If you love Nature, “Il Poggiolino” is the right place for you!Facing the grenn slopes of the opposite wood, “Il Poggiolino” is completely immersed in the lush countryside on the hedge of the historic estate which has been owned by an old Florentine family of wine and oil producers since 1645. Silence and singing of birds in the cool summer mornings will be what you'll miss once you leave, we are sure.

Il Poggiolino is a portion of a sixteenth century farmahouse, sharing the pool with other guests. It's a three room property with a completely independent private entrance from the very sunny garden. Each room has two windows: a doorwindow leading to the garden and a smaller window with its nice old iron grate .The accomodation has a lot of character since all the original details-including the massive chestnut beams- have been carefully restored and preserved in the recent renovation. The three rooms, a kitchen a living room and a bedroom, all face the well maintained garden area where sitting and lying in the sun is extremely pleasant also in the early spring and autumn months owing to its suouthern exsposure. A grapes pergola in front of the kitchen door provides a shaded area in the hot season and a lovely retreat where to have meals alfresco in every season The furnishings are authentic 19th century pieces which add warmth to the lovingly decorated interior.

his summer vacations with his parents in these surroundings. He got so fond of the area that he chose to make his living here, taking care of the farming estate with his older brother.

A beautiful little house in the heart of Tuscany

This is the most beautiful little building set in the most wonderful setting in the Tuscan hills. This is our second visit to the area and we will be making many more return trips as it is so beautiful. The photos on the site are lovely but once you arrive it is even more beautiful than you can imagine. This little property is just perfectly cosy and has a glorious garden where you can just sit and listen and watch the lovely wildlife, smell the beautiful plants and trees and enjoy the beautiful Tuscan weather. Inside the property it is like a fairytale with a super comfy and very large bed in the bedroom, with doors that open onto the lovely garden. It was so nice to wake up in the morning and open the doors and let in the dappled sun light and the clean summer air. The lounge has a lovely open fire and this little place is filled with lovely antiques which adds to its charm and makes it even more cosy. The views are just breathtaking and I am sure once you get here, like us you will never want to leave. If you can drag yourself away there is so much to do in the area. Florence is just a train ride away (40 Minutes) and Londa has a wonderful lake just a moments walk from a lovely row of local shops selling excellent produce. You will never have enough time to visit all the places and also spend time around the pool so you will need to book again and again, like us, so you have the chance to experience everything that this wonderful place has to offer

A beautiful and welcoming retreat

We had a fantastic stay at Il Poggiolino. Not only is the building is beautifully decorated and full of charm, but far more spacious than we were expecting. We ate in on a few evenings and the large, well-appointed kitchen was very welcome.

We met both Maria Luisa, the owner, and Nicola, her son, during our stay, and they were very helpful and welcoming. Nicola talked us through the arrangements for electricity and gas, as well as the wood-pellet burner. The latter turned out to be very welcome in early April - while the days were plenty warm enough the evenings could get quite chilly, so the burner (and the open fireplace, when we lit it) made the cottage very cosy. I imagine, in the summer, it would also stay nice and cool. We were also given a bottle of local wine, which went down a treat!

As other guests have said, a car is essential. The drive up from the village is narrow and windy, but the surface is generally pretty good and the views get better and better as you ascend. A visit to Florence (on the train!) is also a must, and the cottage is located within reasonable driving distance from many of the Tuscan charms. In addition to the usual destinations, I'd also recommend Montalcino as a charming, less-touristy stop if you're in the area.

We were caught out a couple of times by local shops and restaurants being closed when we weren't expecting, but put this down to being there off-season. Maria Luisa left a set of local recommendations in the cottage which proved very useful.

The surroundings are perfect for a getaway holiday - the views are stunning, and there are lovely walks nearby. In early spring we were also treated to the most amazing dawn chorus each morning.

Overall we had a lovely holiday, and would not hesitate in recommending Il Poggiolino. Many thanks again, Nicola and Maria Luisa, for your hospitality.

Un coin de paradis

Nous avons apprécié notre halte de 15 jours en Toscane, dans la très belle maison de pierre de Maria Luisa et sa famille, qui habite au 1er étage de la maison. Bellinda notre femelle colley a aimé également se prélasser au soleil dans le jardin et écouter les bruits de la nuit devant la porte.

nous avons été impressionnés par les orages toscans qui répercutaient le tonnerre dans la montagne et le déluge des averses (douches).

Bien sur, nous avons pris connaissance de l'expérience des précédents voyageurs pour visiter Florence, Pise et sa marina, et Sienne. Ce n'était pas un bon jour ensoleillé pour faire la route des vins en Chianti, mais nous avons trouvé du bon vin dans le chai de la fattoria Valpiana San Leolino.

Hélas, vivre dans le silence des oliviers implique une petite route de montagne qui est toute en virages en épingles à cheveux et particulièrement dégradée par les intempéries. c'était très dommage d’avoir chaque jour à affronter notre appréhension de la route pour aller visiter le pays. Mais pour ceux qui veulent rester tranquilles et profiter de la piscine et du site, c'est un coin délicieux.

A Little Gem in the Tuscan Hills

We thoroughly enjoyed our stay at Il Poggiolino.

A beautifully restored building with so much charm, character and space (the picture do not do it justice)

We were welcomed by the lovely owner and were instantly made to feel at home.

A great location!...only a short drive to the local village of Londa, where you can get a train directly into Florence.

We also made day trips to Siena, Assisi, Pisa, and Bologna, which are all driving distance.

Thank you for letting us stay in your beautiful villa - we hope to come back again soon.

One amazing holiday, an absolute must.

