LADERA COTTAGE, now taking DIRECT bookings for 2017, is a wonderful old stone cottage in the heart of the village of Ozankoy, just 10 minutes from Kyrenia central. Renovated in 2014, the cottage retains all original features, whilst including all modern conveniences. The thick stone walls, wooden and flagstone floors, beamed and bamboo ceilings with a wealth of antiques including a 4 poster bed, and a garden scented with lemon, mandarin and jasmine will give you a true taste of Cyprus living that you will not forget. The cottage garden has been beautifully landscaped to include a unique plunge pool, with underwater RGB lighting that is simply stunning day and night, and combines with a waterfall flowing from an old Amphora Pot. You can sit and enjoy drinks under the sun or stars in the pool, on the specially integrated seating area that has a shelf for your drinks. If that isn't enough, you can move up to the roof terrace to enjoy sunbathing on one of the loungers or the hammock and admire the stunning 360 degree views of the sea and mountains. In the evening, it is just a short walk to several restaurants and bars including Erols that is highly recommended. There is also a convenience store close to the cottage that sells groceries and many other things, and the 3 minute walk does not involve going up or down any steep hills. Alternatively it is just a short drive by local dolmus mini bus or car to Kyrenia's bustling harbour cafes, or a very short drive up to Bellapais where you will find more great dining. In cooler months a 30 minute walk for the fit! Indeed you can see the Abbey from the roof terrace. The cottage is in an excellent location to get around, perfect for exploring and sampling village life and the hospitality and friendship of village people. The beach is also minutes away, but to reach a good managed beach club or the golf course, I would advise a car. I can arrange car hire for you locally at excellent rates including FREE or very cheap transfers depending whether you arrive to Ercan or Larnaca.

Finally as I live locally, what I usually do is spend an hour or so with new visitors to North Cyprus on arrival or the next morning once you have settled in. I will give you a map of the village and the local area, and lots of information about what you can see based on the type of experience you seek. This all invaluable information, particularly for the first time visitor, and of course I am on call during your holiday should you need any further advice.

About the Owner

I live in the village of Ozankoy in Northern Cyprus, which is a beautiful location only 5 minutes from the stunning harbour in Kyrenia. When an old stone cottage came up for sale in the village in early 2014 with a pre 74 foreign title deed and knowing the area so well, I jumped at the chance to buy & renovate the house, as there are so few places available anywhere on the island for visitors to have a truly Cypriot experience. "Ladera Cottage" is "Simply Cyprus" in every way, only with a luxurious Caribbean twist by way of the plunge pool & waterfall! This was inspired by wonderful memories of the "Ladera Resort" in St Lucia some years ago. The 4 Poster and the Pool never to be forgotten; Sheer ambience that I hope you will enjoy now in Cyprus. Charming well-maintained house - great location

Ladera Cottage is a real gem of a property - a lovingly renovated well-equipped home. The beautiful and completely private garden area comes with a fantastic plunge pool, which proved to be a real godsend after a hot day visiting the surrounding sites. Located in the heart of the picturesque village of Ozonkoy, amenities such as a mini-market and restaurants/bars were all within 5 minutes walk and the breathtaking Bellapais Abbey only 25 minutes on foot.

We spent a week at the cottage and were able to get to many different places (including Lefkosa-Nicosia, Famagusta and Salamis) without hiring a car. Local shared taxis (Dolmus) run every 20 minutes during the day and can be flagged down just outside Ladera Cottage (and drop you off at the same point). This proved a convenient, cheap way of travelling into Girne/Kyrenia from where a regular bus service runs to many places in N Cyprus (including Ercan airport). The owner, Sue was incredibly helpful with suggestions of places to visit and she went to no end of trouble to help us plan activities including a day's diving. I would strongly recommend Ladera Cottage and would have no hesitation in saying that car hire is not needed.

You were my first guests from France and the first not to hire a car for your holiday and, whilst it is not something I would advise, you certainly taught me a thing or two about the public transport system here in N Cyprus! It is very hilly all around as you know, but the location of Ladera Cottage really can not be beaten if you want to be in a typical Cypriot village very close to Kyrenia town, within walking distance of the Bellapais Abbey (for the fit I might add as up a very steep hill!), and with a number of excellent bars and restaurants in the village including Erols (one of the best in Kyrenia), Zehra's Garden, and now the recently re-opened Five Fingers Restaurant, to name just a few! And not forgetting the infamous "Bella Moon" in Bellapais itself who will do a pick up and drop off service for my guests. The Dolmus, yes will pick you up just outside the cottage and take you to near the harbour.. Anyway, I am so glad you enjoyed your time so much, and that your daughter got to do some Scuba Diving. It was also great that we could communicate before you made your booking directly. The site is not making it easy these days for guests to do so (they add a fee), but LADERA COTTAGE is on Facebook, and I feel it so important that guests do read adverts thoroughly and talk to owners before booking so as there is a good fit. It appears LADERA COTTAGE was a perfect match for you!

