The property is a converted shippon (a cattle barn). It has been converted by traditional craftsmen to ensure a property full of character and charm. It is on a working farm which makes the rural experience all the more real as guests can eat fresh farm eggs, and enjoy meeting cows, ponies, geese, ducks and chickens.

It is part of a hill farm in a stunning tranquil environment. It is in The Rusland Valley - the southern part of the Lake District National Park, between Lake Coniston and Windermere. It is an area renown for its beauty, wildlife and heritage. The property is a rural retreat set amongst gentle rolling fells, moorland, woodland, fields and wetlands - all combined to create spectacular views!

I'm originally from sunny South Africa but I now live on our beautiful farm in The Lake District, England with my husband and children.

I love animals, wildlife and the countryside so being where we are I'm in my utopia!

On our farm we breed galloway and blue grey cows that graze Bethecar Moor as part of conservation grazing for the area. We grow free range geese on our farm. We are also Fell Pony Breeders.

A lovely barn conversion in a quiet corner of the

The barn has been beautifully converted and was the perfect base for exploring this corner of the lakes. I would highly recommend it to families, mountain bikers and walkers. The Patterson's couldn't have been more friendly and helpful; we will definitely be back.

A wonderful real farm experience

Our family of 5 (with 3 young girls) all enjoyed themselves enormously on this wonderful farm. The barn conversion was first class - very stylishly done, with a well appointed kitchen and living space with cosy wood burning stove, all done in a sympathetic way preserving the original character of the building. The rooms downstairs had delightfully luxurious beds, and everything had been thought of with great care. The girls particualry enjoyed playing on the farm with the variety of free ranging animals and finding out where food really comes from (we had an exciting encounter with a freshly laid egg) and the wonderful feeling that you were really 'away from it all', whilst still being in a real family home. The location was also great - with the pretty town of Hawkshed up the road, and easy access to Ambleside, Windermere and all the attractions there. We also enjoyed the walk we did in the Grizedale Forest, which had very well marked routes and easier walks for small people. The hosts Katherine and Hamish were very welcoming, and our children also loved meeting theirs and being shown their outdoor playground. We wished we'd planned to stay longer, but hopefully we'll come back one day.

Characterful barn conversion

A wonderful place to rest and recharge. Katherine and Hamish have created a charming place to switch off from the usually busy pace of family life. We found them very welcoming and attentive, and our 9 year old especially loved playing with their children, and joining in with some of the life on the farm. The accomodation is full of character and cleaned and maintained to a high standard, beds and sofas are very comfortable. We loved lighting the wood-burner in the evenings and watching the stars come out. This is a beautiful area, with lovely views from the house and great walks, pubs and places of interest to visit. We particularly enjoyed a day at Brantwood by Coniston Water where John Ruskin (social reformer) lived, visiting Beatrix Potter's house, 'Hilltop', and climbing 'Crinkle Crags'. The cafe at the waters' edge in Coniston is also well worth a visit, as is taking one of the boat trips around the lake. This is a great place to stay if you want to visit the Lakes but also be able to escape from all the other tourists! Thanks for sharing it with us.

The Perfect Getaway

We were invited to a big family party in the Rusland valley and needed somewhere quiet and beautiful for us and daughter (13), son (15) and his French Exchange partner (16) to stay, as a real break from our city life in Bristol. Rusland is a quiet, lovely valley in the south Lake District, made up of hills, woods, streams and wildlife, with a lovely church and scattered cottages and farms. Very English and peaceful, yet so close to Coniston, Windermere and then the mountains a bit further north. I always love staying there.

Happily and luckily I got sent the link to this new barn conversion at High Ikenthwaite and we came for 5 days at the start of the summer holidays (not that it was busy in the valley, thankfully!). The barn is cosy, lovely, very clean and perfectly kitted out with everything. Views up to the fell and down the valley. Soft beds, soft towels and easy to be in. We did not watch the TV or light the stove and were outside a lot of the time because of the beautiful summer weather (you can't always write that!). It's all perfectly described on this site.

Outside we enjoyed going up the fell behind the house, into the oak and holly wood that must be very old, floating in a magical little pool in their stream. It's the perfect place for nature and peace: just the occasional noise of farm animals and.. that's it! We also went up the fell at night to watch the stars. We could have sat in the small lovely garden near the house too if we wanted. All this our teenagers did alone as well of course. They also played in the lane in front of the house with their ball and with the hosts' lovely dogs and children. It's a place where there is freedom. Very few cars indeed pass (slowly) on the lane. Further afield, we walked and swam at High Dam in the valley; in Windermere; climbed Gunner's How (amazing viewpoint); and ate at the White Hart in Bouth. All excellent. And then our family party of course.

As we know, people can make a good place better or less good, and Katherine and Hamish the hosts are so lovely and friendly. From our first email and questions, through arriving late (we got lost and they helped us) to leaving milk and tea bags, to answering our questions during our stay about the house and area, they were so kind and welcoming. We appreciated them sharing their special place so much. We would (and already have) recommend it to people we know. We will definitely be back. Oh and the eggs were the best I have ever eaten!

From the Owner

I love the area as it's a quiet, tranquil location with an abundance of wildlife. Our farm is surrounded by woodland, moorland and backs onto the stunning Bethecar Moor, neighbouring Grizedale Forest and Coniston Water. There's no where better to be for peace and quite and pure relaxation than our home at Ickenthwaite. It's in The Lake District National Park but due to its location it is not busy with crowds, it remains an unspoilt location.

Nearest airport - Manchester Airport. Nearest train station - Ulverston Train Station.

Due to its rural location a car is essential.


Nearest town - ulverston 8.8 miles

Nearest village - Hawkshead 7.5 miles

Further Details:

We have two wonderful local pubs The Eagles Head which is a short 2 mile walk away, and the White Heart a bit further.

Our nearest local village shop is at Backbarrow. Hawkshead has more shops etc - a chemist, doctors, post office, co-op, tea rooms and pubs.

In the village of Greenodd, 5 miles from our farm, is a bakery, butcher, wine merchants, fish and chips takeaway.

Leisure activities in the area include walking, mountain biking, horse riding, fishing and much more.

Local Attractions include Grizedale Forest, Beatrix Potter gallery and home (Hill Top), Dalton zoo, Holker Hall, Old Grammar School in Hawkshead (William Wordsworth went here), Lakeside & Haverthwaite Railway, Lakes Aquarium

Our property backs onto the beautiful Bethecar Moor, with fabulous foot paths, bridle ways and bike tracks. It is literally outside our back door. Our property is conveniently placed under 10 minutes from Grizedale Forest where one can enjoy the Forest on stunning way marked trails, Go Ape tree top adventures, zip trekking and segways, and amazing mountain biking. It is also a stones throw away from Coniston Water, and Hawkshead and Sawrey - the home of Beatrix Potter. Our guests can enjoy a holiday living on a working farm - we have geese, galloway cows, fell ponies and pet ducks, chickens, guinea fowl, dogs and cats. Guest can enjoy home grown beef, pork and goose and enjoy a tasty breakfast of fresh farm eggs and home made sausages.
