Limes Farm was converted in 2012 to the highest ecological standards and offers idyllic self catering accommodation in the heart of the Norfolk Broads.

All accommodation has been awarded 5 stars by Visit England and has recently been awarded the Green Tourism Gold Award for sustainability.

The properties are set in a peaceful hideaway setting, surrounded by fields and the Broads National Nature Reserve is literally on the doorstep. Beaches are just 15 minutes away. Limes Farm is the perfect base for your Norfolk holiday. Each property has it's own individual character, and all feature a wood burner which compliments the geothermal underfloor heating. A starter pack of wood for the woodburner is provided free of charge.

All the properties have their own garden areas. The Limes has an enclosed sunny garden with patio area, Limes Farmhouse has a large paved patio outside the kitchen and Limes Farm Cottage has a fully enclosed garden. All properties have their own BBQ facilities. There is also separate orchard area with a wooden swing frame for all guests' use.

There is free internet access available. Ample parking is available. There are games and books you are welcome to borrow and a large television and a DVD player in each property.

One or two well behaved dogs are welcome in Limes Farmhouse and Limes Farm Cottage by prior arrangement.

Limes Farm Cottage sleeps upto 5 people. This former farmworker's dwelling has been sympathically renovated and extended. It has been awarded 5 stars by VisitEngland and a Green Tourism Gold award.

There is a very generous kitchen/dining room with a handbuilt kitchen, table seating 8, a breakfast bar and sofa seating area. French doors open onto the patio terrace, leading to a large lawned garden with views over the surrounding Broadland countryside.

The sitting room has exposed oak beams, leather seating and a cosy woodburning stove.

There is a downstairs double bedroom and a large walk-in shower room. All this is accessible on one level, making it suitable for people with mobility issues - please feel free to contact us for more details.

Upstairs there is a beautiful cottage double bedroom with ensuite bathroom including a roll top bath.

On the top floor is a single bedroom with amazing views over the Broads.

Limes Farm Cottage has a large, enclosed private garden.

Our first visit to Norfolk (from Essen, Germany) – lots of experiences gave us good reasons for a return! (Only to mention: walks; canoeing; so many nice towns & cities…even Cambridge not too far). But the most convincing reason for re-booking – we felt very welcome at Limes Farm! Such a tasteful, excellent place – many thanks to Lynne and Dave who made it come true! To be back in August 2015 with all the rest of the family (incl. dogs).

What a tremendous week, what a terrific place! Enjoyed every minute of our stay – the walks, the boating, the cycling, The Limes, the fresh eggs, the five star bathing…even enjoyed the jigsaws! Really impressed with the sustainability measures that underpin what you’re doing here. Five stars for that too!

Wonderful slice of seclusion: it has proved the perfect antidote to city life. We can highly recommend booking a canoe trip, as well as spending half the week in the roll top bath! Hopefully see you again!

Back again! This place is so lovely it is worth the 550 mile drive! Lynne & Dave, thank you for the friendly touches and superb accommodation. The girls loved helping with the chickens and playing with Frodo (the dogs liked this too!). Gorgeous house, gorgeous area and so much to do, this week has rushed by! We will definitely be back.

What a lovely place to stay.

We have just returned home from a five night stay at Limes Farm cottage and cannot recommend it highly enough. It's been beautifully refurbished to a very high standard and is fully equipped, spacious and very comfortable. (We were a party of five adults) The owners are very helpful and approachable and yet you feel like you have the place to yourself. The visitors book is full of complimentary comments by happy customers including families. Everybody loved the freshly baked loaf of bread which is left ,still warm, as part of the welcome pack!

Fantastic place to stay!

We loved our week at Limes Farm Cottage. It is a beautiful cottage in stunning surroundings. The cottage is immaculate inside and out. The owners, Lynne and Dave have really thought of everything. The welcome pack was very much appreciated and Lynne and Dave are very friendly and helpful. My husband said that he would like to exchange our house for this cottage, if it was possible! We loved being out and about exploring Norfolk but couldn't wait to come back to this lovely cottage either! The kitchen is so spacious so we were able to entertain guests here too. We were very sad that our week here seemed to go so quickly. We will definitely come back here in the future.

WOW !! Just astounding !

