Limes Farmhouse was built around 1750 and has a traditional thatched roof. It has been awarded 5 stars by VisitEngland and has also achieved a Green Tourism Gold award. It sleeps 2 - 4 people and has a large kitchen diner, living room with wood burning stove, a charming double bedroom with ensuite shower room, a twin room with walk in wardrobe and a beautiful seaside themed family bathroom.
The kitchen has been refurbished to the highest specifications, and includes a traditional butler sink, large electric Rangemaster cooker, dishwasher, fridge freezer, washer dryer and a dining table which seats 6.
In the living room there is ample space to relax in front of the wood burning stove in comfortable leather seating. There are toys and games you are welcome to borrow and a large television and a DVD player. A starter pack of wood for the woodburner is provided free of charge.
Limes Farmhouse has its own patio terrace with seating and BBQ facilities.

The properties are set in a peaceful hideaway setting, surrounded by fields and the Broads National Nature Reserve is literally on the doorstep. Beaches are just 15 minutes away. Limes Farm is the perfect base for your Norfolk holiday. Each property has it's own individual character, and all feature a wood burner which compliments the geothermal underfloor heating. A starter pack of wood for the woodburner is provided free of charge.
All the properties have their own garden areas. The Limes has an enclosed sunny garden with patio area, Limes Farmhouse has a large paved patio outside the kitchen and Limes Farm Cottage has a fully enclosed garden. All properties have their own BBQ facilities. There is also separate orchard area with a wooden swing frame for all guests' use.
There is free internet access available. Ample parking is available. There are games and books you are welcome to borrow and a large television and a DVD player in each property.
One or two well behaved dogs are welcome in Limes Farmhouse and Limes Farm Cottage by prior arrangement.
We live in Ludham and have called this area home for many years. Before we embarked on the restoration and development of Limes Farm, our backgrounds were in teaching and social work. Our three children spent much of their childhood in Norfolk and have all been closely involved with this Norfolk holiday cottage project.

The opportunity to purchase Limes Farm arose at a time when we were looking to realise a long-standing ambition to create dedicated self catering accommodation close to where we lived, in the heart of the Norfolk Broads.
The location was perfect; although the scale of the restoration needed was formidable and far more of a challenge than we initially had in mind! Transforming a very run down Norfolk farm and incorporating the latest eco technology, whilst retaining its charm and character, has been a 5 year labour of love.
We wanted to combine our own user experience, based on many happy self catering holidays throughout the UK, with our inside knowledge of the Broads area, to ensure our guests enjoy the very best Norfolk Broads holiday experience.
Ludham is the ideal Norfolk holiday location, as it sits right in the heart of the Norfolk Broads. The surrounding area is one of outstanding natural beauty, with iconic broadland scenery and masses of inland waterways, teeming with wildlife, to be explored.
For those with younger children to entertain, Bewilderwood is 4 miles away and has proved a great hit with our guests.
How Hill is just a stroll from the door, with its gardens, Toad Hole Cottage museum and nature trail - not forgetting the popular Electric Eel boat trip.
Golden, unspoilt beaches are nearby and the arrival of seal pups over the winter period is not to be missed.
The beautiful and historic city of Norwich is within easy reach. There are several National Trust properties and renowned local gardens close by.
25% non refundable deposit is payable on booking. The balance is due 6 weeks before the start of the holiday.

Bookings run from Friday to Friday.
Short breaks are available from November to February, excluding UK school holidays. We charge 75% of the current full weekly rate for a 3 night (Friday-Monday) or 4 night (Monday-Friday) stay. If you are looking for a last minute short break at other times, we are happy to offer this if we have availability - so please do contact us.
Wonderful accommodation in an excellent setting - a real home-from-home with everything provided. The kitchen is very well equipped and there's a lot of useful information provided for visitors. After a busy day exploring the area, the sitting room with its wood-burning stove is perfect for relaxing in the evenings - or there are good pubs nearby, several within easy walking distance.
The surrounding area is superb for birdwatching, with especially great views of Marsh Harriers over Buttle Marsh (just a few minutes walk from the property). Hickling Reserve (a few miles away) is also well worth a visit. Very good walking area, with several footpaths from the property (the maps provided are very useful for those new to the area). A good circular walk takes in How Hill and the surrounding fields and nature reserve.

We have stayed at Limes Farm twice and both times we have come straight home and booked to come back!
It is a fair trek for us from Aberdeenshire (12 hours door to door) but we think it is totally worth it!
The area has loads to do for all the family. We have two young girls and their favourite days out are Dinosaur Adventure and Bewilderwood.
The grown ups' favourite thing to do is sit at one of the many pubs along the side of the Broads and watch the world go by! We particularly like The Swan at Horning, lovely beer garden, lovely food and only 5 minutes drive from the cottage, perfect for a stop off on the way home once the kids are tired out!
The dogs are spoilt for choice with all the beautiful countyside to explore. There are some excellent beaches nearby to have a good run on, and best of all is the fact that you can walk from the cottage straight to How Hill estate.
We stayed in the farmhouse and it is amazing, it has been done up to a very high quality, is always spotlessly clean and is just a lovely place to spend time in. In fact, sometimes we have to drag ourselves away from the beautiful kitchen and the kids away from the garden (where there is always plenty of entertainment to be had playing on the swing, chasing Frodo the dog or watching the chickens).
The cottage is very well equipped, I don't think there has been anything we needed that we didn't have but if there ever is anything, Lynne and Dave are just next door and very happy to help or give any advice needed.
Limes Farm really is our perfect holiday accomodation, I just wish it was a bit closer!!
A lovely and relaxing girly weekend - the house, beds and area left us all revitalised.
We hired a really lovely self drive boat (recommended by Dave and Lynne) which was just a short walk down the road and then had lunch at the Swan in Horning. Highly recommended.
The kitchen facilities were amazing and much better equipped than my own kitchen. Was easy to host a dinner for 8.
Can't wait for our return visit.
