The Haybarn is a spacious 3 bedroom property to sleep 6 people. All bedrooms can be set up with twin beds or as super king size. Two of the bedrooms have shower en-suite facilities, with an additional bathroom with shower on the first floor, and bathroom with bath on ground floor.
On the ground floor enter into the large bright kitchen diner before stepping down into a fabulous lounge featuring beautiful oak beams and large open fire place. It has plenty of comfy seating and a dining table. The lounge also gives access to the south facing terrace, outdoor dining area, private heated swimming pool and gardens.
The Haybarn is very well equipped with modern amenities e.g. dishwasher, microwave, gas hob, electric oven, washing machine in addition to Wi-Fi, TV with English FreeSat channels, DVD player and selection of books and games.
Surrounded by acres of rolling farmland Le Texier is a little piece of paradise to spend your holiday. Comprising two self-catering holiday homes with panoramic views and a short walk from the beautiful and vibrant village of Verteillac. Set on a plot of one acre the properties have been refurbished to a very high standard retaining traditional and original features but containing all the modern equipment you would expect to meet all your holiday needs. Le Texier ticks many of the boxes for a relaxing holiday in the French countryside - private heated pools, peaceful location surrounded by farmland, stunning sunsets, a village with bakery, bars & restaurants within walking distance, very comfortable beds, and plenty of space inside and out.
The Haybarn is a spacious 3 bedroomed property comfortably sleeping six, and with a large kitchen area and spacious lounge. The bedrooms can be set up as either twin or super king-size. In 2016 two of the bedrooms have benefitted from the addition of en-suite shower facilities. In the morning awaken to birdsong from the garden and spend your evening enjoying the beautiful sunsets from your terrace and outdoor eating area complete with BBQ.
The house has all the facilities you might need including dishwasher, washing machine, television & dvd player. Plenty of crockery, pans and cooking equipment are provided in the kitchen. There are books and games suitable for all ages to help you while away any quieter moments.
There is a gorgeous pool area with a choice of terrace areas and lawn in which to relax and enjoy the heated pool. The pool is a uniform depth of 1.4m.
Renovated and fully redecorated in 2016 is our gorgeous little one-bedroomed cottage. Set at the other end of the garden from the Haybarn, it has a fabulous open-plan living and kitchen area with high beamed ceilings as well as its own private heated pool. The comfortable bedroom can be either king-size or twin beds, and has an en-suite bathroom with bath and overhead shower. One of the sofas in the living area coverts to a very comfortable large double bed, enabling the cottage to sleep up to 4 people in total.
French doors open from the kitchen onto the south-facing terrace area, where you can enjoy the sun all day long, with outdoor seating and table and bbq for outdoor dining. The terrace overlooks the pool and with views across the fields towards the village of Verteillac.

We made the move from the UK with our young son in April 2015 and are delighted to have made our home at Le Texier, just outside the wonderful village of Verteillac. It's a bit of a change of pace from our previous lives working full time in London, but we're loving every minute and so glad we've chosen to live in this beautiful area.

The houses themselves have been wonderfully refurbished, with plenty of space both inside and out. It was so important to us to live (and for our guests to holiday) somewhere that's peaceful and relaxing, but with all the amenities you would want on hand just a 10 minute walk through the fields (or a 2 minute drive) in the village of Verteillac. When you're on holiday, you want to be able to easily pick up fresh bread and croissants seven days a week (yes - even Sundays!), and be able to walk to a choice of restaurants when you want a change from a barbecue on the terrace. And the addition of the heated pool makes a huge difference to being able to relax or play in and around the pool.

For us, it's the setting. Completely surrounded by open farmland - with sunflowers galore in early summer - there are gorgeous views towards the village, spectacular sunsets and places to enjoy the sun - or the shade - all through the day.

Upon receipt of your enquiry we send you a booking form outlining the full terms and conditions. We require a 25% deposit to be paid to secure your booking along with the completed form. The remainder of the booking fee needs to be paid 8 weeks prior to your holiday plus a £300 security deposit to cover damages. This will be repaid 1 week after your stay.
Payments can be made by cheque or electronic bank transfer to English or French bank accounts. Please let us know if you wish to pay in Euros
Changeover is Saturday with possible flexibility outside of peak periods.
We kindly request that you depart by 10:00 and arrive no earlier than 16:00.
Notes on prices:
Price includes all linen.
We offer two options for cleaning. Guests can use the products provided to clean the property themselves to the condition that they found it in and ready for occupancy. Option two is to pay €50 cash upon arrival for a cleaning service. The cleaning option is to be agreed during the booking process.
Winter fuel is charged at cost for the Farmhouse.

