Family House in East Ruston, North Norfolk, England, very dog friendly, quiet location - Rural Setting, Near The Coast, Very Easy Access To North Norfolk And The Norfolk Broads

This spacious and relatively modern family house is spacious and light filled and is in a quiet village location but within a short drive of the fabulous coast and the famous Norfolk Broads. It has 5 bedrooms, 2 downstairs and 3 upstairs, to sleep 9 and most of the beds can either be king size or super king doubles or twins to allow for very flexible sleeping arrangements. There is a fold up bed too that can be set up in one of the roomy bedrooms if needed. One of the downstairs bedrooms has French doors out onto the garden. There is a newly fitted out large shower room downstairs and a very spacious bathroom upstairs. The kitchen is modern and fitted with a dining/utility area attached. The living and dining area is large and open plan and airy with an open fire for winter warmth and French doors at the dining end. All the upstairs bedrooms have views over farmland. The garden is large, fully enclose and mostly grass with parking for 3 - 4 cars on the gravel in front of the house. The quiet village location makes for a very peaceful holiday with some great country walks from the door but it is only a few minutes drive to the sandy beaches and Norfolk Broads for boat trips, fishing, wildlife watching etc. Great Yarmouth and Norwich are approximately 30 minutes drive away with some amazing things to do and see particularly in Norwich. If you want to access the beaches and towns of North Norfolk they can all easily be visited in a day trip.

About the Owner

Hello! I've lived in Norfolk for about 26 years now (an immigrant from Surrey!) and wouldn't want to live anywhere else! I have ended up in East Ruston (where the famous Old Vicarage gardens are) and love all this area of east Norfolk. My husband and I have 4 dogs and love the easy walking around here, both in the countryside and on the local beaches. We have a small holding and rear our own sheep, chickens for eggs and occasionally have pigs as well as growing veg.

We have our own holiday cottage but over the years friends have asked us to help them run theirs which is why we chose to list them on Owners Direct so that plenty of people can find them and come and stay in this fabulous part of the county. Many already have and many keep coming back. Enjoy Norfolk!

Wonderful stay here - everything has been just perfect - comfy beds and sofas. Thank you so much for the welcome pack - homemade scones, jam and banana and honey tea bread (delicious), also my bottle of champagne for my 65th birthday - so kind of you. Teddy said thanks for his homemade biscuits, he really enjoyed them and had lots of fun in the lovely garden. Been to the beach every day - Sea Palling was our favourite - maybe it was buying the fudge there! Also Bacton Woods are lovely for both humans and dog walking. Went to Wroxham Barns where my granddaughter enjoyed feeding all the animals. She also really enjoyed Bewilderwood. Thanks once again for everything, we have all had a great time.

Beautiful, comfy, cosy cottage. We absolutely loved it and can't fault anything - perfect! The welcome pack was amazing and so much appreciated. The banana and honey loaf is delicious! We also appreciated all the notes, very welcoming. Lovely sofas, comfy beds, fantastic dog safe garden. Great to have a couple of bedrooms downstairs. We have been to the area several times and love the fab local beaches. Went to Winterton-on-sea for the first time and saw some seals. Boys loved the large expanse of sand. Dogs loved Bacton Woods as usual. A perfect, peaceful, tranquil few days. Thank you so much. We would love to come back! Oct 2014



Many thanks for the lovely welcome pack - homemade cakes, scones and dog biscuits really set the tone for our holiday. This great house has suited us perfectly - very comfy beds, easy access to ground floor rooms for the elderly parents and plenty of space for us all. The surrounding area has been great for the dogs - walks at Bacton Woods, Happisburgh beach and closer to home here on the common. We have had good food at Byfords in Holt, The Fur & Feathers at Woodbastwick, Ferry Inn at Horning, The Maltsters at Ranworth and huge portions of fish and chips at Bacton. The main reason for this stay was to visit relatives in the area so we haven't managed much sight seeing, but have had fantastic weather and a truly relaxing break. Many thanks, we will be back.

