A licensed, 3 bedroom, deluxe modern villa located on a private gated community of 23 villas with landscaped gardens, community pools and easy parking just off the main road into the picturesque fishing village & harbour of Alvor with its restaurants, bars and famous sandy beaches. Near world class golf courses, a skydiving centre, wonderful walks, fishing & boat trips & the beautiful Monchique mountains as a back drop. The villa is ideally located for access to both the EN125 & A 22 motorway for exploring the rest of the Algarve, visiting water parks, zoos & attractions. Alvor’s estuary and dune 7km boardwalk makes for a perfect daily walk
The villa is comfortable & well equipped with everything you need for a relaxing family holiday, it is bathed in sun, has a small front garden & rear terrace, there is a river and country view from the front balcony & stunning sunsets. The living area & all three bedrooms are serviced by the latest a/c units for all year round comfort. Most rental villas have a limited electrical supply making cooking problematical this villa has gas that allows cooking without the electrical supply tripping. There is all the kitchen paraphernalia needed to prepare & present family meals and snacks including a “toasty” maker. A Pingo Duce supermarket is a just 10 minute walk away.
the Samsung TV has ITV and BBC channels & there is Wi-Fi Internet. The modern kitchen boasts a 5 Hob range, Fan oven, Micro wave, Dishwasher, Drinks fridge, Wine cooler & Fridge freezer. A Washing machine & Drying area is on the covered rear balcony & beach towels are provided.
The large deck level communal pool and shallow children’s pool is in the sun all day, it’s 40 m away & reached by a path from the villa. The pools are fenced, gated & surrounded by a large terraced area backing onto lawn, ideal for the family and sunbathing. Loungers are around the pool or can be carried from the villa. The pool is finished in mosaic with a wide shallow area that slopes into deep water with a small island with palm tree and bridge.
The villa is al licensed & has been inspected & is fully compliant with the latest Portuguese’s and EU renting requirements & safety standards, all for your security, safety and peace of mind. The front first floor balcony has a view over country side to the river & enjoys dramatic sunsets, the raised garden has a country side view & overlooks the large car park & gardens. The villa is reached up a short, but quite steep flight of tiled stairs. The small front lawn allows a couple of sun loungers & sun chairs & the small covered terrace has a folding table & patio chairs for outdoor dining with access through the patio doors from the living area. The garden features cannas, climbing rose, wisteria & plumbago. There is a tap & hose at the front & back of the villa.
The stunning Alvor EU Blue Flag beach is wide & 2. 5 kms long. At one end there are dunes between the sandy beach & a large shallow tidal lagoon & at the other end the beach runs into picturesque cliffs & sandy coves with fabulous all round views of land & sea. Alvor beach has space for piece & quite, sun worshiping or beach fun, with concessions & supervised areas, pedalos & kayaks, the estuary end of the beach is particularly popular with kite & wind surfers.
With good local shopping & a well laid out fully equipped kitchen home cooked meals are easy, aided by a dishwasher & fridge freezer. Alternativly nearby there is a good value popular restaurant or you can choose a different restaurant & type of cuisine every time you go to the beach, by the harbour or explore the narrow streets of Alvor, that also hosts shops, bars & entertainment; you are always spoilt for choice in Alvor with its lovely views, friendly atmosphere & family venues.
This villa is designed & equipped for family holidays & enables you to enjoy home cooking with easily sourced ingredients from local supermarkets, including English favourites, & stock up with drinks & holiday treats at low prices, but still have the option of the excellent restaurants, café & bars of Alvor. The washing & drying area, with the provision of beach towels really cuts down on the luggage you need to bring & makes it much easier for children’s holiday clothes, I speak as a parent and grandparent.
The complex is entered through automatic gates and is walled, fenced & hedged with open landscaped gardens. The villa has outside terrace and balcony lighting with front door PIR, secure windows & doors, grills to the rear ground floor windows & external roller shutters on all the bedroom windows & patio doors. There is a safe for small valuables. Smoking is not allowed in the villa and there is no provision for pets.
The Alvor area is popular with golfers, with several world class courses minutes away, birdwatchers, kite and wind surfers, skydivers, health spa & Yoga devotees. Alvor has a thriving social scene with local amenities including exercise classes, excellent indoor pool, & great gyms. There are two driving ranges & right next door to the complex is a crown green Bowling club & an apartment condo with a snack bar where guests are welcome
Guests are a 5 min drive minutes from the main routes to visit idyllic spots like the scenic Monchique mountains with it’s pretty villages, restaurants, health spas & stunning views or visit historic Lagos or Silves with their ancient walls, castles, narrow streets, shops or the restaurants, museums, modern malls, supermarkets, harbour of Portimao. Family attractions include water parks, health spas, Lagos zoo, Zoomarine, F1 and Go Karting track, riding, scuba diving, cliff side, estuary or countryside walks, birdwatching, naturist beaches, cycling activities, kayak hire, boat trips, cave and grotto trips, river trips, sea fishing, wildlife & flower rambling, off road trips, nature and numerous other places & activities are within easy reach of the villa. Tennis courts & lessons are available at several locations with basketball & football near the beach. The Fiesa international sand sculpture festival is open throughout the summer.
