Villa in Dalyan, Aegean Region, Turkey - Peaceful Location, 15-20 Minutes walk to town

Villa Melek is a detached 3 bedroom villa with air conditioning to all rooms. It is a modern new build furnished with traditional local handmade furniture. Inside, the living area is open plan with a lounge, dining area and fully fitted kitchen. There is also a utility room and a downstairs bathroom with shower and wc. Upstairs there are 3 double bedrooms (1 en-suite and 1 family bathroom). 2 of the bedrooms have large balconies overlooking the gardens and mountains. Outside is a large flood lit pool, outside pool shower; stone built BBQ and traditional Turkish gazebo seating area.

About Jane Ratcliffe

I live in the East of England with my husband Karl and two cats.

We have five daughters between us and three grand- children.

Karl travels extensively in his job as a business jet pilot and between us we have visited some beautiful places on holiday.

However, Turkey has a special place in our hearts as Karl has lived and worked there in the past and his youngest daughter was born there.

It is already like our second home.

Why Jane Ratcliffe chose Turkey

We first visited Dalyan in September 2013.

We rarely go back to the same place twice as there are so many wonderful countries to visit.

However, we fell in love with Dalyan and immediately booked to go back in May this year with a view to finding a property.

After a day of looking at various villas, the last one was Villa Melek which had just come on the market and as soon as we stepped inside, we knew it was the 'one'. It's in a perfect location, peaceful and surrounded by pomegranate orchards yet in easy reach of the town.

Dalyan as a place is unique, with a fantastic beach, friendly locals, wonderful restaurants and ticks all the boxes for a truly memorable holiday.

We are confident you will love it as much as us and once you visit, you will be back!

What makes this villa unique

Our villa has wonderful mountain views and is in the rural area of the resort.

A car is not necessary as we provide bikes to get around (and it is all flat!), a relaxed pace gets you to the town in about 8 minutes and approx. 15-20 minutes by foot.

There is a small shop for essentials like fresh bread, a few minutes bike ride away and the town has everything you need.

If you want to get a taxi home, it is very cheap (less than £5).

The villa is fully air conditioned, comfortable, spacious with a home-from-home environment that can sometimes be difficult to tear yourself away from!

Notes on accommodation: Our local English speaking maintenance company (Utopia) are always on hand to help with any queries or problems. We also provide a welcome pack and visitors manual which will provide details of the area and bars, restaurants, shops banks etc. This is a strictly non-smoking villa though we do supply ashtrays for outside use only. Outside: The flood lit pool is 5ft deep and 35 sq metres with steps leading into the pool where you can sit and relax. There are 6 sunbeds with cushions to work on your tan. The large gardens are well tended with trees and plants. The large shaded terrace has a seating area with comfy chairs and coffee table for relaxing. Also it has a dining area with a large table and 6 chairs. There is a stone built BBQ and a traditional Turkish gazebo seating area ideal for relaxing or taking in the views. Also there are 4 bicycles available to use if you want to explore the area. Utility Room: Washing machine, hoover, clothes airers, ironing board and iron, mop and bucket and brooms. Cleaning / Towels / Linen / Maid service: Towels and bed linen are provided. (beach towels are not included). The villa is cleaned before and after your stay. There is an option for a mid week clean at an extra cost. The pool is cleaned and checked every day. Other: For 2015, there will be the addition of WIFI and both a foldaway cot and highchair.

Tranquility as standard!

We are regular visitors to Villa Melek. We have been so often in the summer that we fool ourselves into believing it is our own. Sadly it is not but Karl and Jane's welcome and ability to share experiences, help and advice makes it feel exactly as if it is. We love where the villa is - on the edge of Dalyan so lots of peace and quiet. We love the simplicity of its modern furnishings and its cleanliness. We love the pool, the shade and the gardens. The three bathrooms are immaculate, the bedrooms are comfy and light and spacious. We stay for up to three weeks and pay for extra cleans throughout which is worth it and very reasonable - after all we are on holiday right? Huseyin the villa manager is superb and helpful. He can help you hire boats and recommend where to go and what to see and do. The pool is cleaned daily and the garden well tendered. The visitor book is overflowing with compliments and everyone loves the simplicity of the place. Dalyan is a fantastic place. It has all you need for a lovely holiday. We have become quite daring over the years and now drive out and explore the region as well as doing the old favourites of beach and lake. The cold water river in the mountains is a real favourite. We would recommend this property to friends but are often too busy using it ourselves for them to try it out (teachers so we are all off at the same time!). You can be as busy or as tranquil as you like in Dalyan - there really is something for everyone: markets, excursions, bars and excellent restaurants. Local people are kind and friendly and add to the family atmosphere. No doubt we will be making use of 'our' holiday home for many years to come!