Very comfortable, clean and utterly charming

Our stay at in Ozankoy was brilliant. The Ladera is a beautiful cottage, thoughtfully designed so even with the four of us it never felt cramped. The children (16 & 11) loved the roof terrace, especially in the late afternoon when we’d all go up to watch the sun go down. The plunge pool was a hit with my daughter and partner, though a tad too cold for me. I adored the courtyard, the garden was just beginning to bloom, so peaceful and utterly charming.

We were very lucky with the weather – the heat was more akin to May apparently, not stifling at all – just beautifully warm. We loved the ease of being in the village with loads of reasons not to cook – would highly recommend Erols for the most amazing meze. We visited the harbour at Kyrenia and took the boat trip run by the 6 brothers, absolutely amazing, huge fun, excellent food and swimming off the boat – In April!!

Sue, the owner was fabulous – she looked after us, organising the car and explaining the rules of the road and making suggestions of interesting places. We are definitely planning to return, we didn’t see enough of the local area – a week wasn’t long enough.

An absolute gem – highly recommended.

Unique break

Beautifully restored cottage close to centre of village and all local facilities. Buses pass right by the door but car hire is recommended for touring the island and seeing the sights. Sue, the owner, lives locally and is on hand to sort any problems and give advice on where to go for days out , shopping, eating or any information you could need.

The pool is a bonus and the roof terrace has great views.

Wonderfully authentic cottage

Had a fabulous time at Ladera Cottage. If you are looking for authentic and romantic - and not modern or run of the mill accommodation - then look no further. This beautifully refurbished cottage is quirky and just fabulous for a couple who want to taste a bit of North Cypriot village life - but in luxury. The cottage is one of the oldest in Osankoy, it's lovely, and the Cypriot neighbours and people in general are so friendly. The double bed is really comfy and, although the weather wasn't really warm enough, we did brave it into the plunge pool which is a lovely feature, we enjoyed the fountain whilst sitting out just lovely. Sue, the owner who lives in the village, couldn't have been more helpful both during booking stage and whilst there. She arranged our taxi, car hire, met us at the car hire, took us to the supermarket to show us where it was and then took us to the cottage so we found it ok, all far over and above the normal service one would expect. She is a wonderful host, always appreciating our privacy but in contact in a flash when we needed to know something. We intend to return to Ladera Cottage without any reservation. Loved it!

Great place to stay

This was an excellent place to stay - Sue the owner was so helpful before and during the stay. Good location for exploring the area with some nice bars and places to eat within a short walk. Accommodation was really good and traditional - with a secluded garden/pool area and roof terrace. everyone really nice in the village.

Owner's Response: I was so pleased that after booking your much needed holiday so far in advance, and then facing so much uncertainty after Cyprus Airways went bankrupt in January, that it all came good in the end! New BA tickets and all. But I think this is a clear reminder to all, that holiday insurance also covering airlines going bankrupt is a good idea, albeit on this occasion the RoC (south side) Government eventually footed the bill. One just never knows what is around the corner in life, but I was so happy that you did make it to Ladera Cottage, and thank you for your great review.

Character cottage in lovely village

We stayed in this cottage for four nights and were delighted with our choice. It is in a small village with a number of good restaurants within easy walking distance. The cottage is full of character and quirkiness and is exactly as described and shown. The garden is a sun trap and the plunge pool perfect for cooling off in. The owner Sue was very helpful and accommodating and we thoroughly enjoyed our stay.

From the Owner

Located in the heart of Ozankoy village just below Bellapais with its famous abbey (walkable), and only 5 minutes by car or the local mini bus in to Kyrenia central. The location of the cottage is so good that you do not even need a car unless you really wish to explore, as the local mini bus passes every 20 minutes, and there are several local bars and good restaurants and convenience stores located within a 2 or 3 minute walk. Beaches are close by, but with the cottage as it is with its beautiful pool and entertainment areas, and the 360 degree panoramic views of the mountains and the sea from the huge roof terrace, you may find yourself enjoying much time there! Golf, horse riding, scuba diving, walks, boat trips are just some of the other things you can enjoy, and all within easy reach.

Special interest holidays:

As an avid scuba diver, familiar with all the local dive sites and others on the island, I can arrange a tailor made diving experience for you, including diving off the Karpaz peninsula (Cyprus pan handle), with perhaps a 1 night stay at a nice hotel with romantic meal at sunset by the sea. You can see turtles, rays, octopus, groupers, moray eels, sea horses and much more, and a day trip to Larnaca in the South will enable you to explore the famous Zenobia wreck. I have done all of these dives myself, and would be more than happy to share my knowledge with you. You will find a book in the cottage about the wonders of diving in Northern Cyprus.


