About the property

Cottage in Lussac les Eglises, Nr. Bellac, Haute Vienne, Limousin, France - Close To All Amenities, Yet With Plenty Of Peace And Quiet

The cottage is believed to be at least 150 years old. There are the remains of 2 bread ovens and it may be that the building was once a bakery for the hamlet. The house has a large lounge / dining area with a lovely wood burner. Outside the back door is a private patio. The cottage has priority access to a large heated in ground swimming pool with pool alarm. The pool is heated throughout the late spring and into the autumn. Also there is a 1 acre private nature reserve close to the property and plenty of places to walk and enjoy the peace and quiet.

In the spring and early summer there are many summer visiting birds to supplement our native ones nesting nearby....Hoopoes, Golden Orioles, Nightingales, Kites and Shrikes to name just a few....In the spring and autumn we witness thousand of "Grue" Grey Cranes migrating....they are a splendid sight and sound.

In the summer months the reserve, the young cider orchard and the large meadow are alive with butterflies.

Notes on accommodation: The accommodation is stone built with a recent extension, downstairs the lounge / dining room is a cool haven on a hot day. There is access to a large collection of latest release DVDs Outside: The patio has a table and chairs and BBQ. The heated swimming pool is 10 metres long plus roman steps and 5 metres wide. There is an adjacent terrace with table and chairs. The pool has an alarm. Utility Room: There is a small area in the downstairs shower room for a mop, bucket, broom etc., A washing line is outside. Cleaning / Towels / Linen / Maid service: Bed Linen and bathroom towels are provided within the cost and the property is cleaned before letting. Please bring your own pool towels Other: The dining area forms part of the living space and has a round table and chairs. Off this side of the living space is the staircase and access to the kitchen.

Spotless clean everything you need

The English owners of this detached gite are lovely and just live next door if there's any probs.I can not fault the accommodation it has everything you need and more and of a good standard for a self car holi. A car is essential as your right in the country its like the Yorkshire dales of france. Cooked a hot meal on arrival for us and even got us some groceries in. Went above and beyond whats expected of hospitallity. Lovely dog cats and chickens for the kids to stroke and a warm log burner to keep you warm at night while still being able to watch uk tv. One tip if you come bring slippers as the stone floors are freezing which I'm sure is heven in the summer.if looking for accommodation or in doubt don't hesitate to book this one as you won't find better and at its a great price to thanks again.

Special interest holidays:

Within 30 minutes, there are many activities, with canoeing and horse riding at Lathus St Remy, plus plenty of fishing. There is also a flying school closeby!

There are several inland beaches / lakes : Lac Mondon, St Pardoux lake and Chaillac lake being less than 30 minutes away and the lake at Eguzon with it's water sports and water slide less than 45 minutes away. A small river is 10 minutes walk from the cottage.

The sea is a 3 to 4 hour drive.


The cottage is about 5 to 6 hours from the channel ports and less than an hour from Limoges airport. Poitiers airport and TGV are a little over an hour away. A car or bicycle is essential.

Cycle hire can be arranged with a third party company if required, they offer a full range of cycles, complete with helmets and repair kits and provide a delivery and collection service.


The village of Lussac les Eglises, with it's 2 bars, supermarket, hairdresser, post office, bakers, tennis court, chemist, doctors and dentist is 1 mile from the cottage. The Ancient town of Le Dorat is within 20 minutes, with Limoges and it's historic porcelain factories and museum within an hour. Poitiers with it's TGV link and theme park is a little over an hour away.

Further Details:

There are several local restaurants within the area and even a Michelin star restaurant within 45 minutes for those who wish to taste the finer foods of France.

Large supermarkets are within 30 minutes if the local Spar shop doesn't have enough choice.

The post office in Lussac is open 5 days a week and there are banks all within 30 minutes.

Booking Notes:
50% is required when booking, with the balance of 50% 6 weeks before occupation. There is a £150 damage deposit lodged (cheque) upon arrival, which will be returned within one week or at time of departure if there is no damaged done to the property of it's contents, other than minor breakages. If you require any groceries before your arrival please do ask (charged at cost) and we can cook you a meal on the day of your arrival too.

Changeover Day:
Changeover day is normally on a Saturday, after 3.30 pm, departure is before 10.30 unless by prior arrangement.

Notes on prices:
Prices are in GBP. The cottage is available at a discounted rate for long term (3 month minimum) rental prices on application.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 30 days before check-in date.
  • 100% refund for cancellations more than 60 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
