A converted former Coach House, equipped to a high standard & benefiting from modern appliances

The Agent's House is a lovely Edwardian property in the little village of Whitney on Wye, just over 4 miles from the famous literary town of Hay on Wye and 15 miles from the cathedral city of Hereford. We offer high quality, stylish accommodation in a relaxing rural location; perfect for a get-away at any time of the year. Montgomery's Coach House (named after one of our sadly departed dogs) is in the grounds of the Agent's House, but is completely self-contained.

A stone's throw from the River Wye and in the border lands between Herefordshire in the English West Midlands & Powys in Mid-Wales, we are ideally situated as a touring base for getting to know the picturesque Wye Valley and beyond. We are less than 5 miles from Hay on Wye, the famous bookshop capital, where you will find a variety of small, individual shops, cafes, an ice cream parlour, antique shops, a great deli & a Thursday morning market, to name but a few of its attractions. The annual Hay festival is attended by thousands of visitors, including celebrated authors, thinkers, scientists, musicians and film makers at the end of May/beginning of June. If you intend to visit during this period, please book early to avoid disappointment!

The cathedral city of Hereford, with its renowned chain library and Mappa Mundi, and the market town of Leominster are approximately 15 miles east and north east of Whitney on Wye. The beautiful town of Ludlow, well known for its high number of reputable eateries is also within easy striking distance by car.

More locally, you can drive along the Herefordshire 'Black and White Trail', a circular route which takes you through a number of villages with pretty houses and churches. There is many an interesting stop-off point for a stroll or refreshment along the way. Throughout the area, there is a growing focus on the 'slow food' movement and great pride is taken in the quality of local produce, such as cheese production, cider farms, chocolate making, micro breweries and, of course, many wonderful cafes, restaurants and pubs to relax and unwind in - the nearest of which is only a two minute walk from our door! Just a three minute walk away is a great farm shop, which also does a very nice line in coffee, home-made cakes, lunches and snacks.

For the more energetic, there is a range of activities available within easy reach of the Agent's House and Montgomery's Coach House. Walks along Offa's Dyke and the Herefordshire Trail, as well as local trails direct from the house. Hay Bluff, the Black Mountains & Brecon Beacons are just a short drive away - canoeing along the River Wye is also a great way to spend the day.

About The Agent's House

We have spent considerable time travelling and staying in hotels, bed & breakfast and holiday cottage accommodation over the years. We believe this has given us some insight into what makes a welcoming & comfortable stay and we've tried to translate this into our own standards and the way we run our property and present our accommodation.

The Agent's House purchased this cottage in 2012

Why The Agent's House chose Herefordshire

We fell in love with the beautiful Herefordshire countryside many years ago and when we had the opportunity to move back to the area, we spent considerable time finding what was for us the right property, in the right location. We hope others will share our view and take advantage of their stay at the Agent's House/ Montgomery's Coach House to explore and enjoy the surrounding area. We will be happy to help with any questions you may have on planning the itinerary for your stay - if indeed you plan to do more than relax and stroll to the nearby pub or cafe!

What makes this cottage unique

The Agent's House is a distinctive looking property and retains much of the character of its Edwardian origins. The property was built around 1905 for the land agent employed by the Whitney Court estate. For many years, our Agent's Office B&B room was where tenant farmers paid their rent. An original piece of hand-made furniture used for paperwork is still in place, together with the hinges of an iron wall safe. The beautiful and distinctive sash windows (four in all) make this room fantastically light and airy.

Josie's Annexe was formerly a scullery and used in more recent times as an art studio and pottery, amongst other things! It is now decorated to a more modern style, but retains an artisan feel and with it's outside deck area offers a great space for reflection and relaxation.

Montgomery's Coach House has been completely converted from an empty barn, divided into carriage house, stables and pig sty! The original doors have been retained, together with as many original features as permitted by modern building regulations. We are extremely proud of the end result and feedback from guests appears to indicate it has been transformed into a comfortable and cosy place to stay; characterful, but with the benefit of modern appliances!

Perfect few days in a gorgeous, cosy cottage

This was the perfect base for attending a wedding at nearby Whitney Court. Alison made my friends and I very welcome on arrival and we were delighted to see that Montgomery's Coach House was every bit as lovely as it appears in the pictures! We were very comfortable in what is a very well kitted out and furnished conversion. All of us would be very happy to stay here again.

Beautiful and well appointed 5 Star Accommodation and Wonderful hosts.