From good value Piri Piri chicken & chips to gourmet seafood dishes Alvor is a food lovers heaven & delights with excellent local produce, including wonderful steaks, lamb, natural fresh vegetables & salad crops, all used by local restaurants. Alvor is famous for its fresh fish, landed daily by the local fishermen who have their huts and harbour on the edge of the village. Alvor seafood, in particular clams, are simply unrivalled. There is a market in Alvor enabling guests to buy fresh fish, meat, vegetables & bread for a perfect BBQ and a Saturday market by the harbour.
Alvor can be walked into by several routes from the villa, the quickest along the main road reaching the outskirts in 15 minutes, on route you can take a detour along the cliffs looking over the estuary into the village, this takes in wonderful views & for wildlife and plant lovers provides lots of interest. Taxis are reasonable called from, or in, Alvor where there’s a rank as you come into the village, bars & restaurant will call always call a taxi for you.
The Alvor Boardwalk is a wonderful all year round attraction that changes throughout the day with the ebb & flow of the tides & the position of the sun illumination nature at its very best. An elevated boardwalk over the salt marshes & dunes of the Alvor estuary it is popular with walkers, joggers and cyclists alike. Clean sea air & the sound of the surf uplifts you as you are treated to birds in different habitats & look down at fish and crabs in the shallow water.
Tourist publications are available for local walks and places of interest from the Alvor tourist office. We can also put you in touch with a very reasonable Alvor car hire company that will meet you at the airport to start your rental, so avoiding a taxi.
For a groups of up to 6 golfers the villa is an ideal base located between a number of world class courses & with all the space you need for clubs, while the living area with its roaring log fire provides a congenial place to relax after a day on the greens in the winter months. The same applies for surfers with space for boards and gear & an outside tap to rinse everything off.
The small ground floor terrace to the rear of the property is a morning suntrap and opposite a landscaped grassed bank with palm trees and calcada path, there is a kettle BBQ that can be used here or in the front garden. To the side of the building there is a small communal area that is not for ball games, but ideal for sunbathing and reading.
The villa is comprehensibly equipped including iron & ironing board while you can travel light as there is a sunny rear laundry balcony with a silstone worktop, traditional sink, latest washing machine, awning and air dryers for quick and easy family washing. The provision of beach towels for guests cuts luggage weight and there is a towel cupboard on the landing. A cot and high chair are stored in the villa as well as all the equipment handbooks. Health is well covered in Alvor with an excellent private hospital, local dentists & pharmacies, while there is a public hospital is in Portimao.
For late autumn and winter the fan assisted glass fronted log burner makes the villa very cosy. All beds are English sized with quality mattresses, linen, pillows & duvets. The Internet Wi-Fi connection suits up to 4 users & particularly appreciated by kids on their i phones. Furniture in the villa is modern & top quality. Pets are not allowed in the villa. There is a sofa bed but this cannot be used to increase occupancy that is limited to 6, but is to provide an extra bed when one of the rooms cannot be shared for a time.
Built in 2001 then later refurbished with a luxury kitchen, modern quality furniture & equipment throughout this villa is truly a home from home.

We are semi-retired couple from London who enjoy travel, walking, reading, wildlife, historic sites, old towns, museums, exploring, gardening, cooking & entertaining. For us nothing beats the fresh air, year round sunshine & stunning scenery of Alvor & the surrounding countryside. We love an ocean side walk on the pristine beaches, cliff top rambles & exploring the Monchique mountains. We are leisure and wellness professionals & still consult and travel extensively in this capacity. It is in Alvor where we really unwind, our walks usually end up at the harbour or a beach side bar where we savour the views and feel of this lovely friendly place as we sip a coffee or watch the best sunset in the Algarve. This year we hope to sail and canoe in the estuary although we are past kite surfing!

Alvor beaches are breath-taking with hidden coves & perfect sunbathing. Walks around Alvor include protected natural areas with interesting flora & fauna that provide interest & colour all year round. Since antiquity almonds, citrus fruits & figs have grown adding to a landscape ideal for photography. The Alvor boardwalk is over protected tidal salt marsh & mud flats part of a circuit that takes in sandy beaches, the lagoon & rolling sand dunes with wonderful views of the estuary and countryside beyond to the Monchique Mountains or across the silver beach & glittering ocean bay, magical, with several spots loved by Yoga devotees. The light & tide means two walks are the same. The estuary is a nesting ground for many species of birds, while there are spectacular cliff walks bring you close up with sea birds.