Activity and Interests
Le Texier enjoys a perfect location - surrounded by rural farmland, but with the pretty, vibrant village of Verteillac just a 2 minute drive away - or a 10 minute stroll through the fields! In the village you will find everything you need to enjoy your stay: a supermarket, bakery (open every day through the summer), butcher, 24 hr ATM, post office, newsagent, café bars, selection of restaurants including takeaway pizza, pharmacy, antique shop, tourist information office. The shops and restaurants are all set around a beautiful cobble stoned square and C.19th church, which is host to a monthly brocante market, and in the summer a weekly evening food market. In addition, at the bottom of the track (just before you enter the village) is the village sports fields, complete with outdoor pool area with toddler splash area and a larger pool with diving boards.
Ribérac is only 12km away and has a large, highly-renowned market every Friday and a greater variety of shops and supermarkets. Just south of Ribérac is La Jemaye - a huge fresh water lake which is great for swimming, a sandy beach, kayaks and miles of nature walks.
We would recommend having access to a car to get the most out of your holiday but getting here is possible via:
CAR: Verteillac is approximately 480mls/780km from Calais. Cherbourg is approximately 400mls/630km and Le Havre approximately 370 mls/600km. Many of our guests drive via Calais - either making one stop en-route or coming directly.
AIR: The nearest airport is Bergerac at approx 40mls/65km. Limoges airport is approx 65 mls/110km. Bordeaux airport approx 90 mls/130km. All offer car hire options.
TRAIN: You can get the Eurostar to Angoulême via either Paris or Lille, and car hire is available at Angoulême station. Nearest TGV station at Montmoreau-St-Cybard 15mls/25km.
The popular and picturesque tourist destinations of Aubeterre-sur-Dronne (20km) and Brantome (30km) are within easy reach and recommended places to go and walk the cobbled streets.
The city of Angoulême is 43km. In September it plays host to the famous Circuit Des Remparts classic car race and in Jan/Feb the International Festival of Comics. It is a vibrant city with shops, restaurants, bars, a theatre, museums, gardens, a covered market, nightclub a stunning cathedral and great views of the surrounding area from the city walls. The region's capital city of Périgueux is around 40 mins drive away and is a great day out to walk the old streets, visit the stunning cathedral and museums, and enjoy some great shops, restaurants and cafes.
It is about a 2 hour drive to the coast so locals and holiday makers opt for the local river beaches at Lisle (15km) or Aubeterre-sur-Dronne (20km) - this is the largest and best equipped within a short drive. Most offer a variety of activities, picnic areas and refreshments. The lake at La Jemaye is also a fantastic place to swim, lie on the large sandy beach or have lunch in one of the 4 beach-side restaurants. It is probably our favourite place to spend a sunny day with our son.
Villebois-Lavalette (20km) is most famed for its impressive C.10th chateau. In addition is the C.17th market place and a beautiful C.19th fountain. You can take guided tours of the castle and its village.
Bourdeilles (20km) - The Chateau de Bourdeilles dominates the village skyline and has rich furnishings throughout. The chateau also has very traditional French style gardens.
La Rochefoucauld (53km) is a lovely town that boasts a stunning chateau. You can take tours inside and around the grounds and there’s a very appetizing ice cream parlour nearby.

- Notes on accommodation: All bed linen, towels, tea towels are provided free of charge and we also provide poolside/beach towels at no extra cost. Your comfort and safety are important to us so fire blankets, fire extinguishers and first aid kits are located in each kitchen. Outside: Each property has its own outdoor terrace and eating area and access to the pool. There is a charcoal barbecue provided on each terrace. In addition there is a communal garden designed for relaxing amongst the shade. The shared swimming pool is for guests only and is 8m long x 4m wide and 1.45m deep. It is a chlorine pool which is cleaned on a daily basis and the water checked regularly. In line with French law and for your safety the pool is monitored via an alarm when not in use. In the pool area are plenty of good quality reclining sun loungers with cushions and umbrellas to offer protection from the sun. Each property has ample parking for several vehicles.
