Number Twelve is a spacious 2 bedroom cottage very near to the Market Place with its own private parking space. The cottage has free WiFi and a landline telephone (incoming calls only). The main bedroom has a double bed with space for a travel cot and bedroom 2 has two single beds. There is a lounge, a dining room and a pleasant garden room with views of the church. The upstairs bathroom is spacious with toilet, washbasin and a shower over the bath. The cottage also has a downstairs toilet. A secluded walled garden offers a private outside space.

The Kings Arms and Dial House in the Market Place are excellent places to eat.

Norwich and the Broads are within a 30 minute drive and the North Norfolk Coast is only 30 minutes away. The central location within Norfolk makes this an ideal base to explore this picturesque county.

Number 12 is situated just moments away from the centre of Reepham, the smallest town in Norfolk, and certainly one of the most picturesque. The completely Georgian Market Place and most of the town is within a conservation area. The three churches in one churchyard, one just ruins, its quaint cottages and the newly renovated Dial House, with its restaurant and tea rooms, give character and a sense of history to the town.

Granted a market charter in 1277, with its market still operating today, Reepham has grown over the centuries and has a range of independent shops and places to eat.

Number 12 is the end property in a terrace of four, with all the comforts of modern living combined with a cottage feel. The cottage has been fully renovated and offers high quality spacious accommodation for four people plus a small secluded garden and its own parking space.

Number Twelve is the ideal base from which to explore this attractive small town and surrounding areas with many places to visit. The Whitwell and Reepham Railway Museum is nearby, the Bure Valley narrow gauge railway at Aylsham is only 15 minutes drive, the Mid Norfolk Railway at Dereham is 20 minutes away and the North Norfolk Heritage Railway at Holt is only a 25 minute drive, making this the perfect spot for any train enthusiasts. The award winning Dinosaur Adventure Park is 4 miles away. Reepham is an ideal spot for walking and cycling due to it being on the Marriott's Way, a 26 mile footpath, bridleway and cycle route running from the historic market town of Aylsham via Reepham to the medieval city of Norwich. About Paul

Having retired from teaching, three years ago we decided to start a new venture by setting up a holiday cottage. We wanted to offer the opportunity for people to stay in a comfortable, clean, spacious cottage within our own small town of Reepham, which is a pretty Georgian market town (about the size of a large village) in Mid/North Norfolk. The many five star reviews indicate that we have succeeded in achieving this.

We live about 300 yards from the cottage. Whilst we will respect your privacy and leave you to enjoy your holiday we will be happy to provide guidance on places to visit etc. and be on hand in the unlikely event of a problem arising.

We are committed to ensuring that you have an enjoyable holiday and, as you will see from the many positive reviews, guests have clearly enjoyed their stay.

Number Twelve is a spacious two bedroom cottage style town house very close to the centre of Reepham with its own private off-road parking, which is a considerable asset as parking in the nearby Market Place is limited to two hours. The property is ideal for holiday makers who are seeking a central location from which to explore Norwich and North Norfolk, those visiting friends or staying for local events, such as concerts etc. at Blicking Hall or the 1940s weekend at the North Norfolk Railway.

Reepham is a 'hidden gem', ideally located for visiting Norwich or North Norfolk.

With a good range of local shops, within 200yds, including a Spar shop nearby, open from early mornings to late evenings seven days a week, the location provides for a stress free stay. You will

be close to a good pub, restaurant/tea rooms, a range of local shops and other local amenities.

Notes on accommodation: The cottage has night storage and electric panel heating, the cost of which is included in the price. The cottage has the benefit of double glazing throughout. Free WiFi is provided. For the comfort of our guests the cottage is non-smoking and we do not accept pets. Outside: The property has a small secure, private walled garden with patio area. Patio furniture is provided during the summer months. Storage for cycles available in the garden shed. Direct access from parking space to rear of property via a rear path. Cleaning / Towels / Linen / Maid service: Towels and bed lined supplied. Changed weekly. Property is cleaned at start and end of let, at least weekly for longer letting periods. We arrived on a beautiful day and were very impressed at how clean and spacious the property was. It

Was airy and welcoming with lovely touches here and there. There was milk in the fridge and a cake too! I have never stayed in a property where every little thing has been catered for and yet the owner has managed this. I also really liked the notices and instructions everywhere on how to work appliances etc which was very useful. The property is situated in a very quiet and peaceful village which was very relaxing but it was also surprisingly full of different businesses from a grocer and butchers to a lovely shop selling gifts and a lovely place to have lunch or dinner. ('The Dial House'). 'Kerri's Pine', just a short walk from the house is also worth a mention as we not only had a lovely lunch there but we spent ages looking at the beautiful things sold there. The property was also well situated in terms of visiting other parts of Norfolk. I would highly recommend this lovely property to anyone wishing to stay in Norfolk. Paul the owner made us feel welcome from our i itial conversation right to the end which added to the overall experience.

