The Persian name ROYA translates to 'a dream come true', premonition and vision ... exactly what Roya's owners have created.

Perched on a gentle sloping hillside just outside Gumusluk's traditional fishing harbour in one direction and Yalikavak with it's super Marina in the other direction, Roya offers the experience of a tranquil countryside setting and the buzzing cosmopolitan resort of Yalikavak a few minutes drive away. From the well-equipped kitchen to the contemporary designed and furnished living space which opens airily onto the surrounding sea facing terraces, there is little need to stray from the private pool and gardens. Simply recline, relax and soak up those views of the turquoise Aegean shimmering in the sun. When it's time to retire to bed, 3 spacious smartly furnished bedrooms provide a calm and cooling atmosphere to aid a good night's rest. The master has an en-suite shower room with high quality fittings and tiles, the family bathroom mirrors this.

The emphasis is on the outside 'theatre' of views at Roya: the sparkling turquoise waters of the Aegean lapping around the islands in the distance; the white washed walls of the village houses; the green of the pine trees on the surrounding hillside. 6 star villa in idyllic location

We have just got back from a 5 night stay and it was out of this world! The villa is stunning! We had everything we needed in the villa, from the pool to the amazing view, it had it all. The nearby village of Gumusluck is right on the doorstep and has some beautiful restaurant and bars and little market stalls. The larger town of Bodrum is only a short drive away and is great for a bit more of a lively night out and opportunity to wonder round more market stalls and shops.

The managing agents both in the UK and out in Turkey were very professional, providing us with all of the information that we needed to ensure we had a hassle free stay from detailed directions from the airport to the villa to booking us taxis while we were over there given that neither of us spoke the local lingo!

We would happily return in a heartbeat for another fabulous holiday! You couldn't go wrong staying here!

Beautiful villa in a beautiful location!

I have recently returned from my stay in Villa Roya with a party of 6. The villa itself is exactly as you see in the pictures, if not even more amazing. The villa was immaculate on our arrival and the owners had even provided us with some bread and water for our arrival which was greatly appreciated. All rooms are modern and everything in the villa is brand new. The kitchen was stocked with every untensil we could have needed Having a private pool with sun loungers was a real bonus as well. The owners' attention to detail was evident and really made a difference.

The location of the villa is fantastic. We hired a car for the week and found we were easily able to drive to Bodrum and Yalikavak. We would all definitely recommend visiting Limon restaurant which is walking distance from the villa. The food and drinks were fantastic, and the view of the sunset was spectacular.

Hurdem the villa manager was most helpful when we needed to contact her.

I booked through Peninsula Villa Care (as I have done previously) and once again I cannot fault this company. The booking process is simple, and well organised. I fully trust Annie in terms of advice and recommendations. We booked our hire car through the company and this again was so simple, and also so reasonably priced.

I would without doubt recommend Villa Roya and Peninsula Villa Care to anyone wanting a laid back yet luxury holiday for a reasonable price. I am sure we will be returning to the Peninsula soon enough!

Beautiful Experience

A very well maintained villa recommended for a family of 5-6. Quality furnishings and well maintained pool where smallest of the things were thought off. Great scenic view and the house manager was very responsive. If you have to stay in Gumusuluk then this is the villa to stay as the village is not very far. The only disadvantage os the drive in which is very steep and not for the faint hearted. Kitchen was well stocked and was extremely comfortable. However one consideration is the price compared to the neighboring villa and should be 10% lower. Will return back to stay here. Thank you.

Great villa and service

We had a really great week in the villa. Booked via Peninsula Villas which was straightforward, safe and secure. They were extremely helpful and arranged our transfers as well as speedy return of our full deposit.

The villa itself was lovely. Extremely well appointed and very comfortable. Pool was great and we made use of BBQ and kitchen frequently. Beds were very relaxing and roof terrace (not on the photos) was the perfect place to sit and watch the sunset.

Hurdem, our contact out there was extremely attentive and really helpful, on hand via text whenever we needed her. She also met us at almost midnight when we arrived and gave us some great local tips.

