Cottage in Stiffkey, Wells-next-the-Sea, North Norfolk - Idyllic Peaceful Location, 2 Minute Walk To The Coastal Path And The Sea Beyond, Village Pub & Shop

Samphire Cottage's setting is truly unique, for you can’t possibly stay any closer to the famous National Trust’s Stiffkey Marshes than this. It is nestled within Stiffkey's farmland so therefore away from the normal tourist bustle, but also only a short walk to the traditional Red Lion Pub and the celebrated Stiffkey Stores.

It is fully equipped for your stay and provides a relaxed Norfolk feel.

We have a downstairs double bedroom with adjoining bathroom for anyone who finds the stairs difficult.

Although this is a four bed property, providing a great space for family or friends, this is also a great place for couples to retreat to for a romantic break.

Out of season, we offer short breaks (please contact us for prices) and personally we find during the winter months, it is a fantastic bolt hole. There is nothing better than a brisk walk across the marshes followed by an evening by the woodburner and a bottle of wine!

Dogs are most welcome!

I'm married to Dawn and have a young daughter who has recently started school. We also have a a menagerie of animals including a dog, chickens, ducks and 2 ponies.

Why William Hickey chose Stiffkey

My father bought this property and others in the early 60s when Stiffkey's Royal Artillery anti-aircraft training camp of which this building was a part of, was decommissioned. I have therefore spent all my summer holidays as a child here and couldn't think of a better place for my daughter to holiday and get back to nature.

It is an easy place to access and 'bolt' to but feels so remote and quiet. You can't help but switch off and relax here.

Our favourite time is at dusk, at which time we will wander down to the marsh when everyone has gone home for the evening and just sit and watch the sunset, listening to the birds. It's like having your own nature reserve for a garden. Truly magical!

Outside: The south facing garden is mostly laid to grass with hedging. It is fully enclosed with stock proof fencing so therefore safe for children and dogs. There is a round wooden table seating 8 and a BBQ. There are large verandas to the front (east facing) and rear (west facing)of the cottage, so perfect for morning tea and evening drinks respectively! The BBQ need never be called off for rain either. Watch out for the flocks of geese flying overhead and the barn owls hunting in the fields next to the cottage amongst the other wildlife that surrounds us here. There is also plenty of parking on the shared graveled driveway to the front. Utility Room: There's no utility but there is: /A washing machine /Clothes airer /Iron and ironing board /Hoover /Mop, bucket & broom /Hanging rail for coats /High Chair /First Aid kit Cleaning / Towels / Linen / Maid service: The cottage is cleaned between each booking. Linen is supplied but kindly request guest to supply their own towels. If you are here for more than a week, a clean and a change of linen will be carried out weekly at your convenience.

Filthy Towers

We had the most unfortunate experience of staying at Samphire Cottage in Aug 2016. Following a 7 hour journey we arrived at the cottage and it was quickly evident that it had not been thoroughly cleaned for a long time. It smelled musty and there was no evidence of any cleaning products being recently used after the previous guests had left earlier that day. The kitchen table was covered in food crumbs and the plastic table cloth damaged. The fridge and cooker were filthy and the fridge had to be cleaned before we could put any food into it. The kitchen window sills were covered with dead insects and rubbish. The kettle was so dirty you would not even pick it up.The lounge looked like it had just been vacated by its previous occupants. Sweet papers and remote controls left on the floor, dirty tissues in the fire, dog hair everywhere and the rug was jumping with fleas. My niece called the owner and we raised our concerns. We were told cleaners would be sent to rectify the situation that evening. We then left for tea at the local pub and we were not told at any time to leave a key. Upon our return a card had been posted to say the cleaning company had called but could not gain entry as there was no key! We called the cleaning company and the earliest they could return to clean the property was Monday and ‘that was the best they could do’ which at 7.30pm on a Saturday evening we had to accept. The cleaner also claimed she had looked through the windows and everything looked ok - you could not see through those windows! As the evening progressed this house of horrors revealed more horrors. Dust hair and rubbish under the bed. Toilets that had not been properly cleaned in a long while, dirty shower screens with human debris in the bath. Stained bed sheets and one of the beds in the twin room was full of grass and human hair. There were broken lamp shades and not all the lights contained a lightbulb. The toilet seat in the upstairs bathroom was broken and the mattress in the child’s cot was too badly damaged and torn to be of any use. We called the owner once again to complain and advised him we had had to leave the property. He said we should have given him time to rectify the situation – we only planned to stay until Friday. To clean this property thoroughly would have taken a few people a couple of days. The owner refused to refund any of our monies and merely replied he had a mortgage to pay on the property.This property is not fit for purpose.

