A delightful three bedroom flint cottage with lounge and open plan kitchen and the added bonus of a second lounge/ rumpus room with wet room in converted out house..There is a lovely secure lawned garden with large decking area perfect for those summer evenings sipping Pimms while watching the kids play boules (boules provided) Set in the village of Docking, Near Burnham Market, close to the stunning North Norfolk Beaches ( only 5-10 minutes drive). Within the village there are a lot very useful local amenities, a local shop with post office, a doctors surgery, a fish and chip shop! all within walking distance what more could you want. And a traditional English pub. There is off street parking for 2 large cars and parking on the road too, please note, as it is an old cottage, the stairs up to the top floor are quite steep. Oh, I nearly forgot a village pond where you can feed the ducks. Docking is ideally situated for many activities, cycling, bird watching, beaches, sailing, and not forgetting the fun of crabbing in the nearby Overy Staithe...and afterwards buy an ice cream from the ice cream lady in her van, who has frequented the same spot, since we can remember. We have been coming to this beautiful part of England for 30 years with our family and can honestly say it's a stunning place for a family holiday and yes you can bring your dog too, most beaches and pubs are dog and child friendly...the nearby Jolly Sailors at Brancaster is a favourite of our kids and if the seasons right you can also sample the local Cromer Crab and Mussels.

About Robin, Jane, Henry and Sandra

We have owned this cottage for 15 years now and have been coming to Norfolk with our children for over 30 years. We bought the cottage with some close friends of ours who now have twin boys and we have lots of great times sailing crabbing and playing forty forty homie at gun hill.

Its a truly lovely part of the world and we have spent many an evening putting the world to right in the garden and arguing which Boule is the closes, much to the disdain of our wives.

Lovely place to stay

This is a lovely comfortably holiday home, well situated for lots of great family days out. You do need to be aware though that the stair cases are very steep, particularly to the top floor, and have a narrow tred. This wouldn't put us off returning as its fine if you take care and it's such a nice place to stay. However, this is probably not the place for you if you are taking elderly guests or have young children that need help or carrying on the stairs.

Beautiful cottage in a lovely village. The cottage had everything we could possibly need for our stay. Perfect location for visiting the nearby Norfolk Coast. We wouldn't hesitate to recommend to family and friends.

Great place to stay in North Norfolk

After a very long drive from Cornwall my family and I were delighted with this property. I would say it's better than described - clean, cosy and tastefully kitted out. All the coastal areas are easily reachable by car from this location, we visited Wells, Holkham, Hunstanton, Sheringham and particularly enjoyed seal watching by boat at Blakeny Point.

There is a decent pub within walking distance, serving ok food, and a Spar shop over tha road.

Our golden retriever, Marley, also appreciated the garden.

All in all we really enjoyed our first visit to Norfolk and will definitely return - we would not hesitate to recommend this property to our family and friends.

Lovely cottage in stunning location

We had a fantastic week in your lovely cottage. Everything was as described, the facilities were great - though the stairs were a bit steep! Having the Spar across the road was extremely handy and the fish and chips from the local shop were great. The garden was just right for our labrador too.

We all loved the beaches and visited most of them from Hunstanton through to Wells, favourites being Brancaster and Holkham, all completely dog friendly too which was such a bonus. Holkham Hall grounds and walled garden were spectacular and Sandringham Estate exceeded our expectations. The Orange Tree in Thornham is a lovely place to have a meal, they even have a doggie menu! Burnham Market has good shopping. In fact everywhere we went the people were really welcoming and nowhere disappointed.

We would have no hesitation in recommending this property and we are hoping to return soon.

Our week in Docking

We had a thoroughly enjoyable week in Oldholme Cottage in the very friendly village of Docking. Everything was as even better than we had hoped and as described in the listing. It was clean, comfortable and spacious and fully equipped for our needs. The enclosed garden was perfect for our elderly dog. The additional touches - a bottle of wine and biscuits on arrival - were an indication of the generous hospitality of the owners, which was evident in all the homely touches within the property. It was perfectly situated for visiting the local beaches; beautiful Brancaster with its long stretch of sands was great for an evening walk and seeing the sunset or flying a kite! The Crab Shed at Brancaster Straithe offered delicious seafood baguettes for lunch. Titchwell Nature Reserve, Houghton Hall & Gardens and Burnham Market and a host more places made this Norfolk holiday very special for us. We would have no hesitation in recommending it to our family and friends.

Docking is ideally situated for your holiday as it boasts, a local Spar shop and post office, local pub offering meals, fish and chip shop, Doctor's surgery, large playing field including Tennis court and children's play area, if you are interested in Coarse fishing then you can buy a day ticket at the Docking fishing lake.

There is also a traditional Blacksmith, if you need to get your horse shod!!

The beaches of North Norfolk are fantastic - our favourites are Holme, and Holkham. However if you are feeling adventurous, a walk along the cockle path at Burnham Overy Staithe takes you out to the fabulous Scolt Head Island.

Bird watching is also very popular in this area of Norfolk and there are several RSPB and Norfolk Wildlife Trust sites nearby (Holme Bird Observatory, Titchwell & Stiffkey Fen)

There is a large wooden outdoor table and chairs and BBQ - ideal for dining outside on those long summer evenings. Cleaning / Towels / Linen / Maid service: The cottage is supplied with Bed Linen and is changed for every new guest. Guests are asked to bring their own towels. Other: You have the added benefit of a converted outhouse, with two sofa's which can be used for teenagers to watch T.V, CD's and play games.
