Spring Barn at Bolberry Court is a Visit Britain 4 star Gold rated, 5 bedroom barn conversion renovated to offer the highest standard of comfort and luxury. The reverse-level accommodation affords superb views of the surrounding countryside whilst the extensive gardens provide plenty of private outdoor space. Oak or tile flooring coupled with underfloor central heating throughout and a log burner in the lounge makes this a comfortable bolt hole at any time of year. The property is fully equipped for groups or families with small children. Free sports centre use for all guests. Nintendo wii entertainment system. Free wifi broadband. Up to two well behaved dogs are permitted on the upper level only (i.e. Not in bedrooms or bathrooms). The barn has been awarded 5 star self catering accommodation status by Visit Britain.

LOCATION:- the peaceful hamlet of bolberry nestles in a valley less than half a mile from the national trust owned bolberry down and the dramatic south west coast path. The village of malborough, with two pubs, a post office and coop mini-supermarket, is a mile or so away. A similar distance down the valley is the delightful old fishing village of hope cove with beautiful sandy beaches, tea room, shop, hope & anchor pub and restaurants.

VIEWS:- from the garden and first floor there are beautiful views of surrounding woodland and countryside across the valley.

ENTRANCE:- the barn is accessed from the garden into the lower hall way with tiled floor and storage for coats and shoes.

KITCHEN/DINING ROOM:- a large, bright open-plan room with beamed ceilings. The well equipped shaker-style kitchen includes electric ceramic hob and oven, dishwasher, fridge-freezer, washing machine, microwave and blender, with a further fridge and tumble-dryer in an outbuilding. Children's crockery/cutlery provided. The large oak table provides seating for 10.

CLOAKROOM:- accessed from the upper hall is a cloakroom with WC and wash-hand basin.

LOUNGE:- the large living room with feature window, giving views of the garden and countryside beyond, leads off the dining room and has three 3-seater sofas, log burner and wall mounted plasma screen TV with free view, integrated DVD, CD and ipod compatible stereo system. Nintendo wii entertainment system. Basket of infants toys. Small DVD and book library.

BEDROOMS:- four in total on the ground floor. The master bedroom has a king-size bed, wardrobe, drawers and en-suite with bath & overhead shower, wash-hand basin, WC and heated towel rail. The second bedroom has a king-size bed, wardrobe and drawers and en-suite with shower, wash-hand basin, WC and heated towel rail. Bedrooms 3 and 4 are similar sized twin rooms, each with two 3’ single beds and wardrobe or drawers. A further fifth bedroom/study on the first floor has a two-seater futon (with panel mattress) which extends to provide an extra double bed. A travel cot and high-chair are available and the stairs have stair gates at top and bottom.

N. B. All duvets, pillows, bed linen and towels are provided.

BATHROOMS:- in addition to the en suites mentioned above there is a family bathroom with bath & overhead shower, wash-hand basin, WC and heated towel rail.

OUTSIDE:- large, extensive west-facing gardens with lawn and paved areas. The upper level has a gate that opens onto the lane leading to hope cove and a gravelled area with picnic bench. Lawn and steps lead to the lower area with further lawn and a paved area with tables, chairs and sun-umbrella. Little tikes junior activity slide. Fully enclosed so ideal for children.

PARKING:- for up to four cars/boats (max).

LEISURE FACILITIES:- free sports centre use for all guests (2 pools, gym, studio, squash courts etc.). Kingsbridge (10 mins drive). See tone leisure quayside for full details. (entry costs reimbursed with valid receipts)

About the Owner

Spring Barn at Bolberry Court is owned by 2 families who have been friends for over 20 years. The property was renovated by one of the owners, being designed and equipped specifically with holiday rentals in mind. John and Laurie Callaghan live and work in Hamble near Southampton and John manages the property and all bookings for the property.

Hope and Anchor, Hope Cove - Good range of dishes on bar menu and excellent daily specials. Warm and friendly local pub with cosy bar area and a 2 large family dining areas as well as outside seating/dining.

The Port Light Hotel, Bolberry Down – nearest bar/hotel to the barn. Fine for a quick drink and has a good children’s pirate ship play area.

The Royal Oak, Malborough - great atmosphere and excellent food. Live music on many nights

The Old Inn, Malborough - a friendly local pub.

The Crabshell Inn, Kingsbridge - great location beside the estuary, excellent food.

The Winking Prawn, Salcombe – lovely cafe/restaurant opposite North Sands, Salcombe. Bit quirky and a great menu. Cafe/restaurant rather than a pub. Super lunch spot with top views, lots of outside seating and a children’s sand pit.

The Victoria Inn, Salcombe – good venue in the centre of Salcombe. Has a warm and friendly bar area with open log fires ideal for the winter and an enclosed beer garden at the rear with a children’s play area. Good homemade food using local produce. Friendly staff.

The Ferry, Salcombe – good patio overlooking the estuary, worth a visit on a sunny day.

Captain Flints, Salcombe – Family friendly restaurant in centre of Salcombe. No booking available, just queue up outside. Very popular.

Sloop Inn, Bantham - Very pleasant pub with excellent food. Child friendly. Good lunch spot after a or during a walk from Bolberry.

The Mill Brook Inn, South Pool – Food always looks excellent, quirky little bar with friendly staff and beer from the barrel. Always gets good reviews and has a lovely enclosed outside terrace area.

Start Bay Inn, Torcross - famous for its fish & chips and seafood specialities. Fresh local produce, friendly service and families welcome. Large sea front patio area.
