Èva's Nissi Beach Apartment benefits from its shared pool facility complex with shower, changing and W.C. facilities, which is exclusively available to owners and guests. There is a small children's pool and a shallow end to the main pool making it safe for families with children. The terrace is furnished with a dining table, chairs, and two sun lounge beds, perfect for al-fresco dining. I am passionate about travel and curious about how other nations live. Although my husband and I spend considerable amount of time in Kingston, England, we visit our holiday homes regularly. I love my work, which is helping people to have wonderful holidays. It is important to relax and re-energize as we all work very hard. Why Mrs Eva Godden chose Ayia Napa

We looked around the island and we fell in love with the beautiful, white sandy beaches in this area. The largest and most commercial is the famous Nissi beach. But if you want to hide, you just take a ten minutes ride (car or bus) and find a secluded beach without all the razzmatazz of Nissi Beach.

However, we felt that guests would be happier if they only have to walk a short distance from our property and this was one of the reason we bought this top floor property.

Secondly, Nissi Elena court is perfectly situated as it is in and elevated position and above Nissi High Street and therefore it is quieter than other properties just on the water edge.

All shops, restaurants, ATM, bank, etc are in walking distance and any emergency can be dealt with quickly.

What makes this apartment unique

Eva's Nissi Beach Apt benefits from a the largest swimming pool, a toddler pool, sun sails, which are better than umbrellas. Owners provide sun bed for their guests. This area also has showers, WC for comfort. Eva's 2nd, top floor apt. is in the best position, in our opinion, as it is far away from the pool, it is quiet, set back from the other building and has a large, 20 square shaded terrace, which in our opinion, is a benefit in the scorching 40 C + heat in mid-summer.

Other Nissi Elena Apartments may have a full sun on the terrace, but you would not be able to sit under there as it is far too hot. If you want to sun bath the pool area and the baches are the best. When evening comes you can cool down with a drink in our terrace.

The property is larger, (we are told) than the others.

This is a spacious apartment in a good location, close to Nissi Beach. About as quiet as apartments get near Agya Napa, pretty well everything there you might need. It would be better if there was an inclusive cost advertised, seem to be lots of add on's like paying local agent, paying extra to stay on for a few hours past check out time and the electricity allowance, fine for us in October but I can imagine quite pricey in the summer when the air con is being used. On balance, a good place to stay, just make sure you know what it's costing.

Thank you for this review. If you'd read my introductory letter thoroughly you would not have been surprised as all cost set out clearly, last down to every details. If I set an average 'one-for-all' price it would be much higher and people who are sensible would loose out. People are happy with this as they are in control.

1. Agent's Fee. They work in a cash industry and they need to pay their cleaners. We do mention this in our website. Extra banking fees would apply if we change our practice.

2. Air-Con. Electricity is the second most expensive in Europe here and after guests abused the system we had to set a limit of use, which is very generous according to our past guests reviews. We are not unique of doing so.

3. Extra Day Stay. Well, if you stay on or have an extra day, naturally it has a cost. My agent needs an 8 hours turn around so if I cannot rent the property I loose a day rent. Why should I?

We have a good size shared swimming pool, approx 6 m x 15 m, located at the end of the complex, reached by paths through a lovely garden. We provide two named sun-lounge beds at the pool side, my agent will show you which ones Most areas are protected by sun-sails. There is a small children's pool for very small children. Our private terrace is furnished with a dining table, 4 chairs & 2 sun lounge beds, perfect for breakfast, lunch and al-fresco dining. The terrace is well protected from the fierce sun and perfect for small children or people who need protection and therefor, is very safe. ATM/Bank & Medical Services near by. Services:Cleaning, Towels, Linen. Linen & towels are provided (two each) for your stay. My agents cleans & prepares the apartment for your arrival. Euro 75, MUST BE PAID IN CASH ON ARRIVAL . Spacious apartment with great pool and location

I travelled with my partner and parents to Cyprus for my sisters wedding at one of the large 'all-inclusive' hotels in Ayia Napa and we couldn't have asked for anything better for our weeks stay. Apart from the unfortunate surroundings (mostly wasteland), the apartment was 5mins walk to shops and bars/restaurants, it had a lovely pool which we mostly had to ourselves. The apartment balcony was lovely for morning breakfast and evening relaxing/drinking and the aircon was a life-saver!!!

When comparing our apartment to the room my sister got in her "5* resort", I would choose the apartment anyday for its size and price!

Would happily recommend to a friend and would happily return if we end up in Cyprus again.

