The Limes is a Georgian period building which has been awarded 5 stars by VisitEngland and has achieved a Green Tourism Gold award. It has traditional sash windows and views overlooking the Norfolk countryside and the Norfolk Broads.
The large romantic double bedroom, with king sized bed, sleeps 2 and has the unusual feature of a large, freestanding bath in the bedroom. There is also a shower wetroom if you prefer.
The shaker style kitchen is compact but has been designed to the highest specifications, and includes a traditional butler sink, electric cooker, dishwasher, fridge freezer, washer dryer and a dining area for 2.
The sitting room overlooks the garden and has a large woodburning stove. There are games and books you are welcome to borrow (including chess and boules) and a large television and a DVD player. A starter pack of wood for the woodburner is provided free of charge.
The Limes has a sunny and secure private garden with a patio terrace, seating and BBQ facilities.
Limes Farm was converted in 2012 to the highest ecological standards and offers idyllic self catering accommodation in the heart of the Norfolk Broads.

The properties are set in a peaceful hideaway setting, surrounded by fields and the Broads National Nature Reserve is literally on the doorstep. Beaches are just 15 minutes away. Limes Farm is the perfect base for your Norfolk holiday. Each property has it's own individual character, and all feature a wood burner which compliments the geothermal underfloor heating. A starter pack of wood for the woodburner is provided free of charge.
All the properties have their own garden areas. The Limes has an enclosed sunny garden with patio area, Limes Farmhouse has a large paved patio outside the kitchen and Limes Farm Cottage has a fully enclosed garden. All properties have their own BBQ facilities. There is also separate orchard area with a wooden swing frame for all guests' use.
There is free internet access available. Ample parking is available. There are games and books you are welcome to borrow and a large television and a DVD player in each property.
One or two well behaved dogs are welcome in Limes Farmhouse and Limes Farm Cottage by prior arrangement.
We live in Ludham and have called this area home for many years. Before we embarked on the restoration and development of Limes Farm, our backgrounds were in teaching and social work. Our three children spent much of their childhood in Norfolk and have all been closely involved with this Norfolk holiday cottage project.

The opportunity to purchase Limes Farm arose at a time when we were looking to realise a long-standing ambition to create dedicated self catering accommodation close to where we lived, in the heart of the Norfolk Broads.
The location was perfect; although the scale of the restoration needed was formidable and far more of a challenge than we initially had in mind! Transforming a very run down Norfolk farm and incorporating the latest eco technology, whilst retaining its charm and character, has been a 5 year labour of love.
We wanted to combine our own user experience, based on many happy self catering holidays throughout the UK, with our inside knowledge of the Broads area, to ensure our guests enjoy the very best Norfolk Broads holiday experience.
Ludham is the ideal Norfolk holiday location, as it sits right in the heart of the Norfolk Broads. The surrounding area is one of outstanding natural beauty, with iconic broadland scenery and masses of inland waterways, teeming with wildlife, to be explored.
For those with younger children to entertain, Bewilderwood is 4 miles away and has proved a great hit with our guests.
How Hill is just a stroll from the door, with its gardens, Toad Hole Cottage museum and nature trail - not forgetting the popular Electric Eel boat trip.
Golden, unspoilt beaches are nearby and the arrival of seal pups over the winter period is not to be missed.
The beautiful and historic city of Norwich is within easy reach. There are several National Trust properties and renowned local gardens close by.
25% non refundable deposit is payable on booking. The balance is due 45 days before the start of the holiday.

Bookings run from Friday to Friday.
Short breaks are available from November to February, excluding UK school holidays. We charge 75% of the current full weekly rate for a 3 night (Friday-Monday) or 4 night (Monday-Friday) stay. If you are looking for a last minute short break at other times, we are happy to offer this if we have availability - so please do contact us.
We've had a wonderfully relaxing break exploring the beautiful surrounding countryside and having plenty of luxurious baths! Hope to visit again soon.
The Geogian farm house was just perfect for a couple who require first rate facilities and a little luxury. We loved the up to date wet room, the well equiped kitchen ( including some special treats courtesy of the owners ). The huge bedroom contained a large bed ( with electric blanket ) and a free standing bath within the bedroom.We spent some very cosy nights in the very comfortable sitting room with wood fire, comfortable seating and a large flat screen TV.
The farm setting was absolutely gorgeous and one could see for miles across the beautiful Norfolk countryside.
The on site owners were very attentive ( without being intrusive ) and always helpful. It was very clear that the property had been created with much love and care.
Ludham village was close by with a pub and a handy convenience store.
We are frequent travellers and would definitely return to Lime Farm
My partner and I, along with a married couple who are friends of ours, had a fantastic time staying in The Limes. We were able to have both romantic dinners in the beautiful house, with its immaculate and bountifully furnished kitchen, and fun days out in the surrounding area. We were able to visit surrounding villages, such as Ludham and Wroxham, go to the seaside in Happisburgh and visit the city of Norwich for lovely dinners out. We were able to spy several Marsh Harriers in the broads behind the house itself, so this location is perfect for bird watchers. Additionally, there is a delightful pet-friendly pub just five minutes down the road called the Dog Inn, which serves great food and traditional real ale and cider. The Limes comes highly recommended for both relaxation and great fun!