Well my parents and myself stopped here for 3 days at the end of May for the 3 Rivers race. I booked the cottage as a last minute thing as this was the only place available (due to a cancelled booking) and how glad we were that it was available. From the minute we pulled up on the car park we were astounded, from the outside the cottage looked beautiful with well maintained grounds. We were met by the owners who were wonderful and very nice. They gave us a guided tour of the cottage and we're more than happy to answer my dads million and one questions regarding the cottage and all things about it and it's history. Nothing was scrimped on, everything is of the highest quality. nice little touches such as a fresh home baked loaf and cake waiting on the side for us and also half a dozen fresh eggs laid by their own chickens, a bottle of milk and fresh orange and apple juice !! Each room is exquisitely decorated and finished off with the finest of materials. spotlessly clean and tidy. We thoroughly enjoyed our short break at the cottage and fully intend on a return visit. My only complaint about it is.....that it was too nice and it made me want to stay ! Don't hesitate to book this place as i guarantee you will not be disappointed.

Family get-together

Absolutely brilliant stay, that gave us the opportunity to catch up with other family members and enjoy the scenery and activities around the area. The property was spotlessly clean and very well-presented and we couldn't have been more comfortable (wonderful mattresses!). The kitchen was really well-equipped and so spacious it allowed for entertaining several lots of visitors over the course of the week.

Local walks are ideal for birdwatching and there's typical Broadland scenery (plenty of reeds and windmills) all around. One of our best days was when we hired kayaks and explored some of the smaller waterways. Found a couple of good pubs in nearby villages (The Greyhound in Hickling does good food). There was plenty of information in the property about things to see and do and the owners were most helpful when we needed advice about local services. Norwich is very scenic and has excellent shopping (we found the park-and-ride from Sprowston easy to use, for travelling into the city). We hope to come back again.

A lovely stay!

We have so enjoyed a wonderful stay in this dream cottage. Everything seems to have been thought of and the fresh bread and eggs were a welcome surprise! The fantastic restoration of the house and the extra touches make all the difference.

The girls (and Millie the dog) loved the gardens and helping to feed the chickens.

We particularly enjoyed seeing the seals and it was amazing to walk right beside the pups. Alfresco tearooms is a must (opposite the church) and there is a lovely circular walk from the house which takes you right through the broads with reeds all around, upto How Hill. Bewilderwood was a big hit with the girls.

We will definitely be back!

The opportunity to purchase Limes Farm arose at a time when we were looking to realise a long-standing ambition to create dedicated self catering accommodation close to where we lived, in the heart of the Norfolk Broads. The location was perfect; although the scale of the restoration needed was formidable and far more of a challenge than we initially had in mind! Transforming a very run down Norfolk farm and incorporating the latest eco technology, whilst retaining its charm and character, has been a 5 year labour of love. We wanted to combine our own user experience, based on many happy self catering holidays throughout the UK, with our inside knowledge of the Broads area, to ensure our guests enjoy the very best Norfolk Broads holiday experience.

Coast/Beach:

The Norfolk coast has plenty of unspoilt beaches. Our nearest beach is Blue Flag winning Sea Palling, a safe lifeguarded beach just 10 miles away. A few miles further away is Happisburgh, with its famous lighthouse, which is great for walking with dogs. Further up the coast lie Blakeney for the seal watching trips and Wells, with picture postcard beach huts and long sandy shores.

Distances:

Although Limes Farm sits amongst fields, we are just a 15 minute walk into the centre of Ludham village, where there is a comprehensive village store and post office, a butcher's, a tea shop, a florist and two pubs. Day boats can be hired from Ludham and cycle hire is available locally (delivery to the accommodation can be arranged). 14 miles away is Norwich, full of history with ancient cathedrals, theatres, museums, and excellent shops and restaurants. For those with children to entertain, Bewilderwood is just 4 miles away, and Wroxham junior farm is 7 miles. How Hill, with its nature trail, Toad Hole Cottage museum and Electric Eel boat trips is within walking distance.

Further Details:

Local wildlife is abundant in Ludham and we have often seen the rare swallowtail butterfly in the gardens. A barn owl is regularly seen swooping down the drive at dusk and at the end of the road is Buttle Marsh nature reserve where we occasionally hear (and have even seen) the elusive bitterns. Several of our guests have left extensive lists of the birds they have spotted locally (to be seen on our website),

We have worked hard to include a diverse range of habitats to support local species, including adding bat and owl boxes, swallow shelters in our outbuildings, the inclusion of a wild flower area in our paddock and on our banks, along with a nectar bar area of garden, specifically designed to encourage butterflies. Since our arrival we have planted hundreds of native hedgerow plants along with many young trees, all of which will provide food and shelter for a vast range of creatures for years to come.

The surrounding area is one of outstanding natural beauty, with iconic broadland scenery and masses of inland waterways, teeming with wildlife, to be explored. For those with younger children to entertain, Bewilderwood is 4 miles away and has proved a great hit with our guests. How Hill is just a stroll from the door, with its gardens, Toad Hole Cottage museum and nature trail - not forgetting the popular Electric Eel boat trip.
