About the property

Cottage in Docking, Nr. Burnham Market, North Norfolk, England - In The Centre Of This Popular Village, Which Benefits From, Local Shop, Post Office, Pub, Chip Shop

A delightful three bedroom flint cottage with lounge and open plan kitchen and the added bonus of a second lounge/ rumpus room with wet room in converted out house..There is a lovely secure lawned garden with large decking area perfect for those summer evenings sipping Pimms while watching the kids play boules (boules provided) Set in the village of Docking, Near Burnham Market, close to the stunning North Norfolk Beaches ( only 5-10 minutes drive). Within the village there are a lot very useful local amenities, a local shop with post office, a doctors surgery, a fish and chip shop! all within walking distance what more could you want. And a traditional English pub. There is off street parking for 2 large cars and parking on the road too, please note, as it is an old cottage, the stairs up to the top floor are quite steep. Oh, I nearly forgot a village pond where you can feed the ducks. Docking is ideally situated for many activities, cycling, bird watching, beaches, sailing, and not forgetting the fun of crabbing in the nearby Overy Staithe...and afterwards buy an ice cream from the ice cream lady in her van, who has frequented the same spot, since we can remember. We have been coming to this beautiful part of England for 30 years with our family and can honestly say it's a stunning place for a family holiday and yes you can bring your dog too, most beaches and pubs are dog and child friendly...the nearby Jolly Sailors at Brancaster is a favourite of our kids and if the seasons right you can also sample the local Cromer Crab and Mussels.

About Robin, Jane, Henry and Sandra

We have owned this cottage for 15 years now and have been coming to Norfolk with our children for over 30 years. We bought the cottage with some close friends of ours who now have twin boys and we have lots of great times sailing crabbing and playing forty forty homie at gun hill.

Its a truly lovely part of the world and we have spent many an evening putting the world to right in the garden and arguing which Boule is the closes, much to the disdain of our wives.

We hope you love it as much as we do

Robin, Jane, Henry and Sandra

A lovely retreat!

  • 5 of 5

We had a fantastic stay in the cottage. The village is ideally located, very close to the lovely Burnham market and beaches for great walks. It's opposite a Spar which is also very handy. The cottage itself is immaculately kept. Being January we enjoyed the open fire in the living room. It has a really nice sized garden as well which would be great in the summer time - we may just have to visit again to sit out in it! Thank you for a lovely stay :)

Great location, perfect stay!

  • 5 of 5

We had another lovely stay at this very desirable family holiday house. With the Spar shop being right opposite and open till 10pm, it made the location so ideal for us, particularly with the freshly baked croissants we ate for breakfast every day from the in-store bakery - It was like being in France!

Unfortunately we were not blessed with great weather this time but the bi-fold French doors opening into the garden were a real score last time we stayed.

The beds were really comfortable with lovely feather pillows - we all enjoyed great night sleeps.

Everywhere seemed newly and tastefully decorated and well looked after. The bath and shower seemed new too.

The other big score (for my husband at least), was the Super Fast Broadband! (50mbps) Which is always a factor when choosing a holiday cottage for us.

The stairs are a bit steep but we had 3 children (6,5 & 1.5yrs) and none of them struggled with them and there are built in stair gates on every level.

Overall this is an ideal place to stay, we love the village of Docking as well because it's centrally located for all the places we like to visit on the North Norfolk Coast. Having Thornham and Burnham Market only 8 mins drive away is so great. The beaches at Wells-next-to-the-sea are also only 15mins drive away.

We would thoroughly recommend this house to stay in and we will be back soon!

Lovely cottage, great location.

  • 5 of 5

We stayed in this property with five adults, a toddler, and a large dog. It was a lovely property, well equipped, and never felt too small for all of us. The garden was a massive bonus, large, safe and fully enclosed, perfect for both the dog and the toddler. The location in the heart of the village is fantastic, it was so handy to have the shop opposite. Myself and hubby enjoyed a lovely meal at the village pub, a rare treat with a toddler, and the Chocolate Brownie lived up to the trip advisor reviews as the best in the country! Would also recommend a visit to the weekly market in the village hall, we got some fresh Cromer crab which was a real treat.. We enjoyed the beaches at Holme Dunes, lovely empty beach, though a little tricky to find, as well as the beach at Hunstanton.

really nice cottage. A bit quirky, with steep stairs and a few low doors. It warm and welcoming.

  • 4 of 5

This cottage is well placed in Docking. It is right opposite the spar shop, and the chippy and pub are a short walk away. The cottage is well equipped and is warm once you have sussed out the " Norwegian" heating. The garden is nice and is very dog safe. The wi fi is very good and the beds and sofas are comfortable.

The only issues we found were getting used to the steep wooden stairs and remembering to duck if you are 6 ft ➕ . I suggest taking slippers with a bit of grip !

In regards to places visited of note, The Orange Tree award winning, pub at Thornham on the coast is excellent. The beaches at Wells , Holkam, and Brancaster are stunning .

Norfolk Lavender at Heacham, is worth a visit. The only disappointing visit was to Sandringham. Only a few rooms were open, so it was not worth the money.

Comfortable cottage, glorious sunshine, stunning sandy beaches, endless skies and a happy family.

  • 5 of 5

We have just returned from another lovely stay in the enchanting north of Norfolk, this time with 3 small boys in tow and not sleeping in a VW camper van! The cottage was comfortable and thoughtfully decorated, and our 3 young boys were quickly at home, especially with the outside room as their own little "den". We all slept well in the beds, and the accommodation was perfect for a family of 5. The kitchen diner provided a light, bright space for family meals and games, and the garden was well-enclosed for the boys to play in. It took a day to get used to the steep stairs but we never thought about it twice after that. Docking itself was superbly located for exploring the north coastline, and we had day upon day of glorious beach weather, which we certainly made the most of. Brancaster Beach was our family favourite, especially when we discovered the more spacious area to the left which was ideal for family cricket, but we also thoroughly enjoyed Wells Beach and Old Hunstanton Beach too. Trips to Burnham Market and Wells are a must, but everywhere you drive, you come across picturesque villages and many great choices for delis and pubs. We had everything we needed in the cottage, and found the shop opposite extremely handy for any little extras! All in all, a very relaxing holiday in a stunning part of the country. Many thanks to Robin and co for our memorable stay.
