La Vieille Tuilerie (literally, The Old Tileworks or Brickworks - named after the road the house lies on, itself named after the old village industry) is a luxury property that won't disappoint! Thought and attention has been paid to ensuring your holiday really is a holiday. This is a spacious and light, detached and private, 5-bed (3 double bedrooms and two kids' rooms), 3 bath family home with large, private and enclosed garden, with trampoline, swings and a lovely grassy toddler garden at the rear with boules area (and boules!), plus fully gated, heated pool (10m x 5m) and secure on-site parking. Fully renovated with taste, assiduously maintained, and equipped with all mod-cons. Ideal for up to three families with or without young children. Also with a ground floor bedroom suite, perfect for accompanying grandparents too.

We provide a free Welcome Pack of essentials (English tea, coffee, butter, jam, baguette, bottle of sparkling water and a bottle of rosé and red wine etc - so you can have a snack - and a drink! - when you arrive), but please do let me know if you'd like the fridge filled with a more comprehensive selection of foods to start you off (chargeable just for the cost of the items, not the service). We also leave all new guests basic such as foil, clingfilm, spices, cleaning materials, washing-up liquid, dishwasher tablets and some washing powder/liquid.

La Vieille Tuilerie is located on the edge of a village called Espondeilhan (affectionately known as Espon-diddly-dong!), within easy walking distance (5mins on the flat, no hills!) to the shops including a baker's, superb bar-restaurant ( - known as being the best in all the villages around, tabac and a Post Office. It is close to the beautiful medieval market town of Pézenas (market day Saturday) and the larger city of Béziers at about 12-15 minutes to each one. The nearest large supermarket (with service station for petrol) is only 5 minutes away in a larger village called Servian.

Espondeilhan lies in a network of close-knit villages - all only a few minutes from each other, and each with something unique to offer, in the way of bars, restaurants, wine-tasting, village fêtes, old windmills, lakes and rivers to swim in, you name it! So much to see and do and hardly any traffic too! The variety of town-living, but with the easy-going pace of village life!

Beaches 30 mins, Lac Salagou 30 mins. Superb walking, cycling, riding, windsurfing, sailing, tennis and golf.

2018 will be our seveth season renting our house out after really successful summer seasons starting in 2012 and gradually adding more weeks. With good planning and thinking ahead, we're pleased to say that everything has so far gone extremely smoothly. We've had really lovely guests! We've done a lot of summer holiday house renting ourselves, so are applying our principles of everything from 'absolute necessities' to 'wouldn't it be nice if...' to the house and to the welcome pack of essentials, as noted above (eg brand new kitchen sponges every time and bin liners that fit the Brabantia bin, for example!).

Outside: The pool measures a large 10m x 5m and is heated (thermostatically-regulated and operational either side of the high summer months when it is not needed, so May, June and September). This year also sees a switch over to a brand new salt-water system which makes your skin and hair feel just wonderful! Don't worry - the water doesn't taste salty at all - due to some funky ionising that goes on that changes the salt you put in into chlorine! The pool area is gated, fenced and lockable with two gates. Stone barbecue on terrace with table and two lovely tables seating up to 14.

Large private and 100% secure, enclosed garden with children's play area (trampoline, slide, swing, see-saw) and toddler garden with lush, green grass and toddler toys (small slide, plastic seesaw, mini-Bosch lawnmower, ride-on toy etc)... as well as a boules terrain with boules.

Downstairs: Large hall with out-of-tune piano! To the right, a formal living room with wide-screen TV, Freeview TV, DVD. This also has a very comfortable, sprung, sofa-bed so potentially adding 2 further guests. The formal living room leads through to a beautiful large, airy double bedroom with en-suite shower-room - great for grandparents, for example. If you'd like to use the sofa-bed for guests, note that you need to pass through this room to get to the downstairs double bedroom (good for kids of those in there?).

Across the hall lies a second family living/dining room with dining table for 8 (plus leaf taking seating to 14), widescreen TV, Sky+ (recordable), DVD player. Fast wifi with easy code and connection.

Fully fitted and equipped kitchen (5-ring hob, two ovens, dishwasher, large fridge-freezer plus extra drinks fridge and a good range of cookware, utensils and plenty of matching crockery). Table and seating for four in kitchen. French doors onto terrace (with seating for 14) barbecue area, next to the pool.

End of the hall, downstairs WC and hand-basin. Back of the house, utility room with washing machine, dryer, large ironing board, iron.

Upstairs: Four gorgeous large bedrooms, two with two enormous windows each, looking over the countryside. One master bedroom with king-size bed, one double bedroom with double bed, one kids' room with a 120cm bed and two single beds and one kids' room with white wooden bunk beds and a toddler/child (up to about age 5) bed which can also be set up as a cot. In addition, one regular wooden cot and two travel cots with mattresses also available. We do include a helluva lot of toys too! The house sleeps two good-sized families: 6 adults and 6 children, for example.

