Villa in St Genies de Fontedit, Beziers, Languedoc, France. DET'D VILLA FOR 6 incl 2 BATHROOMS, Close To Mediterranean Beaches, Golf Courses, Stunning Black Mountains Scenery.

The villa is all on one level and NOW WITH WIFI. Also guests have the exclusive use of the PRIVATE SWIMMING POOL set in mature gardens with a Poolside shower, built in BBQ & 2 South facing SUN TERRACES. The villa is extremely well presented throughout and has 3 DOUBLE BEDROOMS,2 BATHROOMS and a separate toilet. OUR VILLAGE has 5 WINERIES selling great Languedoc wines from under £0.80 per litre! The villa has 3 spacious bedrooms, 2 doubles and 1 twin - all well furnished and beautifully decorated. The 'white' bedroom has a double bed, free standing fan, beamed ceiling, double wardrobe, chest of drawers and 2 bedside tables and lamps. It also has its own separate shower room complete with w.c. and sink etc. The 'blue' bedroom is slightly larger and has a double bed, free standing fan, triple wardrobe, free standing mirror, chest of drawers, television, and 2 bedside tables and lamps. The 'pink' bedroom has 2 single beds, free standing fan, double wardrobe, chest of drawers, wall mirror and 2 bed side tables and lamps. The main bathroom is fully tiled and furnished with bath, shower, bidet, sink unit, shaver point, cabinet and electric radiator. The toilet is opposite the bathroom in a separate room [and there is also a second toilet. in the shower room, see below]. There is a second fully tiled shower room at the other side of the villa adjacent to the beamed 'white' bedroom and complete with modern sliding door shower cubicle, toilet, sink, storage cabinet and electric radiator. The seven metre [23 feet] in - ground private swimming pool is for the exclusive use of our guests. It is set in part of the rear garden adjacent to the South facing patio. The pool is fitted with an alarm that fully complies with latest French safety laws. CLOSE BY are Mediterranean BEACHES, GOLF courses, stunning Black Mountains SCENERY, the CANAL DU MIDI, rivers, restaurants, châteaux, major shops and historic cities like CARCASONNE, BEZIERS, PEZENAS and MONTPELLIER. WITHIN 3 HOURS DRIVE are Andorra, The Alpes, Barcelona, Monte Carlo, Cannes and St. Tropez. AIRPORTS Beziers 30mins / Montpelier & Perpignan 1 hour / Nimes & Carcassonne 90mins / Toulouse & Gerona 2 hours. OR DRIVE, only 670 miles from Calais. CLIMATE - virtually the same as PROVENCE, and without the crowds and high prices. GOLF: There are two excellent and inexpensive golf courses within 15 minutes drive [St. Thomas and Lamalou]. There are also many more well within an hour. BEACHES: The nearest beaches are Serignan and Valras Plage [20 -25 minutes] which are huge, unspoilt, uncrowded and very safe. Well within 1 hour you have many others to choose from. CITIES - Site seeing,eating out and shopping: The historic cities of Beziers, Narbonne, Pezenas and Montpellier are within easy reach. They are great places in which to eat, shop and explore. Cap D'Agde is also within 40 minutes and is packed with restaurants, entertainment, marinas, night life, casinos etc etc. The Herault Country Park, the River Orb, famous villages like Roquebrun and Minerve, and stunning scenery are all close to our village. Other possible extended day trips include Andorra, The Pyrennes, The Alps,and Spain [Barcellona, Gerona, Costa Brava Resorts etc.]. INTERNET ACCESS - free WiFi is available in several local cafés and restaurants etc. PAYMENT - We are very happy to accept payment direct into our French bank account in Euros.

A wonderful location

This property was all we could have expected. It was clean, well maintained and had all the facilities we needed and there was a local person available if we had any problems (which we didn’t). The owner was very responsive to the queries we had in advance of our visit, and had taken the trouble to provide useful local information for visitors including details and phone numbers of restaurants, local attractions, markets etc.

The property was also very private and an easy ten minute walk into the centre of the village with its wineries, bakery, a couple of shops and a bar.

The description of the property was accurate, although the pool was perhaps a little smaller than we anticipated.

Within easy distance (no more than ten minutes drive) there were several villages with good restaurants, and the larger shops and shopping areas of Beziers were about a twenty minute drive.

One of the best things was that there was also easy access both to the coast and to the fabulous countryside and historic villages just to the north of the village, meaning that we were never stuck for anything to see or do if we tired of enjoying the sunshine and the pool.

