Beautiful ancient family villa, surrounded by a huge park with a private pool close to Tivoli and all its archaeological sites.

It is the perfect accommodation if you want a relaxing holiday with your friend and family and, at the same time, you want to visit wonderful historical and artistic sites.

The house can easily accommodate 11 people. It is very well decorated and comfortable. It is also quite fresh, because Tivoli is higher than Rome and its climate is much cooler. There are 6 bedrooms and 4 bathrooms.

The villa is on 3 levels:

On the ground floor, accessible from the garden, there is the kitchen (equipped with oven, hob, washing machine, dishwasher, refrigerator); a huge dining room with fireplace, with a big rectangular table that can accommodate 11 people; a bedroom with a bunk bed and ensuite bathroom with wc, sink and shower.

On the first floor, accessible from the garden too, there is the entrance, 3 double bedrooms (one with ensuite bathroom), 1 bedroom with 2 beds, 1 bedroom with 1 bed and 2 bathrooms with wc, bidet, sink and shower.

Upstairs there is a huge living room, furnished with antiques and fine furniture, with 2 fireplaces, 5 sofas, many armchairs, the TV; a study room with fireplace and sofa.

Bed linen, towels for the bathrooms and for the pool are changed every week. A baby sitting service, extra cleaning service and a cook service can be provide if request.

The garden is equipped with chairs, tables and umbrellas; there is a ping pong table and a barbecue and many toys for children.

Around the pool there are sun loungers for sunbathing and umbrellas, table and chairs.

In the garden there are the remains of an ancient Roman aqueduct.

Near the villa there are:

Villa Adriana, one of the most famous and amazing Roman archeological sites, Adriano emperor's residence;

Villa d'Este, one of the jewels of the Italian Reinassence architecture, it is included in the World Heritage List of humanity;

Villa Gregoriana, a natural area of great historical and landscape value.

A Golf Club is 20 km from the house, the Marco Simone Golf Club.

Moreover, the villa is only 30 minutes by car from Rome.

My name is Lisia and I'm an architect in Rome.

I live in Rome with my husband and my three sons.

I owner this family house and some years ago I decided to try to work with it. I really love the place and the house and I love the idea that someone else could enjoy to stay there.

I found that I really adore this work. Meet nice people, host them and help them to have a great stay and memories is something I really like.

I'm always at disposal of the travelers to help them and create the best conditions for their vacation and the best thing is that I really like to do that!

What a wonderful place to be

The property is gorgeous and spacious. We feel like that we are in a different world. The tree lines are very beautiful and the pool and outdoor ding areas are inviting and relaxing. Most importantly, the owner, Lisia is the most helpful and nice owner that we have ever run into. She recommended all our touring schedules and helped booked all the great dinning options in Tivoli and Rome. We could not thank her more.

Rustic Italian villa in stunning location

What a wonderful place!!! A beautiful house with fantastic grounds. Our holiday in Italy was just perfect for two families both with young children. Our kids played outside for ten whole days with not an electronic gadget in sight! Set in a great location; We explored the ancient streets and villas of Tivoli, popped in to Rome by train for the day and visited the far reaches of Tuscany and Umbria by car. We had such a lovely time.

The owner, Lisia, was wonderful at answering all of our enquiries and Svetlana, the house keeper was so sweet with our children. We can't wait to come back!!

Surpassed my expectations!

This villa was the most highly anticipated place we stayed on our European tour. It couldn't possibly be as good as the pictures and or minds had built it up to be, could it? My family of 8 all agreed, it as amazing. The grounds, the home, the pool are all as pictured and more. So much space, so relaxing, so authentic and convenient. The host was kind and went out of her way to help us to the point that we consider her a true friend to our family.

Not one issue with our long stay. Comfortable beds, so much space, Tivoli is a great destination and Rome is close by.

Highly recommend the villa and hope to make it back someday.