Stunning location, great facilities...

First visit to Dalyan but been travelling to Turkey for 18 years. We couldn't have chosen a more perfect villa in an amazing location. Wonderful Mountain views and just far enough from main town to make a lovely quiet location. Everything you could want on hand too, bikes to ride as its lovely and flat so really useful, wonderful pool, very well equipped kitchen and large rooms with good Air conditioning.

Itzitzu beach is amazing and the boat ride through this unique river delta makes the day at the beach even more enjoyable. Saw many of the areas famous Loggerhead Turtles, which is a wonderful site as they rise up from the deeper waters...

Beach has a shallow rake so also great for children.

The local people and house manager were wonderful, friendly and always helpful.

I Can't thank Jane and Karl enough for renting their lovely home to us.

Definitely will be back!

The Villa was perfect inside and out.

Wonderful holiday. Very relaxing, the views the position of the Villa surrounded by orchards backed by the mountains was spectacular. One of the nicest Villas we have stayed in with such a beautiful pool.

Many trips to go on if you wanted too we just totally chilled out.

The transfers were spot on and the manager was on hand if we needed him.

I cannot think of one negative thing to say and hope to come back again.

Fabulous again

Gorgeous villa, immaculately clean and very well equipped.

Fabulous pool area where we spent several days enjoying the sunshine.

Quiet area of Dalyan which hopefully we will return to again soon.

a delightful, clean and well looked after property

Having been on several villa holidays in various countries villa Melek is undoubtedly the best villa we have stayed at.The villa was clean and comfortable and contained everything we required for a great stay.The gardens and pool were well maintained and ideal for relaxing in.Having been to Dalyan the previous year we looked forward to this year's visit and if anything we enjoyed it even more than last year.A great place with warm ,friendly people.We look forward to returning in the near future.

Stunning villa!

Villa Melek is a beautiful, peaceful property and the photos really don't do it justice. We had a great family holiday which was our first in Dalyan. Dalyan itself, has some high quality restaurants and fantastic scenery with plenty do. It feels like a well kept secret when you are there! Thanks again Jane for your help/advice beforehand and for organising the airport transfers.

Car: not necessary


Iztuzu beach is a beautiful beach with no hotels as this is a conservation area due to the Loggerhead turtles that nest here. It can be reached by Dolmus (bus) which takes 15mins which you can catch in the town centre by the square or you can go by the local boat which takes 25 mins from the harbour. This is a lovely river ride past the ancient rock tombs over looking Dalyan. On the beach are showers, toilets and a snack bar which provides delicious local pancakes and a nice cold beer.


Dalaman airport is 25mins from the villa. We can arrange transfers to and from the villa if required. Car and scooter hire is available in town if you wish to do some sightseeing.


The town centre is 15-20mins walk away.

Ortaca town 15 minute drive, market day is Friday

Fethiye town is just over an hour away.

Further Details:

There are plenty of banks, cash machines, and a post office for changing money. (a much better rate then England). You will also find an abundance of restaurants and bars which all serve good food. We have been coming here for 11 years and never had an upset stomach. There are also plenty of supermarkets and gift shops. Chemists, doctors and a dentist. There are plenty of activities to do and trips to the beach, rock tombs, boat trips and mud baths amongst a few. These are all available to book in town. There is a local market on Saturdays and a great boat ride to Koycezig Market which goes on a Monday. We would highly recommend the 12 Island Boat Cruise for a wonderful day out.

A refundable deposit of £100 is required which will be returned after your holiday once the villa has been checked by our management company for any damage or breakages.

Changeover Day:
The changeover date is flexible.
Arrival and departure times from the villa are flexible but normal check in time is 4pm and check out is 11am. However if you are on an early or late flight, please advise at the time of booking.

We require a non refundable deposit of 25% per week payable within 10 days of confirmation of booking. The balance due 8 weeks before departure. Cancellation charges are :-
4-8 weeks - 50% of rate refunded
2-4 weeks - 25% of rate refunded
less than 2 weeks - no refund.