Owner's Response: This review is total exaggeration and actually made up lies by someone who's "nose is out of joint" by not receiving a total refund following her having to call her holiday off on the day of her arrival through no fault of my own following her having a family feud. It seems two family groups booked Samphire Cottage for a week in August while it was beautifully hot and sunny. One group travelled down from Newcastle to meet the other group and soon after arriving they went to the pub and then had a family argument and fallout. The party from Newcastle decided to drive all the way back up to Newcastle the following morning leaving before 9am! Without a single word to me that they were leaving they then thought they could blame the cottage for the reason they were leaving and not because of a family fallout and demanded all their money back without any discussion or opportunity for me to appease them or rectify any possible issues! I think it is very telling that having advertised on owners direct for many many years now, this review is the only single bad review we have ever ever received in over of 10 years. I am not going to respond to every little thing written in her review as it would be pointless. The facts speak for themselves. This is the first and only negative review, made by some person who only spent only few hours at Samphire Cottage. We have a great positive review from someone who stayed before and we have been letting the cottage for over ten years now and have had absolutely no other negative review before or since!!! I am sure if there were fleas in the cottage, the kettle was too filthy to pick up and the property not fit for purpose then there would be a whole host of complaints and bad reviews but there simply isn't and there isn't one. We have very many happy returning customers who come year back year after year after year and have had so for over a decade now! I think owners direct should not be displaying libelous comments made by someone who just holds bad feelings against me on my advertisement for our established Norfolk holiday home because of one single person who is aggravated that she didn't receive a full refund after having had to leave within a day of starting her holiday!

Car: recommended


We are separated from the coast by a narrow woodland area through which you can view the sea. we are a minute or so walk to the coastal path and the National Trust saltmarshes, which are abundant with wildlife. Beyond this is the sand and sea. Not many people ever walk out there so it is like having your own private beach. The seals are often found basking here. Fabulous area for the kids to explore!

The famous Holkham beach is also a short drive away.


A car is highly recommended to explore the area but there is an excellent bus service which runs from Kings Lynn to Cromer. So if you just want to stay on the coast and you can get a train to either of these towns, The Coasthopper is all you need!


Stiffkey village centre from the cottage is about a 10 minute walk down a track. The Stiffkey Store offers a place to tie your dog while you pop in for one of their fabulous coffees.

Well-next-the-Sea is 3.5 miles (you can walk to it along the coastal path), Blakeney is 4.5 miles

The Georgian town of Holt is 9.6 miles.

Holkham Hall and beach is 5.5 miles

Burnham Thorpe (Birthplace of Nelson) is 9.2 miles

Further Details:

Stiffkey Store, is a characterful shop and Post Office selling basic supplies and coastal/ crafty style wares. The owners also make great coffee and cakes!

The nearest good size shopping town is Holt, which has a large Budgeons supermarket, Larners a small department store, Boots as well as a range of independent shops. There are also Natwest and TSB banks.

Well-next-the-sea, has a couple of small supermarkets as well as independent shops and a health centre.

The Spar shop in Blakeney stays open until 10pm if you have forgotten anything.

There are so many great places to eat along the coast, I couldn't possibly start listing them!!!

Whatever you are into, the North Norfolk Coast has so much to offer from paddling in the creeks and getting back to nature to sailing, canoeing, exploring, walking, cycling, shopping, historic sites, adventure playgrounds, horse riding, birdwatching, seal watching. Shall I go on....?!
