The Boat House, Antigua, is a substantial seven bedroom property aimed at family holidays and comfortably accommodates up to 12 adults, plus 2 infants.

Situated directly on the ocean with breathtaking views in stunning Mamora Bay, this beautiful property offers the ultimate value luxury holiday.The house is private & not overlooked. Access is via a 1.2 mile unmade road so hire of a 4x4 vehicle is necessary for the duration of your stay.

The property benefits from it's own generous pool and pool deck, private spit, two small private beaches, balconies, stunning views, a secluded setting, luxurious furnishings and security shutters. Air conditioning is not even considered here as this house beautifully captures the cooling sea breeze. This constant breeze also means this spot is virtually mosquito free! In July and August when the wind dies there can be days when mosquitoes are around the house, but mainly in the season the wind keeps them away.

The house is close to English Harbour (15 minutes), Falmouth Harbour and Nelson’s Dockyard with all the shops and restaurants on offer, yet far enough away to avoid all the noise associated with the bustle and night life of these areas.

Set over three floors the accommodation is very generous and flexible and is easily suited to any group. The Upper two floors comprise four large double bedrooms (one with additional single bed), one single bedroom (with additional cot bed), four en-suites (one with cot) and two separate WCs. There is a complete kitchen on each floor with large living and dining areas, and generous outside decks. The lower ground sea level apartment comprises one en-suite double bedroom, kitchen and living room with a single bed, and is ideal for an independent group members, teenagers or staff. PLEASE CHECK BEDROOM CONFIGURATIONS SUIT THE REQUIREMENTS OF YOUR GROUP.

The Boat House is beautifully presented with contemporary and stylish furniture and is tastefully decorated throughout. Full Wi-Fi and DVD are provided. Absolutely everything one would expect for a first class holiday in a truly unique position is catered for. There is even fabulous fishing to be had off of the private sixty-foot spit. Both beaches offer calm warm waters and secluded bathing. The atmosphere at The Boat House gives an unrivalled feeling of total tranquillity and relaxation.

As mentioned above this Caribbean beach front house in its stunning, secluded position is accessed via a non-made up road, which provides exceptional privacy and security. Many families live down this road so you are never isolated, but a 4x4 is a requirement to stay at the Boathouse. In the words of one guest the road is a bit rickety, but adds to the getaway feeling of the holiday. Due to the unmade road Taxis cannot be relied upon for travel to and from the property. Some are happy to use the unmade road and we can provide details of these.

Sitting in an acre of fenced land the house has its own landscaped gardens with beautiful palm trees, and is fully equipped with electric shutters. Mobile phone and 4G Wi-Fi signals are reasonably good and an impressive 37,000 gallon water catchment tank supplies the house it's water. Solar panels power the hot water and augment the government electricity supply, which occasionally fails so the house has it's own generator.

The house faces the famous world- class resort, St James' Club, which is directly across the bay.

This holiday location truly is second to none, hence attracting those with discerning taste and the highest of expectations, we guess that’s why our closest neighbours include Eric Clapton and Timothy Dalton! The house also recently appeared on the UK’s X Factor! We have kept our rates very fairly priced for large groups, hence the house is fairly busy during the season.

For keen Sailors with access to a boat there is a concreted driveway all the way down to the spit for easy access to the waterfront. The house has its own boat house for storing a sail boat or tender.

If you are a group proposing to come for a sailing week/carnival please enquire first. Non-family groups must contact us before booking, our standard deposit rates may not apply.

We supply 40GB of prepaid internet access per stay. If you wish to have more you can buy it prior to your visit or during your stay, please ask for further details.

I built and own the beautiful Boat House in Mamora Bay. I love the house for its space and cool breeze. it is very private but close to all the fun of English harbour. I have family on Antigua and know the island well. I am very proud of the house and continue to improve it every year. My family is young..we have a 2 year old so there is a lot of kiddy kit at the house!

We love Antigua as the people are so pleasant and the place feels very English. The amenities on the island are good, and there are great bars, beaches and restaurants.

Mamora Bay is very special as it is private and quiet. We have neighbours such as Eric Clapton and Timothy Dalton to give you an idea.