Also on the first floor is the big Baroque-style family bathroom with bath (+ shower) and separate very large rain shower, WC, double hand-basins and ornate silver mirror. There is also a second shower-room with large shower, WC, hand-basin. Fans in every bedroom.

All windows have electric shutters which keep out the daylight - great for lie-ins and to help the kiddies sleep!

New water softener just installed (March 2018)!

No smoking inside the house please; outside is fine.

Bed linen provided, bath and pool towels provided. I have all baby equipment you might require.

We leave you three hairdryers, nice liquid handsoap in every bathroom. We've tried our very best to think of everything you might need to make your stay a real 'home away from home' including - gasp - plenty of matching cutlery and crockery and co-ordinating bedding with a high threadcount! What? In a holiday home, I hear you say?! Well yes. It's what I'd want so it's what we're offering our guests. I hear horror stories of threadbare towels that make me shudder! We also have plenty of kiddies' tableware and even bibs, a steriliser, bottle-warmer etc. So you can pack more frocks! :)

You are welcome to bag drop and nip out for lunch and/or shopping if you arrive early and the cleaners are still preparing the property for you.

Check-in and check-out days are Saturday to Saturday only, apart from at the beginning of the season, where there is flexibility, ie our first week - June 16-23 - we could propose any entry day but check-out would still be on a Sat.

We haven't fitted air-conditioning to the house as this would increase the rental price to the next bracket up (due to the cost of fitting and then to run them).

Hi! My name is Nicole. I'm a Brit who has been living in France since Sept 2002. I have a daughter, Isabelle, who is 11. A fluent French speaker, I spend a lot of my time working in the Anglophone community, organising events etc. I also spend a lot of time maintaining the house and gardens for the summer rentals as this is how I manage to stay living down here!

We love the easy way of life here, the villages in the summer are such fun! There is always something to do - a market or a village fête, or one of the huge weekly (in the summer) local 'brasucades' (think 400 local people eating and dancing outside)!

Why Nicole Hammond chose Espondeilhan

I've lived in this house since September 2010. I loved it as soon as I saw it! Although it was firmly set in the 70's/80's décor-wise, I saw the fabulous volumes, the garden, the features. Once we had de-artexed everywhere, put a new Schmidt kitchen in and replaced all the old brown floor tiles, it started to feel like home. As with any family home, it's a continuous journey and we make improvements every year, albeit smaller ones now! I had already lived in the next-door village for 8 years, and love the area. I've lived in this area for 15 years now (since 2002) and can't imagine ever leaving. Although it's the countryside, I can get to several towns in just a few minutes without traffic! I look at it as having the advantages of living in a town or city in terms of amenities within close proximity, but none of the traffic jams to get to them!

The beaches are just half an hour away and we like nothing better than to head out to a beach club to meet up with friends, treat ourselves to a sunbed and parasol and then while the day away!

And of course, for our lovely guests' convenience (and for our trips back to see family!), we are under an hour from no less than FOUR international low cost airports! What's not to love?!

What makes this villa unique

The over-riding wow factor here is the property's volumes - 3m ceilings and enormous rooms! The house was actually built in the 50's, to a symmetrical Maison de Maître style, with the addition of some Victorian-style features, so we've worked with that to give the house character and individuality. When we moved in, it had everything we were looking for: huge private, secure garden, big pool, lots of bedrooms, downstairs loo! The only problem was, it was all last decorated in the 70's or 80's!! Seven years later and the house has been brought up-to-date, with ongoing touching up and maintenance, and we are constantly working on improvements (last year we had all the upstairs ceilings repainted and renovated the eating terrace and barbecue, this year already (2017) we've improved the driveway entrance from the road from a grill to a cement version and updated some electrics, as well as creating a better turning angle in the drive so multiple cars can be parked more easily).

La Vieille Tuilerie is our pride and joy! We hope you'll enjoy it too!

We have found our house popular with families holidaying with grandparents, due to the lovely ground floor suite. Alternatively, it's perfect for three families with children holidaying together. There is always somewhere to escape to as well, with outside seating in front of the house and on the terrace off the kitchen, by the pool, which has two large tables, seating up to 14, and the stone-built barbecue. The toddler garden at the back of the house is secure and has a gorgeous, soft green lawn plus toddler toys. I can provide whatever baby/toddler equipment you need. From Bumbos to sterilisers, potties to walkers and ride-ons! Outside: 1500m² of garden - children's garden with swing set with swing, slide and climbing rope, 3m trampoline with safety net, Swingball. Fully lockable, gated and enclosed large private pool, eating terrace with two tables seating 14 and a stone-built barbecue. Through from here is the back garden - the Toddler Garden - which has a lovely green lawn (automatic night-time sprinkler system) with little see-saw, mini Bosch lawn mower, toddler slide and boules terrain. The washing line is here too. Table and chairs to keep an eye on the kiddiewinkles as they play. Utility Room: Large hole, 8kg washing machine, tumble dryer, long, four row washing line right outside the utility room door. Large new ironing board, iron, steam mop, vacuum cleaner, other cleaning items. Cleaning / Towels / Linen / Maid service: Bath, hand and pool towels are included. Mid-stay bedlinen and towel changes are chargeable. Other: Second living room - large widescreen TV, Sky box, television, 4-seater sofa and 2-seater sofa

