"Beam Reach" was built in 1970 by an architect for his family. It looks as stylish & modern today as the day it was built.

2016 is our third year welcoming guests, so you too can enjoy this stunning home.

OUTSIDE -- Almost an acre of lush garden, with a private large Pool (heated in Summer), and fully fenced for safety. There are two patios - the upper looks over the garden and over tree-tops out to sea, the lower is more shelter with views of the garden and a perfect spot dining.

INSIDE -- Oversize Living Room opens to upper patio with amazing views. Large dining kitchen, is fully equipped with everything you need for the perfect holiday; including range cooker, dishwasher and american style fridge-freeze. There's also a Separate Dining Room, WC and Laundry Room. Master Bedroom with 6 foot super-king bed and on-suite. Second Bedroom with 5 foot king-size bed. Third Bedroom with two 3 foot single beds (or one 6ft super-king bed). Fourth Bedroom with two single beds - recommended for children. Fifth Bedroom with two 3 foot single beds (or one 6ft super-king bed) and en-suite Bathroom. Family Bathroom in addition to the two en-suite.

NEARBY --Beautiful location close to the Sea and South West Coastal Path. The Beach and a luxury hotel with Spar and Golf Course are within 10 minutes walk. The Coast Path runs east along the cliffs for miles to Par and beyond. To the west, the path drops gently along the edges of fields to Georgetown's historic village harbour, around 20 minutes walk. IN THE AREA -- The Eden Project with the worlds largest indoor Rain-forest is 15 minutes drive. St Austell town centre has a large shopping area and parking about 10 minutes drive. The coastline has dramatic cliffs and sheltered bays, some with charming villages, others with beautiful beaches. In-land there are the moors, dramatic views of old tin mines, and endless possibilities for keen walkers.

About David Watson

'Beam Reach' has been our wonderful holiday home since 2001.

The nieces & nephews, our parents, brother and sisters have had many years of wonderful holidays here.

Although we live in London, the family is spread across England, and some of them now live abroad.

The kids are now all grown up, but we still meet up here in sunny Cornwall especially in the winter (it is the warmest part of Britain!).

We love the big rooms, and it's a great house for all the generations together.

We can spend all day hanging about the pool (and summers seem longer here), but we've also planted the gardens to be lush and colourful year round.

We extended the house in late 2015, adding a fifth bedroom with it's own en-suite bathroom.

Why David Watson chose Newquay & St Austell area

We looked for several years before finding 'Beam Reach'.

We wanted something modern: big rooms, big windows, high ceilings, views - no cottages for us!

Somewhere for the *whole* extended family to meet up.

The sea view was essential, but the huge garden and swimming pool was the surprised that sealed the deal.

We bought from the architect who built and treasured the house, we've modernised and upgraded, but we try to keep his original vision.

What makes this house unique

Our family say the house is big enough to spend a whole week without leaving the grounds (except for quick trips to the big Tesco's that's close by).

Lounging by the pool. Enjoying the view. Lunch & Dinner outside on the sheltered patio - surrounded by the wonderful garden.

Cosied up around the real fire in winter.

But, there is lots to do as well.

It's great for Golfers (that's my brother) and Sailors (all of us). We love visiting the Cornish gardens, and this area is famous for them. And then there's the Eden Project, and the wonderful old harbours like Georgetown.

The Carlyon Bay Hotel is close by, great for food, and a wonderful Spa (serious pampering).

But, most of all, its that the house is big enough for all of us to spread out and relax.

Perfect for a family holiday, house and garden beautiful

Better then we all expected , picture doesnt do the home justice, everything was clean and tidy. we had fantastic wheather and the pool was great for cooling down after a day out. Garden was big enough to play rounders with the family and we were all sad when the time came to leave. Highly recommend

Beautiful house, gorgeous gardens & fantastic pool. Location good gateway to places of interest.

Lovely property which is light, spacious & comfortable. Extensive grounds with gorgeous, well-tended garden (thanks to Barry & Ann) & super-sized swimming pool! Kids loved it - just pity stormy weather limited outdoor play! Shame new build partially blocks sea view & temporarily affects tranquility & privacy but once completed won't deter from the charm of Beam Reach! We'd love to return...and will put in an order for sunny, dry weather! Thank you!

Fanatastic for a family reunion.

Beam Reach was a great place to stay and we really enjoyed our time there.

We stayed as an extended family group of 10, in April 2017. The house was fantastic for our needs. Plenty of space for everyone, plenty of kitchen utensils and crockery. Nice and clean and well furnished. A lovely light, bright house with a gorgeous garden for kid's hide and seek.

We paid extra for the swimming pool to be heated, but we all enjoyed it, especially the kids who were in twice a day - in April!

It was easy to get to, easy to self-cater with Tesco close by, and well located for getting out and about in Cornwall. A nice quiet area and stunning views. Lovely to be able to walk to Charlestown along the coast path.

We booked the stay from overseas and it was easy to communicate with David to organise everything, and he provided all the info we needed.

We highly recommend this property.

House needs updating & a professional clean.