Really well presented apartment. Great location for shops and restaurants. Perfect for families.

This property is lovely. Very spacious bedrooms. Ample wardrobe space, good size bathroom and living room. The balcony is simply a tonic in the morning as the sun rises. Eating out on the balcony in the morning and evening is a pleasure. The kitchen is well equipped and we had an English manager a phone call away if we needed her. The swimming pool is spotless. Thank you for a great base to stay for our family holiday.

Managing a place from far away has its challenges and we will be going out to visit our place next spring to see what needs to be updated. Yes, this apartment has many benefits. It sets back giving Guests more primacy, in a perfect location near to all, shops, beaches. Has two pools ( a decent size of main pool and a baby pool). As you mentioned a manager a phone call away is very important and gives Guests a piece of mind (and to me as well)! We hope to see you back next year!

Wonderful holiday in Cyprus

We spent 2 great weeks at Eva's Apartment in Ayia Napa.

Close enough to Napa's “city” center with its shops, bars and clubs to enjoy what Napa has to offer and far enough from all the night life's noise (yet still reachable for those who want to be a part of it).

The beautiful Nissi Beach is just minutes away from the property .

You can also go 500 meters further to the much less frequented and very nice Landa Beach.

Bus stops in both directions also in walking distance.

There is very nice, big pool and almost nobody around it.

Perfect location. Beautiful apartment with sea view .

Eva is very friendly and very helpful, she gave us all necessary information and answered all our questions. The electricity allowance is more than enough.

We had really great holiday and would definitely stay there again.

We believe that we are in a perfect location, close to the action (if you want it) yet far enough away for some peace and quiet. This year we also discovered the Landa Beach which is much quieter than the famous Nissi Beach which is just down the road from our apartment. We also discovered some even quieter places down the coast which can be reached by bus. Our large pool has just been refurbished and is one of the largest in the area, and is a great place to take the sun. Many past guests have enjoyed our large terrace with sea views, a good place to have a sunny breakfast. Very nice to know that you found us friendly. We do our very best to help our guests from the first enquiry through to the day they leave. Thanks for confirming that the electricity allowance was more than enough and we look forward to welcoming you back again very soon.

Car: not necessary


Five minutes walk to Nissi and Adam Beach and the 5* Nissi Beach Hotel. Staying in Nissi Elena Court is convenient for weddings, celebrations and Nissi Beach is only 200 m from the apartment.

There are numerous beaches in the area, including Konnos beach, which can be reached by bus number 1.


Nearest airport is Larnaca, approximately 45 minutes drive by car to our Nissi Elena Court Resort.

We offer a pick-up service by our agent, who will meet you in the airport, help with your luggage, and take you to our apartment. Once there, he will assist with your luggage and show you the apartment.

Yes, it is a bit dearer than the local taxi service (who may , or may not) know where the apt is located. In any case you will have to push your luggage uphill to find the taxi ranks and pay a tip


The Nissi town centre is about a 15-20 minutes walk/ five minutes drive.

Nissi Avenue, which runs from the bottom of our road and is adjacent to the water front, has a good selection of restaurants and bars.

There are many shops offering basic groceries, milk, drink etc.

For those with families and transport, Paralimni is the best for a big shop. Approximately ten minutes by car.

Waterworld is a really great day out. If you want water but no sand, head 3 km west of Agia Napa to Waterworld, Cyprus best water theme park. You are not allowed to take any food or drink in & a 'bouncer' stands at the gate & asks you if you are taking anything in. The park itself is fab, well organised, loads of lifeguards & they appear very safety concious, it is also very clean. There are so many different rides from the lazy river to very high single slides.

Monastery: a beautifully cloistered and a calm oasis (early morning) and well-preserved with a cool, marble fountain in the centre price of the courtyard.

Boat Cruises: a large number of cruises operate form Agia Napa's sweet little harbour. You can take a cruise just about any time of the day that type suits you.

Diving: best site are around Agia Napa and Cape Greco

Fast Boat Safaris: takes you around the fascinating sea caves. You do get to sea the sites, but the speed boats are the real adventure.

Municipal Museum of The Sea: the museum 's centre piece is the amazing reconstruction of a boat that was shipwrecked off the coast of Kyrenia in the 3rd century BC.

Cyprus is becoming one of the best places to play golf. The best time is from October to May with teperatures in their 20C. We have a local 9 hole, 17 Tee Box which is challenging enough according to the professionals. Ayios Nikolaos Golf Club is located on the Station at the Joint Service Signal Unit, near the village of Vrysoulles.
