Tranquil location for a Studio in an 18th century watermill

It consists of a large room with bed and large bathroom with bath/shower, and two basins at one end and lounge/dining room at the other. There is a separate kitchen for independent catering, but also the option to book the table d'hôte. It is in a quiet location, surrounded by fields of dairy cows. Private parking and a barn for secure cycle storage. Neufchatel with shops and restaurants 10km away.

About Mrs Lynn Birtles

Lynn and Duncan have been living in France for 12 years and run a b&b in their 18th century watermill. A former vehicle inspector and university administrator who have no regrets about jumping across the Channel to start a new venture.

Why Mrs Lynn Birtles chose Sainte-Beuve-en-Rivière

The countryside is lovely and peaceful. It is within easy access of motorways and only an hour and a half from Calais. It is a pleasure to drive on roads uncluttered by cars and traffic jams, through lovely villages.

What makes this chateau / country house unique

Many interesting places to visit - too many for one week. Half of the one hundred or more gardens in Normandy are to be found in this department. The mill is in an idyllic and peaceful location. It is our corner of paradise.

Notes on accommodation: The accommodation is located on the second floor and is accessed via the main hall and a private staircase. Outside: The watermill is situated in three acres of grounds, which include the garden with outside covered eating area and loungers; the small river and mill stream, a wooded island, orchard and vegetable garden. There are chickens and dairy cows in the fields around. Utility Room: Washing machine, tumble dryer, ironing board and iron are available on site. Cleaning / Towels / Linen / Maid service: Towels and linen are included and the Studio is cleaned once a week. Towels are changed mid-week and linen once a week.

This place is terrific!

We stayed at Moulin d'Epinay for one week in September 2017. The hosts, both Lynne and Duncan, are wonderful and gracious people. We had a self catered studio on the third floor, and we found it to be well equipped and very comfortable. It is also quiet and peaceful. The hosts were always there to offer suggestions for things to do as a tourist, without being overbearing. If you choose to partake in some meals, Lynne is a wonderful chef and the cost is a really good value. By the end of the week, we felt more like friends than guests. There is no question that we would be happy to stay with them again, but in the meantime will be recommending it to friends and family.

The mill is 1hr and 30 minutes from Calais and 35 minutes from Dieppe. It is five minutes from the A28 motorway.


Neufchatel-en-Bray is 7 miles away. Rouen is 30 minutes away and Amiens 45 minutes by car.

Further Details:

The town of Neufchatel-en-Bray has shops, restaurants and supermarkets; and a market on Saturday mornings. There is a swimming pool, tennis courts and the Avenue Verte which is ideal for cycling and walking.