Lovely large house and pool, perfect for our family holiday

We had a wonderful week. The house is large and was perfect for us - grandparents, our two daughters and three grandchildren. The sleeping arrangements were just right - all the bedrooms were large, nice bathrooms and in the children's rooms there were plenty of toys and books. The kitchen was spacious with everything you need and plenty of space for eating indoors if necessary. The large pool was enclosed with excellent locking gates so you knew that the children were safe. Good BBQ and again good outdoor eating area. The village was closeby - bakery, fruit and veg shop and bar witin walking distance. Nicole, the owner, was very helpful and lived nearby. We had a great holiday.

Wonderful hols in beautiful villa

Our family of 8 with ages ranging from 9 through teenage boys and parents and us young grandparents had a great time in this beautiful,well equipped villa and family home. The local bar and restaurant is a gem ,friendships easily made with bonus of great food! Fab area too,,with plenty of choices but favourite with everybody was the lovely pool,many hours of fun

Beautiful house, rooms and garden with relaxing pool. Didn't want or need for anything, everything supplied and to high quality. Rooms were spacious, very clean, plenty of hanging and drawer space and with a homely feel.......also proper fluffy towels!!! Stunning area with plenty of fantastic places to visit, making great memories; Beaches, chateaux and a lagoon.

A hidden Gem in the South of France

I stayed along with friends for 5 days as guests of Nicole's, wish it could have been longer. Nicole has the most incredibly Chateau nestled nicely in a peaceful, charming village. Most days were spent lounging around the fabulous pool, plenty of poolside sun-beds that capture the all day sun.

As for the accommodation, spectacularly set out in true French style, fully equipped Kitchen leading out onto Al Fresco patio dining area next to the pool, bedroom accommodation perfectly conditioned for a relaxing, peaceful nights sleep, quaint 2nd floor shower room (not to be missed) for ultimate privacy.

The village in easy access to the beaches which we frequented most days and of course Beziers town that has all you want from a charming French town.

I cant speak highly enough of Nicole's Chateau, and Nicole as a host brings a combination of outstanding customer service, French charm, English attention to detail and simply an amazing and unbeatable warmth of welcome and professionalism. You really shouldn't pass by the opportunity of staying at her amazing Chateau.

Personally, I cant wait to head back to a place I could easily call my 2nd home ! (its that good), happy to be a reference you can contact me direct should you want any further convincing !!

Lovely country home

A lovely, large country villa that suited our family of nine (adults and children) perfectly. It really was a home from home, with all mod cons plus a fabulous large swimming pool and wrap around garden with both sunny and shady seating areas, BBQ and safe play areas for children. The British owners, Nicole and Ben were there to greet us and couldn't do enough to make sure everything was perfect. They were also always on the end of a phone should we have had any questions, queries or need advice. A few local shops in the village for day to day requirements plus several nice restaurants within a short drive. Wouldn't hesitate to recommend this property for large family holidays.

The coast is driving time about 20/25 mins away - and there are several choices of beach! Valras is fairly moidern and has heaps of restaurants, zipline and wooden pirate ship on the beach, other beaches are quieter - Serignan, Vendres. Then there are Vias Plage where the famous Europark is - a fabulous amusement park open in the evenings. Cap d'Agde has everything! A port, a Leisure Island with mini-golf, dinosaur park, rides etc and also here is the waterpark, and aquarium and much more!


Béziers - 30 mins

Montpellier - 50 mins

Carcassone, Nîmes, Perpignan - 1 hour.

Car hire essential.


Supermarket and petrol - Servian - 5 mins

Pézenas - beautiful, cobbled streets, medieval market town (market day Sat) - 20 mins

Béziers - larger town with shopping centre, Friday market, restaurants, bowling, etc

Montpellier - centre of education and medical facilities and stunning architecture! So much to see - definitely Worth a trip out - 50 mins

Further Details:

SuperU in Servian - 5 mins away - with petrol station. Also in Servian, many restaurants and banks too.

Cafés and restaurants in the villages all around - the villages here are very close to each other - no more than 5 mins between them. The village restaurant here (Google it - The Wanagaine in Espondeilhan) is super popular and clients come from miles around to eat here! It's all home-cooked food and great prices. I leave their business card with their number on it in the house for guests, as booking is definitely recommended due to their popularity (the owners are Anglo-French and both speak English). And no driving needed! :)

To secure a booking, if you call or email me it will be cheaper. The deposit fee is 25%, with 75% payable 60 days before your holiday. There is a £400 security deposit.

Changeover Day:
Changeover day is Saturday. Check in time after 4pm and check out time by 10am. This is to allow the cleaner to come in and have enough time to clean and change all the beds. We do allow bag drops if you arrive early.
