"Beam Reach" was built in 1970 by an architect for his family. It looks as stylish & modern today as the day it was built.

2016 is our third year welcoming guests, so you too can enjoy this stunning home.

OUTSIDE -- Almost an acre of lush garden, with a private large Pool (heated in Summer), and fully fenced for safety. There are two patios - the upper looks over the garden and over tree-tops out to sea, the lower is more shelter with views of the garden and a perfect spot dining.

INSIDE -- Oversize Living Room opens to upper patio with amazing views. Large dining kitchen, is fully equipped with everything you need for the perfect holiday; including range cooker, dishwasher and american style fridge-freeze. There's also a Separate Dining Room, WC and Laundry Room. Master Bedroom with 6 foot super-king bed and on-suite. Second Bedroom with 5 foot king-size bed. Third Bedroom with two 3 foot single beds (or one 6ft super-king bed). Fourth Bedroom with two single beds - recommended for children. Fifth Bedroom with two 3 foot single beds (or one 6ft super-king bed) and en-suite Bathroom. Family Bathroom in addition to the two en-suite.

NEARBY --Beautiful location close to the Sea and South West Coastal Path. The Beach and a luxury hotel with Spar and Golf Course are within 10 minutes walk. The Coast Path runs east along the cliffs for miles to Par and beyond. To the west, the path drops gently along the edges of fields to Georgetown's historic village harbour, around 20 minutes walk. IN THE AREA -- The Eden Project with the worlds largest indoor Rain-forest is 15 minutes drive. St Austell town centre has a large shopping area and parking about 10 minutes drive. The coastline has dramatic cliffs and sheltered bays, some with charming villages, others with beautiful beaches. In-land there are the moors, dramatic views of old tin mines, and endless possibilities for keen walkers.

About David Watson

'Beam Reach' has been our wonderful holiday home since 2001.

The nieces & nephews, our parents, brother and sisters have had many years of wonderful holidays here.

Although we live in London, the family is spread across England, and some of them now live abroad.

The kids are now all grown up, but we still meet up here in sunny Cornwall especially in the winter (it is the warmest part of Britain!).

We love the big rooms, and it's a great house for all the generations together.

We can spend all day hanging about the pool (and summers seem longer here), but we've also planted the gardens to be lush and colourful year round.

We extended the house in late 2015, adding a fifth bedroom with it's own en-suite bathroom.

Why David Watson chose Carlyon Bay

We looked for several years before finding 'Beam Reach'.

We wanted something modern: big rooms, big windows, high ceilings, views - no cottages for us!

Somewhere for the *whole* extended family to meet up.

The sea view was essential, but the huge garden and swimming pool was the surprised that sealed the deal.

We bought from the architect who built and treasured the house, we've modernised and upgraded, but we try to keep his original vision.

What makes this house unique

Our family say the house is big enough to spend a whole week without leaving the grounds (except for quick trips to the big Tesco's that's close by).

Lounging by the pool. Enjoying the view. Lunch & Dinner outside on the sheltered patio - surrounded by the wonderful garden.

Cosied up around the real fire in winter.

But, there is lots to do as well.

It's great for Golfers (that's my brother) and Sailors (all of us). We love visiting the Cornish gardens, and this area is famous for them. And then there's the Eden Project, and the wonderful old harbours like Georgetown.

The Carlyon Bay Hotel is close by, great for food, and a wonderful Spa (serious pampering).

But, most of all, its that the house is big enough for all of us to spread out and relax.

Outside: A spectacular location and beautiful garden with pool. There are two large patio, one outside the living room with distant sea views, and a more sheltered patio outside the Kitchen. The Garden is huge, almost an acre. It is fully fenced, has large lawns and beautiful plants and trees. The 15m swimming pool is separately fenced for safety, and heated during the summer holidays. The gardener comes on Wednesday mornings, to keep it looking beautiful. Utility Room: Separate utility room with Washing Machine and Tumble Drier Cleaning / Towels / Linen / Maid service: Hotel Quality Bedding and Towels provided. The house is cleaned and linen changed weekly on the changeover day. Other: Separate Dining Room next to the Kitchen, seats 10. Separate Utility Room with Washing Machine and Tumble Dryer.

Fabulous house, pool and garden.

Very comfortable home, well equipped and plenty of space for everyone.

Large pool, well cared for and gardens a delight. The garden looked so beautiful with rhododendrons and azaleas in full bloom. Stunning views of Carlyon bay.

A big house with nice facilities, well positioned but some shortcomings

Beam Reach is a big quirky-layout house with enough space for everybody to do their own thing, and was clean and tidy on arrival. We stayed as a family of seven and enjoyed the large lounge and open fire on some very windy evenings. David, the owner, was in touch with us regularly to ensure that things were as expected during our visit.

The kitchen facilities were fully up-to-date and the range cooker coped easily for our group. The American-style fridge/freezer and the dishwasher were especially welcome. There was a pod coffee machine, too. Also a good boiler/dryer room with washer and dryer downstairs.

The beds were very comfortable with nice linen. Good to have WiFi. Plenty of DVDs and books.