My first impression as I approached the front door was that it looked tired & dated, from that moment I knew it wasn't going to be the dream property we expected. The kitchen wasn't clean, everything was sticky - the oven trays were disgusting and should've been replaced. There was an oven chip left in the under cooker drawer where trays were stored. There was a slice of mushroom left in the sink, floor level near dish washer was filthy (I have photos). There was a chipped glass & also a chipped bowl & water left in the kettle (this can cause mould). In entry level bedroom there were dog hairs in the wardrobe, we had to empty the Hoover first to be able to use it to clean it out. One of our towels was stained, one looked definitely used and the others all looked grubby so the first morning was spent doing 60 degree washes at 2.5 hrs a time. There was a damp towel left in the tumble drier and a dirty one left in the washing machine. One of our pillow cases looked greasy & used, when I took this off the under cover is badly stained & needs washing (again have photos). Checked all pillows and in same condition. All bathrooms hadn't had sufficient cleaning and there were pubic hairs in our shower and stains under toilet seats & fluff up side of toilet. Toothpaste down family sink. Generally all floors throughout needed a good cleaning & there were cobwebs in the dining room. The lounge was comfortable but I couldn't open the patio doors, these are well dated with rotting wood frames and need replacing. Much money has been spent on the garden and it is stunning & the pool great. As a family it would've been nice to have the use of a washing line and also a BarBQ, four of the outside wooden dining chairs were broken so as a family of ten we were unable to sit together to eat outside. They were also dangerous to be left there. There is also a new property being built in front of this house so in time the view will be partially obscured. The lack of cleanliness was the main thing that let this house down & I have many photos that show it. Reading the reviews before I came with the mention of 'maid service' I was really disappointed. For the cost of the holiday I expected a higher level and I would not return or recommend a stay at Beam Reach.

Owner's Response: Please accept my apologies for your experience. Thank you for sending me the photos, and accepting my offer of compensation. I have now spoken to the cleaners and they send their apologies too. We all take your complaint very seriously, and will not rest until the issues are resolved. Our next guest do not arrive for almost 3 weeks, and I will be at the house with a team of people to get the house perfect.

Just like it is in the Pictures!

Came down to Cornwall for 4 nights for my sister's hen do, the house is exactly how it looks in the photos, which I was pleasently (and greatfully) surprised by!

Tesco is a 5 minute drive and so is the beach. Spacious driveway, bedrooms were all a good size and the house was clean and tidy on arrival. The Lounge had a huge DVD collection of all genres and also a good selection of games, not to mention the stunning view! Kitchen had every utensil you could possibly need and it was great having a seperate larger dining area which had extra chairs if needed.

We opted for the heated pool at an extra cost but was worth it considering we came in the first week of April when the weather was a little chilly. The pool was clean (aside from the few leaves that managed to find their way in) and was also chlorine free which was an added bonus.

David was really helpful and always replied back to messages. All relevent information was given before arrival so it made the trip very smooth and relatively stress free!

Would definitely recommend staying here.

Nearest Airport : Newquay Cornwall Airport at 17 Kilometres Nearest Barpub : Carlyon Bay Hotel at 700 Metres Nearest Golf : Calyon Bay Golf Club at 800 Metres Nearest Train : St Austell Railway Station (GWR fromPaddington) at 4 Kilometres Nearest Restaurant : Carlyon Bay Hotel at 700 Metres Nearest Beach : Carlyon Bay Beach at 1 Kilometres Car: recommended

Coast/Beach:

Carlyon Bay Beach is around 10 minutes walk. It is a shelter bay with soft sand.

The coast here is a mixture of dramatic cliffs and sheltered bays. So there are many other beaches to choose from within a short drive.

Porhtpean is our favourite, and around 15 minutes drive (8 mins according to Google - but these are pretty country roads!).

Travel:

Car Recommended - ample parking.

St Austell railway station is around 3 miles.

Distances:

Georgetown's Historic Harbour around 5 minutes drive or 20 minutes walk.

Tesco's Superstore about 5 minutes drive - for all your groceries.

St Austell Town Centre about 10 minutes drive, with a wide range of Shops.

The Eden Project about 25 minutes drive - the largest indoor rain-forest, a centre for ecology and education, with an arts and music program too.

Further Details:

Carlyon Bay has a sheltered beach surrounded by high cliffs with dramatic views.

The cliff edge is protected by bushes, and a public field with the South West Coastal Path running across it.

The front row of house are modern mansions, on the most exclusive road in the area.

"Beam Reach" is behind these, but because of the slope you look over them, barely seeing their rooftops. There is a partial sea view through the trees.

We think it's an amazing location, and a great house.

A Deposit of 500 Pounds is required to make a booking. After a 7 day cooling off period, this in not refundable if you decide not to stay.
The remaining balance must be paid 30 days before start of rental period.

A Security Deposit of 500 Pounds is payable with the second payment.
The Security Deposit will be refunded in full if there is no damage to the property.

Changeover Day:
You can arrive anytime after 4pm, and you will need to check-out by 10am.

For the rest of the year, the changeover day is flexible.

  • Outside: A spectacular location and beautiful garden with pool. There are two large patio, one outside the living room with distant sea views, and a more sheltered patio outside the Kitchen. The Garden is huge, almost an acre. It is fully fenced, has large lawns and beautiful plants and trees. The 15m swimming pool is separately fenced for safety, and heated during the summer holidays. The gardener comes on Wednesday mornings, to keep it looking beautiful. Utility Room: Separate utility room with Washing Machine and Tumble Drier Cleaning / Towels / Linen / Maid service: Hotel Quality Bedding and Towels provided. The house is cleaned and linen changed weekly on the changeover day. Other: Separate Dining Room next to the Kitchen, seats 10. Separate Utility Room with Washing Machine and Tumble Dryer.