On entering the cottage we were surprised it is a lot larger than we expected,the decor and cleanliness was first rate.The tea and cake was also welcome as was the nice garden and garden room.we enjoyed ourselfs enormously visiting Norwich, The Bure Valley Railway and the North Norfolk resorts.We would recommend the friendly local pub for both a drink and meal.

A lovely house in a very convenent spot

This house is well situated for both local requirements as well as going further afield. It was beautifully clean and tidy and had everything one would need for self catering. The owner has provided lots of information about visiting the local area. He also made sure that we could use all the appliances in the house with lots of useful notes. It was good to meet him and know he was on hand if need be.

Viel Platz zum Wohlfühlen

Wir sind mittlerweile in sehr vielen Ferienwohnungen gewesen, aber so gut war noch keine organisiert. Man merkt sofort da hat jemand an alles gedacht.

Für alle technische Geräte gibt es Hinweise wie sie bedient werden können mit Schaubildern oder/und Text. Wir fanden das sehr praktisch. Die Kommunikation mit Paul war auch immer sehr zuvorkommend. Zu jeder Zeit hatten wir das Gefühl gehabt, wenn irgendetwas nicht in Ordnung wäre, dann würde Paul sich bemühen eine Lösung zu finden.

Die Ausstattung war überdurchschnittlich gut (Geschirrspülmaschine, Waschmaschine und Trockner ist vorhanden, DVD Abspieler und etliche DVDs ), netterweise waren Verbrauchsmaterialien für den ganzen Aufenthalt vorhanden, bspw. Reinigungsmittel wie Spülmaschinentabs. Die Wohnung war in einem sehr gepflegten und sauberen Zustand. Die Farbgebung in der Wohnung war durchgehend freundlich.

Im Garten haben wir uns auch sehr gerne aufgehalten, auch hier: Es fehlte an nichts und es war sehr gemütlich. Alles in allem, eine sehr empfehlenswerte, gemütliche Wohnung, in der nichts fehlte und in der man sich voll und ganz auf den Urlaub konzentrieren konnte.

Owner's Response: Thank you for the detailed review. We are pleased that you found the cottage to be so well equipped and organised. This review translates into English as: Over time, we have been to lots of holiday cottages but up to now none was so well organised. One notices immediately that somebody has thought of everything. There are instructions with pictures and/or text for all technical equipment. We found that very practical. The communication with Paul was always very obliging. We always felt that if something wasn' t OK then Paul would make an effort to find a solution. The house was equipped to an above average standard ( dishwasher, washing machine, dryer, DVD player and several DVDs available) Kindly, supplies like washing up liquid and dishwasher tabs were available to last the whole stay. The house was in a very well cared for and clean condition. The decor was pleasant throughout. We also enjoyed the garden: here too nothing was lacking and it was very pleasant. All in all a very recommendable cosy house in which nothing was lacking and in which one could concentrate fully on having a holiday.

The North Norfolk Coast is easily accessible by car in 30 -40 minutes, depending upon area visited. Cromer, Sheringham, Wells-next-the-sea and Blakeney are worth a visit. Titchwell reserve and Cley marshes are excellent for bird watching, Cromer and Sheringham are popular seaside towns.

Further Details:

Reepham is known locally as a hidden gem. The town has been used to film an episode of Agatha Christie's Piorot and PD James mysteries. The beautiful 1729 'Dial House' in the market place has recently been renovated to provide a bistro style restaurant. The town also has traditional pub in the market place, the Kings Arms, which serves good food and plays Jazz on Sundays.

Reepham has a village store (Spar), pharmacy, newsagent, post office, gift shop, greengrocer, cash machine, DIY shop, Library, health food shop, two hairdressers, florist, fish and chip/Chinese takeaway, antique shop and an art gallery - all within 250 yds of the cottage. Kerri's Pine at the former Reepham Station has a tea shop and sells a range of furniture and gifts. There is a live steam museum at the former Whitwell Railway Station, 1 mile from the village.

There are opportunities for delightful walks and cycle rides along the former railway line, now known as Marriott's Way. This links Aylsham and Norwich.
