Our recently converted barn has been lovingly refurbished to an extremely high standard, to create the perfect base for a relaxing holiday. The grade 2 listing means that we have retained all character features, such as beams and troughs, yet we have incorporated all of the necessary features to make this an extremely comfortable and fully equipped self catering holiday base. We have a bathroom with WC, full size bath with overhead shower and basin, a well-equipped and appointed kitchen, which includes an electric hob and fan oven, dishwasher, microwave, fridge/freezer and washer/dryer. it is in excellent decorative order and the high quality appliances are complemented by the quartz work surfaces. A comfortable lounge with sofa bed (opening to a smaller double bed), two additional chairs, and a dining table (seats 4+). For your entertainment we have a 42" LCD TV, Freeview box, DVD Player (range of DVDs provided, more childrens ones available), iPod docking station, wifi. The property is set within the grounds of our family home (though is set back out of sight), and the patio area is furnished with table and chairs for outdoor dining and faces onto our large, child friendly, sunny (SE facing), lawned gardens, which overlook open fields. The location of our unique barn conversion is one of its greatest assets. The historic village of Tockwith has excellent road links 10 minutes from the A1 and next to the historic Marston Moor battlefield site. The property is set within the grounds of our family home and it is located to give easy access to York (7 miles), Wetherby (6 miles) and Harrogate (11 miles) and the multitude of attractions that they offer. These include the Yorkshire Dales-Moors-Coast, Castle Howard, Beningbrough Hall, Harewood House, Newby Hall, and of course the City of York, including the National Railway Museum, Yorvik, York Minster, The historic City Walls, York Racecourse, the theatres, boat trips, and many other attractions. Additionally, Leeds Amouries, RHS - Harlow Carr Gardens in Harrogate are all within an easy drive.

The holiday property has 1/2 designated off street parking space/s, though we enjoy excellent public transport links - including a regular bus service from right outside and trains direct to York, Knaresborough and Harrogate, from Cattal station which is just two miles away.

About the Owner

We have lived in our current home for over seven years. We very much enjoy living in Tockwith, and are very happy to share our home and village with you. Our house is a grade 2 listed Georgian house (1830s), which, had some partially renovated agricultural outbuildings. The barn has now been lovingly refurbished to the high standard that you see in the photos. We aimed to make it the home from home that we would like to stay in on holiday; certainly the feedback that we have had so far suggests that it is very comfortable. We hope you like the finished product. It is set back within our garden, so you will feel that you have privacy, though you are welcome to use the space on offer. Lovely little place very thoughtfully renovated & furnished

A perfect place for a mini break, just the right size for two people. The owners have done it out very tastefully & is modern, but still enhancing the property character. Quiet location. The property was clean and well maintained. The owners were very accommodating, friendly & helpful with information & advice. I would definitely recommend this cottage. Just one thing that might be useful for guests who are light sleepers (like myself), there is a church a couple of hundred yards away, which chimes every hour, so some ear plugs might be handy, but it definitely wouldn't stop me from coming back again, and no other guests have mentioned this so it's probably just me!

Sympathetically converted barn with lovely decor, clean and well equipped throughout. Very peaceful.

An excellent base for our trip to York Book Fair. With the opportunity to see and do many things in York that we had not planned. Local Bus service was easy to use and rely on. We found Tockwith village friendly and used the Spotted Ox pub several nights for excellent food and drink, very friendly landlord and staff.

Village shop and Post Office were very useful too. Off road parking was ideal, able to leave the car in a safe place.

A very relaxing cottage to stay in, especially after a busy day out. Within a peaceful setting and lovely garden.

All good reasons to stay again. Thank you to our hosts Sasha and Richard.

Charming stable conversion for 2

This is a well thought out converted stable building, situated within the peaceful garden setting of the owner's property. The accomodation is compact but ideal for 2 adults with a double bedroom, bathroom and a lounge/kitchen/diner all at ground floor level. It is a well eqipped property with all the basics for self catering along with some very modern fixtures and fittings. It is situated conveniently to visit York, Wetherby and Harrogate and, although in a rural village location, conveniently close to all amenities by car. There are some lovely cycle rides in the area with well marked Sustrans routes and also some excellent stately homes and castles to visit along with numerous walks for all abilities. Thoroughly recommend for a laid back week doing as much or as little as you wish!

Fantastic to chill after a days exploring

My wife and myself stayed for a week in Sacha and Richard's awesome barn. It was way beyond what we expected - a great mix of the old building and the modern interior. The barn was very comfortable and clean and we had no problem with it whatsoever. The family were very friendly and helpful, Our only regret was that we didn't stay longer. A great base for exploring York and the shire and Tockwith is a really nice, quiet and friendly village. We totally recommend it.

A really lovely cottage, modern with all the amenities that you could need and more!

Lovely clean property in a nice quiet village. The cottage isn't far from the super market where you can get all your groceries and is only a 15 minute drive from the park and ride if you want to go to York. If you don't want to go to York the village has a few nice little walks and is also near Harrogate which is also a nice place to visit.

Me and my partner spent 4 nights there and loved it. Unfortunately we couldn't do everything we wanted whilst on York (dungeons and the Jorvik centre) due to damage from the floods however that means webcam come and visit the cottage again when we come back.

Sasha and Rich where lovely hosts, greeting is on arrival and showing us around the cottage and explaining the where abouts of things. Anything you needed wasn't too much trouble for them and you where never afraid to ask if you need to know something.

All in all we had a great time and an excellent stay at the cottage and can't wait to come back again.

We bought this house because it is a beautiful house. However its location was a huge factor. It is very accessible; near to the A1 / M1, York, Harrogate, Wetherby, the Dales, N. York Moors, the Coast and the many attractions in our area. We are lucky enough to have the benefit of all of these amazing places on our doorstep, whilst living in a quiet, semi rural location. We have the benefit of good public transport links (regular bus service stops right outside, York Park and Ride nearby and a rail station (with parking) connected to York and Harrogate, just two miles away).

The East Yorkshire coastal resorts and beaches of Whitby, Scarborough, Bridlington and Filey are a short drive away. The nearest being an hour away by car.


Leeds Bradford is our nearest airport at 40 minutes away. This is closely followed by Manchester, Newcastle and East Midlands at 1 hour 15 mins. York is on a direct train line from London in the south, (with Heathrow and Gatwick airports), and Edinburgh in the north.


The historic city of York and its many attractions are 7 miles away, a 15 minute drive. The pretty market town of Wetherby is 6 miles and 10 minutes by car and the beautiful Spa town of Harrogate is miles and a 25 minute drive. The picturesque, historic, fortified town of Knaresborough is 10 miles and a 20 minute drive away.

Further Details:

We lave a local convenience store and post office just a few minutes walk away. The local pubs, around 200 metres away, serve good pub food. There are many other high quality eateries within a short drive. The nearest local supermarkets are in Wetherby, just 10 minutes drive away. A welcome pack with all essentials to get you started can be made available on request for a small fee. (Milk, tea, coffee, bread, butter, jam and the basics for a simple meal)

Our property is unique because of the history of the property and the area. The barn is packed with character features, though it has all the comforts and convenience of a modern home. It is located just a mile from Marston Moor Battlefield, the site of a major battle during the English Civil War. The village benefits from a lovely pub, which serves good pub food and a shop / Post Office. We are lucky enough to have many good eateries in the area. We would be happy to make recommendations that you can look to book before your arrival.