My partner and i's stay in Il poggiolino was fabulous, the accommodation is both charming and spacious, it was spotlessly clean and equipped with everything you need for a comfortable stay, the bed's comfy to, a must for a two week stay. The views from the garden are stunning, overlooking the olive groves and the hills beyond where we sat at night and watched the wild bore playing with there young. The large pool is a stones throw from the farm house were you can cool off, relax and read your book in the the most beautiful setting, Maria Luisa who owns the property is friendly and helpful, nothing is to much trouble, she also speaks fluent English. A car is a must. The drive up to the farm house from Londa is not for the faint hearted , it's a very narrow country lane with lots of hair pin bends, i suggest you use an up to date sat nav as some fellow holiday makers didn't and ended up getting lost several times. Getting in to Florence is relatively easy by train (Do Not Drive) you can take a train from Londa which is cheap (around 4 euro) and has air con. There is a large Co op around 20 minutes from the farm house in Dicomano which has everything you'll ever need, there, you'll also find some fabulous restaurants and the most delicious ice cream shop. There is a small co op in Londa if you run out of anything. Finally you can't visit Tuscany without a trip to San Gimignano, its an absolute must. Overall it was an amazing holiday, one we will remember for many years to come. Thank you Maria Luisa.

We are at 450 mts on sea level and coming up here is not like driving on a motorway , but the amazing views , the unspolit enviroment, and the tranquillity of our location are really a great reward that our guests always appreciate. Remember that Iyaly is a hilly and mountains country in 75% of its territory!

Fantastic Villa Location

We would just like you to know how much we enjoyed our stay at your wonderful villa. The space we had was wonderful and it was lovely and cool after having very long hot days visiting the wonderful sites of Italy. The villa was well equipped although we didn't do much preparation of food. The pool was magnificent and the views were awesome. Whilst relaxing in the early evening we were lucky enough to see deer amongst the olive trees and the fireflies put an amazing display on every evening. Thank you to Maria Luisa for arranging a fantastic vineyard tour. The tour was very informative and the food excellent. We hope to visit again in the future.

The nearest beaches on the Tyrrenian sea is Viareggio: two hours' driving.

The nearest beaches on the Adriatic sea is Rimini: two I/2 hours' driving.


Florence Airport " Amerigo Vespucci" is the closest (one hour's driving)

Pisa airport " Galilei" : two hours'driving.

Bologna airport : two hours' driving.

Car hire or use of car is essential to get to Il Poggiolino which is 6 kms (3.5 miles) above the village of Londa.

The easiest way to get to Florence if you go sightseeing is catching a train in Contea, five minutes from Londa


Siena: 90 minutes'driving

Pisa : 120 minutes' driving

Lucca: 120 minutes' driving

Arezzo: 90 minutes! driving

Chianti Classico: 90 minutes' driving

These times are approximate depending on the car driver and the traffic!

Further Details:

Londa , the nearest village has everything you need for a comfortable stay. There you can find two small supermarkets, a bank, a post office , a pharmacy , a buthcher's, a bakery, a well provided greengrocer's, two "bars"( places where you can have coffee, cappuccinos , alcoholic drinks etc.) , two restaurants. A large choice of very good and not expensive restaurants can be found in the nearest villages of Dicomano , Vicchio, Rufina and in the hills above Londa. You'll not be disappointed!

The area is famous for being quite close to a National Park " Il Parco delle Foreste Csentinesi" where you can still admire the enormous fir-trees that in the past were turned into the huge exposed beams of Florence churches such as Santa Croce.

All around Londa there are trekking trails and a recently installed " mountain bike trail" for amateurs and professionals.

If you love sailing and boating Lake Bilancino , near Barberino di Mugello ,is the ideal place where to spend a relaxing day

Visitors fond of motor races choose this area owing to it being close to the well-known" Mugello race-course"

History and art have left unparalleled traces in this part of Tuscany.

The Mugello, our territory , was the cradle of the Lords of Florence, the Medici Family, whose castles , Castel del Trebbio and Cafaggiolo, still dominate the landscape..

Famous painters like Giotto, Cimabue , Beato Angelico , Andrea del Castagno were born in this area .

Beautiful mediaeval churches are scatttered on the hills around Londa and in the nearby villages to witness the presence of a lively community since the distant past.

Il Poggiolino may appear remote if you look at it on a map , but our area has been inhabited continously since Etruscan times , 2500 years ago! A well provided Archaelogical Museum in Dicomano (15 minute' drive) preserves a number of interesting Etruscan finds which were found in this area .

Though the property is only 35 kms from Florence it is so fully immersed in the green countryside away from the usual touristic routes that you really get the feeling to be " away from it all". The owners are producers of extra virgin oil and wine and the land is organically farmed, consequently the area is very healthy and the air is extremely clear and clean. Beautiful hilly landscapes, peace and tranquillity are the real assets of this property from which you can easily reach the most interesting Tuscan towns like Siena, Arezzo , Pisa , Lucca with one day's trips

  • Notes on accommodation: Linen and towels are included in the rental price on arrival. A change can be supplied against expenses. Pool towels are not supplied but can be rented. Please ask at booking time. Outside: The three rooms that form Il Poggiolino all look on the sunny garden where you will enjoy the mountain views and the delicious smells of rosemary , lavender , roses , sage and thyme. A table sitting four and chairs are placed under the grapes pergola in front of the kitchen. Deck chairs and/or sunbeds are supplied for the garden area A portable barbecue is in the garden for guests' use. The shared swimming pool (14x7 mts) is 20 meters from the property gate and has tables, chairs , sunbeds and parasols for the guests. Cleaning / Towels / Linen / Maid service: The property is cleaned before the arrival of new guests. Kitchen towels , shower towels and linen can be changed once a week upon request.