We would have no hesitation in recommending the property to anyone who enjoys a peaceful holiday in a pretty location.

A clean, well maintained house in a great location

We enjoyed a lovely relaxing two weeks in this spacious and well equipped villa. The garden is pretty and private and our three boys loved the pool. The locals were very friendly and the croissants from the local bakery were delicious.We were able to spend most days just relaxing at the villa but also found other things to do in the surrounding area. The local river Orb is lovely to swim in and we enjoyed a day trip to Sigean Zoo.

Beautiful property, great location, perfect time!

Couldnt of wished for more- the villa is exactly as the pictures show, lovely garden, the bbq is a great asset, we cooked on it most nights. 10 minute walk to the village where both the local french and English who live there were all extremely friendly and helpful. the surrounding scenery is stunning.

On arrival, everything was as described, a lovely lady was waiting to show us round and offer help if needed through out our stay. (we didnt need it) and the owner was answered all queries very quickly. Our only recommendation is to take fly spray, 1 spray, and they stayed away for us to carry on enjoying our al fresco dining..........Highly recommend you to stay here!!

Perfect holiday

We very much enjoyed our vacation in this lovely house. We spend most of our time in the garden enjoying the pool and the barbecue. When we were not in the house we made trips to various places. We were lucky that the Tour de France ended in Nimes at the 15th stage. Our kids of 8, 13 and 15 had a great day and collected a lot of gear from the Commercial cars. The nearby area is very pleasent and the most difficult part is to choose which winery we wanted to visit. It is very nice that this area is not packed with tourist, so you can go see the area with no crowds, but at the same time it is easy to go to Places were a lot of other people go. One evening we went to Cap d'agde for dinner and a visit to the amusement park. It was very Commercial but also a lot of fun, but we were glad to be going back to small and calm St. Genies de Fontadit.

The owners are very helpful if you need information before arriving at the house. We would highly recommend this house and we would very much like to come back to explore the area even more.

Ideal property in a great location

We had a fantastic three week holiday this Summer with our three daughters aged 19, 16 & 9. The villa had everything we wanted, with plenty of space for all of us in comfort. The weather was also very good for the whole of our stay, meaning the pool was heated to 28C the whole time. The integral BBQ on the patio was a great addition to the evenings eating al fresco. We took three of our own bikes but also made use the two in the carport which meant we could all go out together. It is a fantastic area for cycling, with near-empty roads between the local villages, and drivers who seem to respect anyone on a bike. The village itself was very pleasant, with handy local shops and a cafe-bar. Our daughters enjoyed the short cycle to the boulangerie and newsagent most mornings to get supplies. The area is packed with activities for all ages, & we really enjoyed canoeing from Roquebrun, high wires in the forest near Beziers and exploring the local markets. We have spent our Summer holidays in different areas of south west France over recent years and this venue has been our highlight to date. Our hosts were also great to liaise with, making the whole holiday a very enjoyable experience.

Our Perfect Holiday

All of our previous holidays have been in houses in the middle of nowhere and so to be in this lovely house on the edge of a charming little village was a revelation. The house is mid way between coast and mountains and we enjoyed both. We canoed down the Orbe which was great fun and look forward to exploring the mountains even more in the future. The coast is equally enjoyable. We had several lunches in the pretty harbour town of Marseillan where we also enjoyed a tour of Noilly Pratt. Having said that, we didn't go out as much as in previous years as we just enjoyed the house and the pool so much. The house had everything we needed and was clean and airy. The boulangerie in the village makes the most excellent bread and being just 10 minutes on foot meant we ate more of it. A really relaxing holiday. Richard was very helpful and answered any questions we had very promptly. We would heartily recommend this property.

Our villa is in the heart of the Languedoc vineyards and yet close to the Mediterranean beaches, the wonderful scenery in the Black Mountains National Park, Beziers, Pezenas, Montpelier plus several very good golf courses.

Our village is St.Genies De Fontedit and has featured on the TV Shows 'Richard and Judy'' and 'I Want That House'. Also close by are numerous very good golf courses, the magnificent River Orb, the Canal Du Midi and the historic cities of Narbonne, Beziers, Pezenas and Montpellier. Restaurants and châteaux are plentiful and night-life is great in Valras, Cap D'Agde and Beziers. There are also markets or boot sales every day in at least one of the nearby towns selling local produce, bric-a-brac, antiques, flowers, jewellery and even live animals!