What makes this villa unique

Many properties in the Harbours and more built up areas have a lot of noise especially from barking dogs!! Loud music is also a problem. You may hear some music occasionally drift from St James, but apart from that you will have just the noise of the sea.

After a week at Mamora you will be very chilled!!!

The space of the house, the beaches, the views are all superb at the house.

On arrival we were met at the airport and everything was explained to us regarding how the house worked and given info about the locality, restaurants, food shopping and attractions for our stay. We were 4 adults and 5 children. The bedrooms and facilities were extremely clean and tidy and well spaced out so that our 2 families could have as much time together but still have time and space to themselves. The beach and views are wonderful and the location is very peaceful and secluded, but as you are in a small bay and St James' resort is just across the way (1km) you really feel part of the small community. The house is great...

The road to the house is a little rickety but this adds to the authenticity of the island and just a few minutes away from English Harbour and the many shops and restaurants that this beautiful area has to offer. We explored the island over our 2 week stay and although lunching for hours in great restaurants and watching the children playing happily on the beaches beside, our favourite was buying fresh bread at Mauro's and having a picnic at Half Moon Bay which is about a 20 minute drive up the coast. This beach was amazing and we'll worth exploring. (The house has a big cool box which we filled with ice and took to the beach with us)

The 2 weeks we stayed at the Boat House with our children will be remembered for many years to come. A great time had by all...

This was just brilliant - what a property! It was everything it said it was, but way more spacious!!. Sea views of bay just fantastic. Checked in and given overview of how everything works by nice chap who popped back when I forgot how to operate TV!!! Bedrooms and bathrooms in particular lovely and brand new. We took the entire property and thus had some of our own "space" upstairs when we needed it. Ate outside on the open air deck and used BBQ. Sea breeze meant that the kids did not get hot. Swam in the pool in the am and then in the sea off the private beaches in the pm. Used brand new washing machine. Beach sheltered enough for toddlers. Fished off the dock. Security fantastic with electric storm shutters! Very private. Loved it. You can get a large family group in no problem. Everything new. Had a good time and would recommend it if you want a more private holiday with family and friends. No negatives for us!

Notes on accommodation: The house is of colonial style construction. All bedrooms are large and the accommodation spacious. All main bedrooms have a cool breeze blowing through which is constant in the bay. It keeps mosquitoes well away! The beds are all good quality, very comfortable and still in new condition as the house has only been open for one season. Outside: The house sits in an acre of seafront land. Secluded and surrounded in its own gardens. Access to the house is via a 1 mile unmade road which adds to the sense of adventure! You will need to hire a 4x4. The outside views are stunning. The house has 30 palm trees in the garden. There is ample parking, and security lighting at night. The whole house has electric security shutters on the windows. Both private sandy beaches have calm warm water. The beach inside the spit is particularly suitable for children - calm, shallow and very warm. There are 6 sunbeds on the pool deck plus dining table and chairs for 6. On the upper sun deck there are 4 chairs plus 2 low tables. On the Sea Room deck there is an outside dining table for 4 persons. Utility Room: Whirlpool washing machine. and washing hand tub. Cleaning / Towels / Linen / Maid service: Towels and linen are provided. We have a local agent Nicola, who will be on standby to help with any requirements during your stay. Our housekeeper, Wendy will come once a week to clean and change bedding. Other: The house is arranged over 3 floors. On the lowest level is the sea room, a cute little apartment with direct beach access. It has a double bed with ensuite shower and a single bed in the sitting room, great for larger groups, teenagers or staff.




The property has two of its own beaches.

The best and nearest public beach which is our favourite is Pigeon beach about 15 mins away.


A 4 x 4 is recommended from Titi car rentals at Falmouth harbour. A little Suzuki Jeep is about $350 US per week. Titi also offer an airport transfer service. The airport is about 35 minutes away and transfers can be arranged in advance directly with Titi.


Falmouth Harbour/English Harbour/Nelsons Dockyard about 12 mins by car.

Nearest supermarket (Baileys) about 8 minutes.

Nearest liquor store 7 mins.

Nearest bakery 8 mins.

Further Details:

There is an ATM in Nelsons Dockyard and a bank, all very easy to use.Most goods are readily available on the island. There is a massive western style supermarket on the island. It is very civilised. You must drink bottled water.
