A stunning waterside property, the House was originally built in the 1850s. It was fully refurbished and extended in 2011 to provide a 4 bedroom, 3 bathroom house of exceptional quality. Downstairs is open plan with a spacious and comfortable sitting room area adjacent to a dining area and a galley kitchen. There is a downstairs bathroom/shower room, located at the front of the House, for easy access following a return from the beach. Upstairs, there are four bedrooms; two double bedrooms (one en suite) to the rear of the house with stunning views over the tidal estuary. To the front of the house are one twin room and one single room. The House is light and airy, with wooden floors throughout. Outside, wooden decking to the rear of the house provides a space to eat, drink and relax, with views of the river. And a garden to the side and rear of the house provides the river wall to the tidal estuary of the River Tiefi, meaning that the House sits right on the water. The Watch House is a house with history and character and one that has been brought right up to date with a contemporary refurbishment that provides for the requirements of modern living, while retaining the character of the original, unique house. It is a very special setting and location fo those who like to be close to water. The original house, the Customs and Exercise 'Watch House', was built around 1850 to overlook the then busy waterway in and out of Cardigan Town, two miles upstream. The character of the original house has been retained in refurbishing, modernising and extending the House in 2011. There is much to do and see in the local area. There are a number of outdoor activity companies offering kayaking, climbing and coasteering and the village of St Dogmaels sits at the Northern end of the Pembrokeshire Coastal Path and the area has many spectacular coastal walks. There is much to do and explore in the local area, from St Dogmaels Abbey and Cardigan Castle to the unspoilt beaches of North Pembrokeshire and Ceredigion. The house is perfectly located for those who want to explore the local area by car, on a bike, on foot, or on the water.

About Philippa Ashmore

I have only recently taken ownership of the House, having purchased it from my mother, but it has been in my family since 1948. I am a full time mother and also work part time. I live in Surrey but we use the Watch House in St Dogmaels whenever we can, and let it when we cannot.

Why Philippa Ashmore chose Fishguard, Newport, The Preseli Hills & Bluestone

The Watch House has been in my family since 1948 and I have spent many weeks of every year since I was born at the House. It is very much our second home and we also use it regularly as well as let it out.

What makes this house unique

The Watch House is set in an extroardinary location, on the tidal estuary of the River Teifi, a mile from Poppit Sands beach. I find being by the water very relaxing - and the views from the House of the Teifi estuary are simply stunning. And, following its refurbishment and extension in 2011, the House provides a large, airy, comfortable and modern accommodation, while retaining its history and character.

Location

Coast/Beach:

The house is located one mile from Poppit Sands, a Blue Flag beach, with views across to Cardigan Island. The beaches of Ceredigion, including the National Trust beaches of Mwnt and Penbryn are a short drive away (Mwnt 15 minutes drive and Penbryn 20 minutes drive). The village of St Dogmaels also marks the Northern end of the Pembrokeshire Coastal Path and there are wonderful coastal walks in the area.

The House sits in St Dogmaels village, a large, sprawling and peaceful village and two miles from the historic market town of Cardigan.

Further Details:

St Dogmaels has a 12th Century Abbey, with visitors centre, a village store, three pubs (one of which, the Ferry Inn, is in close proximity to the House and serves excellent food) and Bowens excellent fish & chip shop. The historic market town of Cardigan is well served with local shops and three supermarkets, as well as the recently refurbished Cardigan Castle.

Bedroom 2 has a double bed and en suite bathroom, plus balcony overlooking the river. Bedroom 3 is a twin bedded room at the front of the house. Bedroom 4 is a single room.

Notes:
Notes on accommodation: Unlimited BT broadband wifi available Outside: Outdoor furniture (table and 6 chairs) is provided and ideal for use on the large decking area accessible from the sitting room. A kettle barbecue is also provided. The garden is secure and enclosed and runs around the side and back of the house. It is accessible from a double gate in the driveway and by stone steps at the rear of the house from the dining area. The property backs on to the tidal estuary of the River Teifi and the back wall of the house provides the river wall/bank. There is a drop of some 8-10 feet to the river foreshore when the tide is out and up to 6-8 feet of water the other side of the wall when the tide is in. Therefore, children should be supervised at all times in proximity to the water. Utility Room: The downstairs bathroom doubles as a utility room with a butler's sink and washing machine. Cleaning / Towels / Linen / Maid service: All bed linen and towels (including bathmats and tea towels but not beach towels) are included. The property is managed by a local lady from the village, and cleaned and sheets changed on a weekly basis.

A truly lovely house; spacious, comfortable and peaceful views onto the estuary from the lounge and rear bedrooms. Location great for popping down to Poppit Sands and the other beautiful beaches along this coast. Cardigan close by. We love Pembrokeshire and this house has everything you need for a comfortable and relaxing break. Good to be able to pop into the pub - you don't even notice it's there but nice to go into after a walk. We did some lovely coastal walks, horse riding and on the one rainy day managed to get to the Blue Lagoon water park. Definitely recommend this property - informative and pleasant owners too!

Saturday changeover day. Departure is by 10am on changeover day and the House can be accessed on arrival from 4pm.
