guests are invited to use the wide range of walking guides and books on the Dales which we have acquired over the years.

Big attractions for us are scenery, the opportunities for cycling and walking and the people of the Dales. We are now retired and spend a number of weeks enjoying the wonderful scenery of Wensleydale and the peace and solitude of Overdale but we are really keen to continue sharing the cottage with others. Firstly, we want others to share the beauty of the area and secondly, the revenue we gain from letting the cottage helps to pay for general maintenance and specific improvements. We have daughters, sons in laws and grandchildren who all love coming up to Overdale. Many of them are keen cyclists and explore the paths and roads all around the dales whilst others are devotees of Hawes - with its Cheese factory and amazing facilities.

It is a wonderful cottage - not posh but homely and comfortable with absolutely amazing views. It is within a wonderful village where all the residents are very special - so friendly, kind and helpful. We knew the previous owners - Joan and Arnold - who moved to nearby sheltered accommodation. Overdale had been in Joan's family since it was first built in the 17th century!! We feel very privileged to be the present owners.

What makes this cottage unique

The view, the solitude and the home from home feel. We also have a brilliant array of pictures painted by local artists on the walls!

The garden is a real ' cottage garden' which has a wonderful selection of traditional plants and bushes.

Booking Notes:
Booking can be via e-mail, phone or letter.
A deposit of £100 is payable when a booking is confirmed. The remaining cost is payable six weeks before the letting starts. The hire charges are 10% lower for couples in off peak periods. We are happy to consider short stays in off peak periods.

Changeover Day:
The letting period is Saturday to Saturday and starts at 3.00pm on the first day finishes at 11.00am on the last day. Extra days or changes to these times can be arranged and guests should discuss these with the Steve Birkin in advance of their stay.

Notes on prices:
We include all heating costs in our prices. This includes unlimited supplies of fuel for the multi-fuel stove (oh, and we provide dishwasher tablets!!)

Notes:
Notes on accommodation: Overdale is in a lovely position, next to a farm and on the edge of the village of Burtersett. At the north side of the house there is a small garden with glorious views. The south side has a cottage garden full of seasonal plants and a paved yard/patio. There is also a lockable garage which is perfect for cycles and any other secure storage requirements. As you enter Overdale, you pick up a homely, friendly ambiance with a mixture of pine vintage furniture and modern additions offering the perfect balance for this 17th century cottage. Overdale itself has an impressive stock of maps and walking guides on the Dales and further afield and there is also a selection of books and games which guests are welcome to use. The whole cottage has a homely feel with local artists' paintings adorning the walls and a 'cottage diary' which has been maintained since the current owners purchased the cottage in 2009. Outside: There is an enclosed private garden with outdoor furniture for eating out on summer evenings. The garden itself is full of perennials and bushes and is a honeypot for local birds (a stock of bird food can be found in the utility room and guests are encouraged to top up the bird table). The garage has some additional chairs and also a portable table tennis table for use in the garden.There are also games for use outside such as quoits and garden Jenga! At the front there is a grassed sitting area with bench. Utility Room: The large utility room (also known as the boot room) houses a washing machine & freezer & provides an alternative entrance to the cottage for people with muddy boots & wet dogs It acts as a secure storage facility eg for boots, outdoor clothes & 'stuff' Cleaning / Towels / Linen / Maid service: Duvets & pillows are provided (& Tea towels). We ask guests to bring duvet covers, pillow cases & towels. We hope our modest charges more than compensate for this. Overdale is cleaned between lettings but we do ask guests to leave it in a good condition Other: Although not a room in the house, the adjacent garage offers plenty of storage space and has games to use in the garden. It also houses the coal bunker (coal included in the price)