It's hard to get a cab to pick you up as no one knows where the villa is, so either book a car, or walk down to Victoria's where you can flag a cab or get a dolmus.

We'd all massively recommend the area. Plenty of restaurants in nearby Gumusluk, and the Limon Cafe a particular treat, and only a 15min walk from the villa

Stunning Villa in lovely location!!

A week wasn't long enough at this Beautiful Villa. It was spotlessly clean with everything you would need for a self catering holiday.

The inside has a boutique look to it with excellent furnishings with very comfortable high quality beds. Bathrooms were perfect in every way.

I couldn't find fault with anything!!

Watching the sunset with a glass of wine next to the idyllic pool was amazing.

The booking process was also seamless. Annie at Peninsula Villas was our booking contact and her service was in keeping with the holiday (first class). We were met in Turkey by 'Hurdem' who again was always on hand to help.

Gumusluk town is a lovely little town by the sea with nice waterfront restaurants. I could go on.........and on.......

In a word? 'Perfect!!'

Glorious holiday - great location

My husband and I travelled to Bodrum for a relaxing Easter break and we were delighted with our holiday. This was our first time to Turkey and we booked with peninsulavillacare.com. Very smooth booking process.

We stayed in a gorgeous villa which had a stunning private pool with wonderful views out to sea. The photos didn't do the place justice! Sipping my morning coffee on the balcony was a real pleasure. A gorgeously furnished villa with a relaxed boutique hotel vibe.

Sunset views were amazing - especially sat in the pool!

Some nights we walked to the magical limon cafe to enjoy meze surrounded by twinkly lights and enjoy the sunset there and when we fancied something a little more lively, we headed to Yalikavak or Bodrum centre.

A really great holiday, just what we needed.

Activity and Interests

Special interest holidays:

Good location for walking. Many historic sites around with Ephesus ruins a 2.5 hour drive away and Bodrum Castle and the Mausoleum less than 20 mins away.

Historic Gumusluk less than 5 minutes drive away.

Coast/Beach:

Gumusluk beaches are 5 minutes drive away, Koyunbaba beaches also 5 minutes.

Please note: Some beaches are private and may have access restricted to residents of nearby properties.

Yalikavak has several beaches and beach clubs as do the majority of towns on the Peninsula, all are 10/15 min drives from each other. The coastline is very good for snorkelling.

Travel:

Bodrum Milas Airport is approx 50 mins away.

The Bodrum to Kos (Greece) ferry can either be caught from the Ferry terminals in Bodrum or Turgutreis. This is a day trip and takes less than 1 hour and costs around Euro 25/30 per person.

A car is advised for this location. The dolmus (public transport minibus) runs along the main road from Yalikavak to Gumusluk.

Yalikavak centre 10/15 min drive

Migros Supermarket at Gumuskaya, also a restaurant - 5 min drive

The location of Roya is perfect for guests looking to enjoy the peace of a small village, whilst also being only a 10/15-minute drive to Yalikavak, 25-minutes drive to Bodrum. The villa is ideal for 2, 4 or 6 - families or couples.

Parking is private and at the front of the villa, with stone steps leading up to the left of the pool.

Railings around Roya's perimiter wall will be added to form a secure, enclosed area. A stone bench will be integrated with the railings at one end of the pool facing the sea. It is the perfect spot to watch the sunset, the bench will have cushions to match the ones on the outside wooden bench on the pool terrace.

Roya is one of only 6 villas and 4 Apartments on this small development.

This villa has an English speaking villa manger who will meet you on arrival, hand over keys and be your contact during your stay. Guest Manager details will be emailed together with full Arrival Info, two weeks prior to arrival.

15% non refundable deposit is required to secure bookings with final balance payments due 6 weeks prior to arrival.

The pergola over the dining terrace will have a solid roof fitted and glass sliding doors which can remain open in summer and closed fully or partially in the cooler months to form a dining conservatory with views.