The most beautiful and perfect villa

Words can't quite express just how beautiful this villa is. Surrounded by beautiful landscapes and hills but only 5 minutes drive away from Tivoli centre. The garden is large and extremely well kept. The pool is ideal for children and adults alike with shallow side and deep side. And Lisia - owner of the property is probably the most organised and helpful person I have ever met.

We had our wedding in the Villa in June 2016. Prior to this, Lisia had not organised any other weddings in the villa however, when we asked, she was very accommodating towards us and actually very excited about the idea. We live in England and only visited the property once prior to the wedding however, Lisia organised it better than I ever could have. She helped with everything from flowers to caterers to guest favours. We can't thank her enough. Our wedding was simply magical, and we only have Lisia to thank for this. The caterers that she recommended were simply amazing - their food presentation and the bar set up was beyond what we have ever seen. Many of our family and friends said this was the best wedding they have ever been. On the wedding day, she was the at the villa before we were up and stayed there beyond her call of duty to make sure everything ran properly.

If anyone is thinking of getting married in italy, this is the perfect venue and you will not find a wedding coordinator better than Lisia.

Thank you for giving us the most magical wedding day Lisia.

All we had hoped for +!

We stayed at L'Osteriola for one week earlier this month. It is a beautifully maintained property very close to Tivoli.

We were a group of 9 - my fiance and myself plus our 7 adult children (ages 19-30). The villa was tastefully decorated, spacious and immaculate. The pool was fantastic! The caretaker lives in a separate section of the house and provided housekeeping services daily. She was very friendly and helpful in spite of our non-existent Italian and her limited english.

Lisia had recommended that we have a rental car and this was very good advice. Tivoli (and the train station) is an easy 10 minute drive while the grocery store was only a few minutes away.

My fiance and I were in Tivoli to be married and with Lisia's help we were able to have our wedding dinner at L'Osteriola. Lisia arranged all the details: the chef, the server, the outdoor table settings (appetizers with prosecco in one area of the garden and a sit down dinner in another) complete with a beautifully set table, hand printed menus and candlelight. Lisia went above and beyond with special touches that we hadn't even asked for. Thanks to Lisia, it was a truly magical evening.

We thoroughly enjoyed all the heritage sites in Tivoli as well as exploring the old town itself. Whether relaxing with a cappucino, shopping for produce at the local market, or just people watching, Tivoli is a place I would definitely return to.

We also traveled by train into Rome for sightseeing. This allowed everyone in our party to pursue their own interests during their stay. The train service between Tivoli and Rome is frequent and very convenient.

I highly recommend Villa Osteriola. I can't say enough about Lisia - she helped to make our stay truly memorable.

A very relaxing and comfortable holiday.

The villa is very comfortable and equipped to make you spend a pleasant holiday with your friends and your family. Inside, it is very well decorated, very cozy and also fresh. In fact, Tivoli is highest of Rome and its climate is much cooler.

The house is equipped with bed linen, towels and pool towels.

The guests will find the beds ready and towels and pool towels at disposal.

The final cleaning is included in the rental price. For the guest that will stay more than one week, in the middle of the stay are included a cleaning service and the change of bed linen and towels.

A cleaning service and a baby sitting service are available on request.

Also, on request, it is possible to have dinner at home with private chef and waiter.

Around the pool there are umbrellas, sun beds for sunbathing, tables and chairs.

In the huge park there are sofas and chairs, many toys for children, ping pong table and barbecue.

In the garden there are the remains of an ancient Roman aqueduct.

Near the villa there are many historical and archeological sites. Very close to the villa you will find places of great historical and cultural interest: Villa Adriana, one of the most famous and amazing Roman archeological sites, Adriano emperor's residence; Villa d'Este, one of the jewels of the Italian Reinassence architecture, it is included in the World Heritage List of humanity; Villa Gregoriana, a natural area of great historical and landscape value.

Countryside and relax. You can relax in a swimming pool surrounded by a beautiful park and at the same time visit wonderful places.
