About the property

Comfortable house with fabulous views and a beautiful pool

Welcome to our house in Umbria.

It is a truly comfortable family home, well equipped with nice china and glass and linen. The layout works well with plenty of space for living in.

We built our house in the middle of our olive trees we have the most amazing and lovely views, the view changes all the time depending on the light and the time of day, but it is a view which is never the same. While the house fits into the landscape the interior is modern with an open style and plenty of space. The house is built on the side of a hill and has 4 levels with the living area being in the center there is a modern, spacious and well fitted kitchen at one end, the dinning room is in the middle of the room and the sitting room at the other end. on the top floor of the house is the main bedroom this has a large bathroom, dressing room and a private terrace, a great place to have early morning coffee or drinks at sunset, it looks over the olive trees and the pool, the view of the landscape from here is wonderful and always changing depending on the time of the day. All bedrooms are well equipped with comfortable beds and have there own shower rooms. The pool is very smart surrounded by grey tiles with a dark grey liner with the sun shining it is the most wonderful colour and matches the style of the house, it is by the house but in a secluded spot with a large sun terrace to one side. There is a large roller blind that can be used when it is very hot to give shade. The mature garden has lots of sitting places so you can enjoy sun or shade throughout the day. It is a really special private place.

About Sue Fryer

We live mostly in the UK but drive to our house in Italy with our family whenever we can. It is a good place to unwind.

We found the land in 1999 and started preparing the plans and eventually started building. It took us about 8 years but it was such a fantastic project to have. We always try and come to Italy for the olive harvest in November which is a very important part of our year, we have, over the years learnt how to prune the trees and have done all the harvesting, picking, taking olives to the mill for pressing and finally putting it in tins ready for sale.

We love the social events in Monte Castello throughout the Summer, we are sure our guests will too.

Sue Fryer purchased this villa in 1999

Why Sue Fryer chose Monte Castello di Vibio

Having lived in Milano for four years we decided that we would love to have a house in Italy to come back to. Our search began in Umbria and we discovered the hill top town of Todi, what a gem! this became the center of our search. We fell in love with the ruin and the land in Monte Castello and the rest is history! We couldn't believe the amazing location with the view. Spina with its striking convent stands proud on the distant hill, The panorama changes constantly so there is always something to look at. We have a wonderful house and a very special pool, lots of space, privacy, a marvellous view and we are surrounded by olive trees.

What makes this villa unique

A lovely family home in a very special location.

With our red colour scheme it is cosy in the winter with the fire one end and the Aga the other and a great place to chill out. We love the Spring the weather is warm but not too hot to go sight seeing or walking and the Autumn is a really nice time to stay with the weather still being warm and there are lots of lovely walks. In the summer with the doors open onto the terrace it is a summer house with lots of places to relax. There are lots of local events in the Summer which are a good introduction to Italian life but more importantly fun to go to. We can help you find out what is going on if you would like us to. It has been our home so it is well equipped with decent appliances in fact it is a house that works...well!

A stunning location to enjoy an Italian holiday

  • 5 of 5

We had a wonderful two week stay (Aug/Sept 2017), the accommodation was very clean and well presented, with the master bedroom including its terrace being a real feature to the house. As you turn into the driveway the landscape which surrounds the house is stunning and changes throughout the day - something you could never tire of, especially whilst beside the pool or dining outside.

Sue and Gill were both very helpful ensuring that everything ran smoothly for our stay and as we were due to arrive late it was helpful to have some provisions which they had left for us arriving.

We would very much recommend a stay, when you can drag yourself away form the poolside and views there are many beautiful Umbrian towns, villages and lakes to explore. It was also an ideal spot for us to take a day trip to Rome. Thank you, we hope to be back one day!!

Loved this Villa, beautiful inside and out and exceeded expectations from the description. Well equipped with a great open plan living area which opens out onto a brilliant terrace where we took all our meals. Pool area is superb with beautiful views. Enjoyed walking up to the little town, about 15-20 mins, to sit in the square with an aperitif and drink in the view of Todi. A big thank you to Sue who really made us feel welcome throughout the process of booking and staying in her home.

Beautiful house and stunning views

  • 5 of 5

We have just returned from a very relaxing holiday in Monte Castello di Vibio. The house is wonderful - very comfortable, very well equipped and very clean. Thank you to Sue and Gill for making our stay so enjoyable and for the very welcome 'Welcome Pack' including the bottle of prosecco! The garden is beautiful and the stunning views were glorious. It was a joy to sit on the terrace during the day watching the butterflies, and then in the evening watching the sun set and the fireflies. We had many trips out to all the wonderful Umbrian hilltop towns; and what bliss it was to return for a refreshing dip in the beautiful pool. Thank you Sue for making us feel so at home. I would highly recommend this house and hopefully will stay here again.

A beautiful house in a beautiful peaceful location

  • 5 of 5

It was lovely to arrive hot and weary after our journey down in constant heavy rain to such a beautiful, clean and comfortable house. The location is lovely, with amazing views of the hills and there is a lovely large garden and pool. The rooms are spacious and well equipped. The welcome pack of milk and other essentials was thoughtful and gratefully appreciated. It was great to be able to have a cup of tea and a piece of toast when we arrived! We had no problems - the facilities were really user friendly. We had a really lovely restful week and would highly recommend this house and are already planning to return next year if it is available.

Beautiful house

  • 5 of 5

We had a great time in Umbria. The house is really nice, with a beautiful big pool and wonderful views. The house is beautiful furnished, very clean and very well equipped. The rooms are great with comfortable beds and the kitchen is big and well equipped. The location is just beautiful and very quiet. What we really appreciated was the warm welcome of the owner. Big thanks to the lovely host Sue, she was so helpful in every way. There was even a bottle of prosecco and some food waiting for us when we arrived. All in all I would highly recommend this house and we will definitely come back.

Further Details:

Supermarkets are about 10km away: there are several supermarkets at the edge of Marsciano and a new supermarket which has a good selection of food on the way into Todi. Supermarkets are open on Sunday mornings. On bank holidays everything is closed.

Wine: there is a good selection in the supermarkets but there are many vineyards near Monte Castello, (details are in the house), it is fun to go and taste! Montefalco is the centre of the famous Umbiran wine area a lovely hill top town about one hour’s drive from the house.

Festivals: many festivals happen throughout the year from Cantina Aperto in the spring (when you can go and taste wine which is usually served with finger food or a main dish - a good way to see the different vineyards) to local village festivals. These run in turn with each village hosting the festival - you can eat, the food is delicious and all cooked by local people, you can dance to the excellent bands or just have a drink and watch. Whatever you decide it is fun. In August Monte Castello has a medieval dinner.

Perugia, Orvieto and Spoletto all have jazz festivals through the summer.
