Apartment near Fortrose, Scottish Highlands - A Very Quiet And Peaceful Location Surround By Farmland And Just 3½ Miles From The Coast

We have just lowered our prices to compensate for the Service Fee. With free Super Fast Broadband our self catering 1st floor flat is located over our former stable/outbuilding and is separate from and not overlooked by our main house. The Hayloft is sheltered by trees and surrounded by arable farmland. On the balcony you can enjoy a glass of wine in the afternoon and evening sun. We are just 3½ miles from coastal villages with restaurants, pubs, fish & chip shops, Chinese and Indian take-away, Co-op mini supermarkets and a wonderful bakery. Nearby you can enjoy golf, horse riding, quad biking, mountain biking (we can lend you a couple of bikes) dolphin watching from the beach and boat trips. There are swimming pools in Inverness and Dingwall. It is just over an hour drive to Ullapool on the West Coast and the mountains and lochs of the Highlands are within easy reach.

About Su and John Hay

We love peace and quiet and moved here to this peaceful spot 24 years ago. After making our living editing television programmes we are now retired and our family has flown the nest so we now have space to share our peace and quiet with others. The flat above our outbuilding was initially for our son to live in. He is now a cameraman in Edinburgh and so we have upgraded it for visitors to enjoy.

We love animals and birds, music, cooking and our family.

Why Su and John Hay chose Avoch

We have lived at Blairfoid on the Black Isle for 24 years. We came here 26 years ago to visit friends… several times and loved it so much we moved here. Sometimes we still feel like we are on holiday.

We love the lack of traffic, the peace and quiet and the red kites & buzzards flying overhead.

Nearby at Chanonry Point we can watch dolphins.

What makes this apartment unique

Despite being very quiet and private we are only 3½ miles from the coastal villages of Fortrose, Avoch and Rosemarkie with shops, restaurants, pubs and beautiful beaches. We are just 12 miles from Inverness the capital of the Highlands and about 40 minutes drive from the Airport.

The West Coast and the mountains and lochs of the Highlands are within easy reach.

Usually like to see new places when on holiday so going back to the same area and staying in the same accommodation is quite exceptional for us. The Hayloft is quite simply now our default place to stay for any future holidays in the area. It is well equipped, comfortable, very clean and very peaceful and the owners are very easy to get along with.

Peaceful Location

The accommodation was just as described, very well thought out, clean and well maintained. It really had everything you need. The only thing I would say is the futon was uncomfortable for sitting on for any length of time. I would replace this with 2 armchairs. It didn't matter much for us as the weather was fantastic so managed to be out all day everyday but if staying in winter, would have found this an issue. Everything else was fantastic, like being in a little treehouse. :-)

Loved the area, looked up an itinerary for a day out on the Black Isle and followed it in our car. This meant that we made the most of the day as it set everything out in order of travel. Also visited John O'Groats, Dunrobin Castle (Beautiful), Culloden and the Highland folk museum. Had a day trip to Ullapool on John's recommendation, sweet little seaside town (try The Seashack for outstanding fresh takeaway seafood - NOT the usual fish and chips!)

Hidden Gem

A very comfortable apartment in a tranquil setting. The place is ideal for relaxing or for adventures further afield, the highland routes are magnificent.

The property is accessed by single track roads which though you have to be aware particularly at corners it does make the place more special to get too.

The owners are very friendly and helpful and also unobtrusive.

In my opinion for the quality of the accommodation & setting the rental was a bargain.

Absolutely phenomenal hosts (John & Su) and a perfect, secluded, and conveniently located home!

We stayed at the Hayloft in May and could not have been more pleased! The loft is the perfect size for a couple; a large bed with 3/4 bath, wood stove in the living area, and kitchen all in your own detached building. John and Su provide a great introduction, are available at any time if needed, but otherwise leave you to enjoy your time in Scotland. Just north of Inverness, the Hayloft is perfectly located for exploring the Highlands, traveling via ferry to the Orkney or the Outer Hebrides, or taking a train ride to Edinburgh. We look forward to coming back to the Hayloft in the near future!

Owner's Response: Thank you to one of our US visitors for that kind review. We are getting as many visitors from abroad as from the UK now which is delightful. To avoid confusion we don't have a bath just a shower. In the USA, a 3/4 bath is a sink, toilet, and shower (whereas a full bath has a tub/shower combo).

Nice and secluded

What a gem of a place to stay

We have just had an excellent week in the Hayloft. Really well kitted out, spacious and the woodburner made it really cosy. Such a great location to access the Black Isle with great walks just a stones throw away, and great towns with all that you need. John & Su are great hosts, really friendly and helpful, made us feel really welcome but respected our privacy. This is a real find and we wholeheartedly recommend it to everyone and will hopefully return in the near future.

Just 3½ miles to beaches. At Chanonry Point near Fortrose there is an extensive sand and pebble beach where dolphins can regularly be seen especially at low tide.

Rosemarkie has a very good sandy beach with beach cafe. There are picturesque old harbours nearby and Cromarty, about 10 miles away, is a unique time capsule. Here there are museums, fine 18th-century merchant houses and an ancient church made famous by the BBC’s ‘Restoration Village’.


Inverness airport 35 minutes drive away.

Car is recommended as we are 3 miles from the nearest town and bus route.


2½ miles to Avoch, 3½ to Fortrose, 4½ to Rosemarkie, 10 miles to Cromarty, 11 miles to Dingwall, 12 miles to Inverness.

Further Details:

In Fortrose (3½ miles) there are cash machines, bank, post office, doctors surgery, chemist, co-op, butcher, bakery and award winning pub "The Anderson" with real ale, huge selection of single malt whiskies and excellent food.

There are also good food pubs in Avoch & Rosemarkie.

  • 50% refund for cancellations more than 14 days before check-in date.
  • 100% refund for cancellations more than 30 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