Steve & Alison have created a truly fabulous place, perfect for escaping away from it all. The welcome pack was an unexpected surprise and we enjoyed everything in it. The accommodation was spotless, cosy and had everything you needed to enjoy your stay, they really have thought of everything. With numerous walks on your doorstep, and a Pub with riverside views plus a Farm Shop down the road. The lovely market town of Hay on Wye (known as the Book Capital of the World" only 4 miles away, which is well worth a visit . The only complaint we have was how quick our 4 nights and days passed. We can highly recommend the " Montgomery's Coach House " can't wait for the opportunity to come again with Aggie and Spud who enjoyed the many walks in this stunning countryside also lookout for the numerous clusters of mistletoe growing on a variety of different trees.

Thank you for making us feel so welcome, we look forward to seeing you again.

Beautiful location and excellent accommodation.

Excellent, very clean, love the Montgomery Coach House. We had a relaxing time and our little dog was made welcome. The owners were very friendly and accommodating. Can't fault it.

Fantastic stay!

The pictures do not do this property justice. It is a fantastic property, and very homely. Steve and Alison were so friendly and were available if we needed them as only next door although the property its self does remain very private with its own drive way. We cannot fault our stay, it was just so wonderful. We would definitely be booking again for the future and maybe come in the summer when more castles and stately homes are open, however, there is still loads to do in the winter, we were busy every day of our stay, there are leaflets provided which show interesting things for tourists to do in the surrounding areas.

A very pleasant experience

Always difficult when arriving after dark but not disappointed. An attractive exterior with a very well designed interior finished to a high standard. Montgomery's Coach House is well furnished and equipped with all one could require. Our hosts could not have been more accommodating. They were willing to ensure adequate ice cubes available for our cocktails on arrival and loan a juice extractor! They were also helpful in returning a pair of earrings left behind on our departure.

Herefordshire and the Welsh borders provide excellent walking and the availability of quality local produce when self catering is an added benefit(examples of which were provided in the welcome pack). I would have no hesitation in recommending the Coach House to those who wish to stay in the area.

We stayed for the 2nd time at the Agent's House -just for 3 nights but the reception was as warm and friendly and the owners remembered us and the dog. The accommodation was as excellent as before and we will go back again I am sure

What's not to like about the border-land between England and Wales?!

Here we have spectacular countryside that demands to be enjoyed by those of a more energetic physical disposition, as well as those who prefer a more leisurely pace. If you can do it outside you can do it here! If walking, canoeing, horse riding, cycling and outdoor pursuits is your thing, you will love the Wye Valley and surrounding hills and mountains. When it's time for a break, or if you just fancy taking it easy for a few days from day one, there are plenty of nice pubs, restaurants, cafes and places of interest to suit everyone.

If you have never been to this part of the UK you will no doubt wonder why not after your first visit - if you have been before then we feel sure you will enjoy your next visit even more! Why not add to your enjoyment by staying in one of our Coach House or comfortable B&B rooms?

All bookings can be made directly with us via phone or email.

For our B&B guests we can accept deposits of one night's stay by credit/debit card. We also accept cheques 10 days prior to arrival and full payment on departure.

For those staying in our Coach House payment can be made 10 days in advance by cheque.

We are happy to accept payments for either type of accommodation via bank transfer. (BACS). For further details please contact us directly via the enquires box or on 01497 831313.

Changeover Day:
We have no specific changeover day and are happy to accept bookings at any time. Check-in is normally between 4-6pm with check out at 10.30am (11.00am on Sundays). Earlier or later check in/out can sometimes be accommodated on request - please ask.

Notes on prices:
B&B prices £70-£95 a night for 2 guests sharing and includes fresh locally sourced breakfast ingredients of your choice, pre placed in the room for you to prepare at your convenience. Please get in touch for further details.
Our Coach House prices are dependent on length of stay and time of year. All costs quoted are a guide only. Generally speaking, the longer your holiday the more cost effective your stay. (Min 3 night stay.)

  • Notes on accommodation: Here we have the ideal set up of accommodation to suit everyone. Choose between one of our lovely self-contained, privately accessed, B&B rooms, perfect for that quiet two or three day getaway or, for the longer break, our very comfortable, fully equipped, self catering Coach House. In total we can sleep up to nine guests in our different rooms. If you are part of a larger group please ask for details and we maybe able to offer a tailored package to suit your needs. We are also happy to accept well behaved dogs for a small cover charge. All of our accommodation is equipped with free WI-FI. Outside: The Agent's House is fortunate to be surrounded by the lovely Herefordshire countryside. Each of our two B&B rooms has private, independent, access for guests to come and go as they please. The Agent's Office B&B room has plentiful parking immediately outside the front door on a quiet road, while Josie's Annexe has a private, gated driveway suitable for two cars. Josie's Annexe also has an oak stable door overlooking its own private deck area, perfect for breakfast al fresco on a summer morning, and a small fish pond. Montgomery's Coach House has a private gated driveway which can easily accommodate four cars, or more if required. It has its own secluded deck, which is a lovely place to catch the morning and afternoon sun!