Perfect cottage for dog owners

What a wonderful cottage in a lovely location . My friend and I spent a lovely week with our 11 Irish Setters, a cavalier and a small crossbreed. The cottage and gardens were perfect for them. The cottage was clean and comfortable - especially the beds - I haven't slept so well in ages. We were treated to a delicious welcome back - lots of homemade cakes biscuits and dog biscuits which smelled so good we were tempted to try them ourselves. The local pub us a few hundred yards down the lane and the food although not fancy is very good.

Excellent accomodation

Home from home house, has everything you need for a very comfortable stay. Gail the owner couldn't do enough, provided a lovely welcome pack and even doggie biscuits. House came complete with a basket of logs for the fire, which was appreciated after a long days walk. Beautiful beaches are within easy driving distance, Winterton-on-sea well worth a visit and also the Horsey Mere, the wildlife boat trip is worth the £8.50. Overall we couldn't have asked for a better holiday in Norfolk, we were made to feel very welcome and loved the house, would definitely recommend it, especially those with dogs. Many thanks Gail

A perfect home from home

If I was going to dream up the perfect holiday cottage in the perfect location, I could not have done better than what we experienced at Oak Cottage. From the very first contact with the owners, we have felt so very welcome and totally looked after. There is everything here that you need for your family and your dogs. From the large comfy beds to the wonderful log fire, from the extremely well equipped kitchen to the glorious dog friendly garden, Oak Cottage has it all. It was spotlessly clean on arrival, you would never know anyone had been in there before, let alone any four legged friends. We were welcomed with cakes and biscuits, doggie biscuits, tea, coffee, milk everything you need to unwind after or even before the unpacking. You can tell a good holiday, by the reluctance to go home. Not only did we not want to go home, we wanted to move in for good.

Exactly as it said on the tin

Great location good access to the best beaches and on the edge of a quiet village, very pet friendly our 2 dogs enjoyed the space inside as much as the very secure outside. Comfortable clean accommodation and fittings

Fantastic Cottage!

Oak cottage is amazing; cosy, comfortable, extremely well equipped, homely, spacious. Lovely safe garden for our dogs and so dog friendly! No silly doggy rules! Beautiful surrounding area for walks and fab beaches. The welcome pack was absolutely amazing. The owner is very friendly and welcoming. Cannot recommend Oak cottage highly enough. We loved it!

Activity and Interests

Coast/Beach:

The nearest beaches are at Walcott, Happisburgh and Cart Gap and can be easily accessed within a 10 minute drive. They all have easy access and some basic facilities (a cafe and/or shop). The small resort of Sea Palling (Blue Flag beach status) is approx 15 minutes drive. The beaches at Waxham and Horsey, famous for their seal breeding colonies, are within a 20 minute drive. Heading north the resorts of Cromer and Sheringham are within 30 minutes drive as are Overstrand and Mundesley.

Travel:

A car is essential for this part of Norfolk.

Short Breaks:
3 night weekend breaks and 4 night midweek breaks are sometime possible at this property out of the main part of the season. Weekend breaks are priced at 75% of the price of a full week. 4 night night midweek breaks are priced at 65% of the price of a full week.

Booking Notes:
A 25% deposit is required to secure the booking.
The balance is payable 6 weeks before the holiday.
If the booking is made within 6 weeks of the holiday the full amount will need to be paid.
A one of booking fee of £10 applies to all bookings.
A £100 fully refundable damage deposit is required any time before the holiday and this will be refunded within 7 days of the end of the holiday. Please ask to see the terms and conditions for cancellations etc.

Changeover Day:
Saturday changeover days are preferred with an arrival time of 4pm and a departure time of 10am but we are flexible, particularly outside the main part of the season so do please ask. Short breaks are possible from the end of October to the beginning of April (excluding school holiday weeks) and different start and finish dates also.

Notes on prices:
We can be flexible on prices, particularly for smaller groups. We have cancellations, special offers and ever changing availability so do please get in touch with your requirements.

If booking is made more than 6 weeks from date of holiday a 25% deposit is required to secure the booking with the balance being payable 6 weeks before. If a booking is made within 6 weeks of the holiday date then the full amount is payable. Payments can be made by bank transfer, cheque or debit/credit card.
