Number Twelve is a spacious 2 bedroom cottage near to the Market Place with its own private parking space. The cottage has free WiFi and a landline telephone (incoming calls only). The main bedroom has a double bed with space for a travel cot and bedroom 2 has two single beds. There is a lounge, a dining room and a pleasant garden room with views of the church. The upstairs bathroom is spacious with toilet, washbasin and a shower over the bath. The cottage also has a downstairs toilet. A secluded walled garden offers a private outside space.

The Kings Arms and Dial House in the Market Place are excellent places to eat.

Norwich and the Broads are within a 30 minute drive and the North Norfolk Coast is only 35 minutes away. The central location within Norfolk makes this an ideal base to explore this picturesque county.

Number 12 is situated just moments away from the centre of Reepham, the smallest town in Norfolk, and certainly one of the most picturesque. The completely Georgian Market Place and most of the town is within a conservation area. The three churches in one churchyard, one just ruins, its quaint cottages and the newly renovated Dial House, with its restaurant and tea rooms, give character and a sense of history to the town.

Granted a market charter in 1277, with its market still operating today, Reepham has grown over the centuries and has a range of independent shops and places to eat.

Number 12 is the end property in a terrace of four, with all the comforts of modern living combined with a cottage feel. The cottage has been fully renovated and offers high quality spacious accommodation for four people plus a small secluded garden and its own parking space.

Number Twelve is the ideal base from which to explore this attractive small town and surrounding areas with many places to visit. The Whitwell and Reepham Railway Museum is nearby, the Bure Valley narrow gauge railway at Aylsham is only 15 minutes drive, the Mid Norfolk Railway at Dereham is 20 minutes away and the North Norfolk Heritage Railway at Holt is only a 25 minute drive, making this the perfect spot for any train enthusiasts. The award winning Dinosaur Adventure Park is 4 miles away. Reepham is an ideal spot for walking and cycling due to it being on the Marriott's Way, a 26 mile footpath, bridleway and cycle route running from the historic market town of Aylsham via Reepham to the medieval city of Norwich. The beautiful North Norfolk Coast, the Norfolk Broads and the fine city of Norwich are within easy driving distance.

About Paul

Having retired from teaching we decided to start a new venture by setting up a holiday cottage. We decided that we wanted to offer the opportunity for people to stay in a clean, spacious cottage at fair prices within our own small town of Reepham, which is a pretty Georgian market town (about the size of a large village) in Mid/North Norfolk.

We live about 300 yards from the cottage so we are on hand if you need us but we will leave you to enjoy your holiday.

Number Twelve is a spacious two bedroom cottage style town house very close to the centre of Reepham with its own off-road parking, which is a considerable asset. The property is ideal for holiday makers, those visiting friends or staying for local events, such as concerts etc. at Blicking Hall.

Reepham is a 'hidden gem', ideally located for visiting Norwich or North Norfolk.

What makes this cottage unique

With a good range of local shops, within 200yds, including a Spar shop nearby, open from early mornings to late evenings seven days a week, the location provides for a stress free stay. You will also be close to a good pub, restaurant/tea rooms and other local amenities.

This is a family owned property with the owner close at hand. In the unlikely event that visitors have any problems these can be dealt with quickly.

Notes on accommodation: The cottage has night storage and electric panel heating, the cost of which is included in the price. The cottage was extensively renovated in 2014 and has the benefit of double glazing throughout. Free WiFi is provided. For the comfort of our customers the cottage is non-smoking and we do not accept pets. Outside: The property has a small secure, private walled garden with patio area. Patio furniture is provided during the summer months. Storage for cycles available in the garden shed. Direct access from parking space to rear of property via a rear path. Cleaning / Towels / Linen / Maid service: Towels and bed lined supplied. Changed weekly. Property is cleaned at start and end of let, at least weekly for longer letting periods. Other: Garden Room with views of the churches. Wicker chairs and coffee table. Door leading to separate WC. A selection of books, jigsaws and children's toys available. Fantastic cottage located perfectly for exploring North Norfolk

The property is very comfortable, beautifully decorated and furnished. You will not want for anything as the owner has catered for all your needs. So close to a food shop and a welcoming and friendly pub that served very good food.. We all loved it and particularly enjoyed the pretty little garden. I cannot recommend this property highly enough.

Local pub 2 minutes walk, gorgeous meals kids allowed. Local shops in walking distance. Perfectly located for visiting Dinosaur Adventure Land, Cromer Beach, Amazona Zoo, Norwich and plenty more 1 week wasn't enough

Beautiful cottage

The cottage is lovely and cosy and very child friendly, when we arrived there was tea, coffee, milk and cake plus a little shop down the road if you needed anything. The cottage was very clean and everything smelt very fresh. The owner was very helpful and attentive, would definitely recommend this lovely home.

Excellent accommodation

The cottage is centrally located and beautifully equipped. Lots of room. We were three adults and a child and didn't feel cramped at all. Despite our December stay the cottage was warm and cosy. We enjoyed walking to the local pub - good food, roaring fire, and local stores.

Further Details:

Reepham is known locally as a hidden gem. The town has been used to film an episode of Agatha Christie's Piorot and PD James mysteries. The beautiful 1729 'Dial House' in the market place has recently been renovated to provide a bistro style restaurant. The town also has traditional pub in the market place, the Kings Arms, which serves good food and plays Jazz on Sundays.

Reepham has a village store (Spar), pharmacy, newsagent, post office, gift shop, greengrocer, cash machine, DIY shop, Library, health food shop, two hairdressers, florist, fish and chip/Chinese takeaway, antique shop and an art gallery - all within 250 yds of the cottage. Kerri's Pine at the former Reepham Station has a tea shop and sells a range of furniture and gifts. There is a live steam museum at the former Whitwell Railway Station, 1 mile from the village.

There are opportunities for delightful walks and cycle rides along the former railway line, now known as Marriott's Way. This links Aylsham and Norwich.

Payment on line using credit card or by cheque. £100 deposit is payable at the time of booking (refundable minus £10 cancellation charge up to six weeks prior to start of rental period). The balance is due 30 days before the date of arrival. For bookings less than 4 weeks before the start date the full amount must be paid at the time of booking. Short breaks may be available outside the main school holiday periods, or by agreement, at 75% of the weekly rate.

Changeover Day:
Changeover day is normally a Saturday but it may be possible to arrange this on other days- please send enquiry with details of your requirements.
Arrival from 3pm on the day of arrival until 10am on the day of departure.