Praia de Alvor is the perfect beach experience, from the west kms of wide white sands backed by dunes frame a natural bay with wonderful views that at the eastern meet the beautiful rock formations and sandy coves of Praia dos Três Irmãos. Easy access, ample parking, an in season disabled facility, supervised areas, sunbeds & shade hire and water sports. Excellent restaurants with great views dot the beach, fresh fish in abundance, a stunning all year round beach with amazing water quality.
Faro airport to Alvor is about 74 km / 50 mins drive and is mostly motorway. Airport transfers can be arranged. There is a local bus service to Portimao. There is also a train service from Faro to Portimao. Taxis are readily available. Car hire, although desirable is not essential. We have good Car Hire and Taxi contacts
Most Alvor beaches have adjoining parking & are a few minutes drive from the villa, if walking Alvor village with its wonderful restaurants, bars and tourist shops is 15 mins, Alvor Harbour, & promenade with its cafes & Boardwalk 20 mins, Alvor Beaches 25 to 30 mins.
There are a number of ATMs, banks & currency dealers in Alvor village along with mini supermarkets, a butcher, newsagents, pharmacies, opticians, bakeries, great value hair salons & beauty treatments, pizzerias, off licences, booking offices, car hire, ( we recommend Alvor Car Hire ) ,delicious cake & snack shops and a post office. There are excellent beach restaurants & snack bars for lunch or evening meal with fresh fish, sea food & traditional cod & meat dishes , especially steak , all accompanied by fine sections of wine or Portuguese beer. Portimao is a nearby large town accessible by bus, taxi or car & has 3 shopping centres, churches, cinema, harbour & a marina. Ancient Lagos is a 15 minute drive from Alvor & has many shops in the walled town, a marina, restaurants & cafe bars. Cape St Vincent the most SW point of mainland Portugal & Europe is an hour away. Aqualand & Slide and Splash are around 15 km away, Zoo Marine 20 km. The F1 Autodrome & Go karting track is a 25 minutes drive away. Public transport is reasonably priced with timetables of buses at the Information Office in Alvor. The Private Hospital Particular is impressive & works with most insurance companies there is a dental surgery in the village and one near the Hospital Particular. Alvor has a huge choice of restaurants, reasonable to budget family meal, from Portuguese & Italian to Chinese and Indian. Nightlife is refined in the early hours of the evening when families and couples are still roaming but builds up later with a fantastic atmosphere. Alvor is a working village with local families of 3 or 4 generations staying close to each other. It is typical to eat a variety of shellfish in a local cafe bars which were caught that very morning. Older men of the village gather on the benches in the village square or by the quayside taking part in discussions, usually about football! Alvor has a heart and soul and is a lovely friendly place to stay at any time of the year.

“Our family loves Alvor, we had been visiting for 15 years, then had the luck of a buying a dream home on a gated complex of 23 villas. It’s a perfect family location with parking, gardens & fenced deck level communal pool and children’s pool, surrounded by sun terraces, lawn & palm trees. The Villa has a small suntrap back terrace, front garden, terrace & balcony. Alvor’s beautiful sandy beaches, harbour, boardwalk, restaurants, bars, supermarkets and shopping are just 5 mins drive. Built in 2000 we refurbished the Villa as our home adding a luxury kitchen, rear “wash and dry” balcony with machine, sink, worktop & sun blind, deluxe Daikin A/C on the ground floor & in the 3 bedrooms, a large log burning stove as well as stylish new furniture, beds & lovely things for staying year round.”

Parking is 7m away with a calcada path to the villa’s tiled steps. The front garden is hedged on each side & has Cannas, Climbing Rose, and Wisteria & Plumbago. There are several full loungers at the villa & comfortable beach style chairs as well as a folding table with patio chairs for the front terrace and garden & a rigid table for the small rear terrace. The kitchen window looks down the front path. The communal pool is in full sun all day & is not heated. There is a tap and hose front and rear for rinsing off sand. Utility Room: An automatic washing machine is fitted under a siltstone worktop with a traditional sink on the rear 1st Floor sun terrace under an awning all reached by a door of the landing. Washing line & clothes airer sun dries washing, swim costumes & towels. Cleaning / Towels / Linen / Maid service: Our team ensures the villa is perfectly cleaned prior to guest arrival. Quality linen and towels are used, beach towels also included.