Several beaches minutes away, but I would particularly recommend the Shayna Beach Club, that has a beautiful safe sandy beach with loungers, fabulous outside restaurant & bar facilities. You can even have a massage. A small charge is made for entrance, but the drink and food prices are very reasonable, the beach clean with shower and wash facilities. Also worth a visit is Turtle Beach in Alagadi, that whilst a huge sandy public beach is also home to nesting turtles.


Flights in to Larnaca Airport in the South are generally direct, and during the summer months there are many extra budget flights. Transfer time approximately 1hr 30 minutes. If you book Ladera Cottage I can arrange transfers for £25 each way providing you book a car rental for a minimum of 1 week. Flights in to Ercan (N Cyprus) first land in Turkey, but are frequent with Pegasus, Atlas Jet and Turkish Airlines. Transfer time to Ercan by car 40 minutes. FREE transfers with min 7 day car hire.


Cottage in unbeatable location! 2minutes walk in to the centre of Ozankoy village, and a 30 minute walk up to Bellapais and its historic abbey or 5 mins by car. Likewise to Kyrenia central and its beautiful picturesque harbour. A lovely walk in cooler months. To access well kept beaches I would recommend a car or taxi, but the Cratos Hotel is perfectly walk-able downhill with its huge pool and water sports and the local bus can bring you back to the cottage. Horse riding also very close by.

Further Details:

As a resident of the village myself, I can highly recommend this location to you as there is easy access to most things whether you have a car or not, and that is why so many expats have chosen this area as their place of residence. You will enjoy traditional Cypriot hospitality too, whilst not having noise and nightlife thrust upon you. You can have that and casinos too if you wish only a short drive away, but for me being able to walk to a nice restaurant, have a quiet drink in a bar or cafe, or just sit in the sun and admire the stunning scenery is what Cyprus living is all about. The villagers will make you welcome, and the local convenience store is just a 3 minute walk alongside the village square with its outside cafe and ancient church. Larger supermarkets can be reached on the local bus or by car, or are walk-able in cooler months, along with many banks and cash points. Rafter's Restaurant offers a traditional Sunday lunch in the gardens in the spring through autumn, and by the log fire in the winter.... Just a 10 minute walk from the cottage. The Corner House is another good restaurant with extensive menu, just 3 minutes walk from the cottage, and there are several others to choose from too. This is an unspoilt place where people will welcome you, a gem in the Med, and you can choose to do as little or as much as you like. A truly refreshing experience.

A £150 damages/breakages deposit is required for 2 people/£300 for 4 people for up to 14 day rentals. Ladera Cottage is one of the oldest properties in the village of Ozankoy, and has been renovated to an extremely high standard. The house is oozing character, and is full of traditional antique furnishings including a 4 poster, that will give you a true feeling of having visited Cyprus, that you will not find in any modern villa or hotel. The walls are made of stone and are 3 feet thick making the house cooler in the summer and warmer in the winter. There is a traditional log working fire to keep the house warm during the cool winter evenings. At sunset you can sit on the roof terrace and see the sun go down, whilst admiring the beauty all around of the mountains and the sea, or sit in the plunge pool with amphora pot waterfall with a cocktail and alter the lighting to suit your mood.

  • Notes on accommodation: Wooden shutters to all windows, and pull down fly/mosquito nets. Internet access that is MOBILE WI-FI and works brilliantly for phones/IPADs anything. In Northern Cyprus we enjoy temperatures in the winter similar to a British Summer (great for golfers & walkers) as the North coast is sheltered by the Turkish mainland, only the sun shines for over 300 days a year, and with LADERA COTTAGE being an old stone cottage with THICK WALLS you will find it cooler in summer and warm in winter... IT IS PERFECT AS A YEAR ROUND HOLIDAY DESTINATION! During winter, a lovely log fire for the cool winter evenings and a huge roof terrace by day for the daytime sun. In the summer time you can enjoy a fantastic pool built for entertaining with waterfall, seating and colour changing night lights. This Cottage is Unique, you will not find accommodation like this anywhere else on the island. Outside: A beautiful cottage garden with mature lemon and mandarin tree that bear fruit. A vine combines with a parasol to offer shade. A marble table with 6 iron chairs are just perfect for al fresco dining next to the beautiful plunge pool with amphora pot waterfall and rockery as a back drop, and ambient RGB lighting to suit your mood. This pool is the only one of its kind in Cyprus, with seating area within and space for drinks. The huge private roof terrace is unobstructed with sun loungers, a hammock and further iron chairs, a table, and iron candle holders. A great place to absorb the gentle sounds of the village, and admire the simply stunning scenery whilst the sun hits the roof terrace all day long. Even in winter, when the sun shines you will get a tan on this terrace! You could be skiing in the Troodos Mountains in the morning and be back for lunch on the terrace in the afternoon. Cleaning / Towels / Linen / Maid service: Bed linen and luxury towels provided for indoor use only. Please bring your own pool/beach towels. A change of linen and towels will be provided if staying more than 7 days, and a mid-stay clean at a mutually agreeable time, if required.