The garden specifically needs a mention – it was large and beautifully kept, the spring flowers gave a particularly good show. Well enclosed for the dog and the children.

There were, however, a few disappointments with our visit:-

- some rain leaks (roof and kitchen door) meant that we were mopping-up in three rooms on one occasion. Water dripped inside the fridge, too.

- inability to control front and rear outdoor lighting at night

- the large patio window in the lounge was very difficult to open (ref an emergency)

- the stick blender in the kitchen was broken on arrival

- the twin bedroom had no drawer storage

- on bad weather days the heating struggled a bit - especially in the master suite.

Final thoughts, as a family of three generations with young children, concern the location:-

- it is not possible to go for a light stroll to a shop, restaurant or pub from the property (unless you want to visit a 5* hotel – there are two very close). Although if you are up to a hike on the coastal path, Charlestown has the facilities and ambience!

- for us, Carlyon beach was a problem. It is too far to walk with children plus beach gear, and it is private. When we started to walk down the access road we were stopped at a security bar with cabin and told by a uniformed security guard that if we strayed off the public right-of-way (which doesn't reach the water line) with our dog, it would be seen as trespass and the police possibly called. I understand that dogs are not allowed on beaches after Easter but this exclusion also applied to the undercliff road at the back of the beach. This type of hassle is really not what you expect on holiday.

I am unlikely to return to Carlyon Bay for these reasons.

Terrific house and great place to stay

Myself and my wife stayed here in February and it formed the base of our wedding celebrations. We stayed with my best man, his wife and the two bridesmaids and their partners and it couldn't have been better. The layout of the house was perfect for our needs with the separate living and sleeping floors and there was a real benefit to having the en-suite rooms as well enabling me to stay the night before the wedding in the same house but without seeing my then fiancee. The views were magnificent as it commands a perfect spot in Carlyon bay and while we didn't spend much time in the gardens, they are huge and perfectly maintained. The kitchen is really well appointed and we loved cooking in there during the days we stayed, sometimes eating in the kitchen, or more often in the dining room. David, the owner, was very, very helpful always quick to answer our queries when we had them and was very reassuring prior and post our visit. We wouldn't hesitate to recommend the house to anyone with a big group of people who want to visit one of our favourite places in the world.

Large modern house in a beautiful position, beautiful gardens and huge swimming pool

We really enjoyed our stay here. The gardens are very large and are completely fenced in with a good view of the bay. Each year new shrubs and trees are added and a regular gardener keeps the lawns striped and neat. The pool is very large and was a great addition to our holiday. Plenty of parking space, a modern well equipped kitchen and two very spacious en-suite bedrooms - one ultra modern. Three sky boxes/TVs - one in each en-suite and one in the lounge. Every book/dvd you could ever want to read or watch in the library. Some maintenance overdue but nothing that detracted from our holiday. A problem reported on our arrival was addressed very quickly by the owner and satisfactorily resolved - Thank you David.

Great for a family holiday - pool made it fabulous

Great property for a family holiday with comfortable beds. Little TLC required in the house and a table on the deck upstairs would be excellent.

The pool was fabulous and it is huge for a private villa. We spent loads of time in the pool and at the house as the weather was so good.

V loud music from the next door on last night until 4am which was not great before a long drive home.

Overall v good but the house could do with a little updating but was great.

Coast/Beach:

Carlyon Bay Beach is around 10 minutes walk. It is a shelter bay with soft sand.

The coast here is a mixture of dramatic cliffs and sheltered bays. So there are many other beaches to choose from within a short drive.

Porhtpean is our favourite, and around 15 minutes drive (8 mins according to Google - but these are pretty country roads!).

Travel:

Car Recommended - ample parking.

St Austell railway station is around 3 miles.

Distances:

Georgetown's Historic Harbour around 5 minutes drive or 20 minutes walk.

Tesco's Superstore about 5 minutes drive - for all your groceries.

St Austell Town Centre about 10 minutes drive, with a wide range of Shops.

The Eden Project about 25 minutes drive - the largest indoor rain-forest, a centre for ecology and education, with an arts and music program too.

Further Details:

Carlyon Bay has a sheltered beach surrounded by high cliffs with dramatic views.

The cliff edge is protected by bushes, and a public field with the South West Coastal Path running across it.

The front row of house are modern mansions, on the most exclusive road in the area.

"Beam Reach" is behind these, but because of the slope you look over them, barely seeing their rooftops. There is a partial sea view through the trees.

We think it's an amazing location, and a great house.

A Deposit of 500 Pounds is required to make a booking. After a 7 day cooling off period, this in not refundable if you decide not to stay.
The remaining balance must be paid 30 days before start of rental period.

A Security Deposit of 500 Pounds is payable with the second payment.
The Security Deposit will be refunded in full if there is no damage to the property.

Changeover Day:
You can arrive anytime after 4pm, and you will need to check-out by 10am.
- June 2016 - changeover day is Friday
- July to October - changeover day is Saturday
For the rest of the year, the changeover day is flexible.

The Pool Heating is ON during during July & August
The pool heating is switched off at other dates, but please speak to us if you would like the pool heating at other times. We are happy to put it on for the cost of the heating.
