Our cottages were built to the latest standards in 2008. Set in quiet countryside the south facing cottage provides extremely comfortable accommodation for up to 4 guests. Each cottage has its own secure garden area with garden furniture. Pets are welcome. Rollesby is four miles from the nearest sandy beaches and four miles from river access to The Norfolk Broads at Potter Heigham. Ideally situated for walking, bird watching, sailing, beaches, sea-side and family attractions. The village has a delightful cafe/restaurant overlooking Rollesby Broad serving morning coffee, lunches and afternoon teas at The Waterside - guests can take a trip on the Broad on Gentleman Jim, weather dependent! The Boathouse is two miles from the cottage, a newly refurbished pub, restaurant and wedding venue overlooking the Broad. There is also a Thai/ Chinese restaurant one mile from the cottage.

Little Broad Cottage has a double bedroom with King size bed, chest of drawers, bedside cabinet and fitted wardrobe.
Twin bedroom with two 3 foot single beds, built in wardrobe, chest of drawers, bedside cabinet.
En-suite bathroom with bath, toilet and basin. Tiled floor and radiator.
En-suite walk-in wet room with shower, toilet and basin. Wheelchair accessible. Anti slip floor covering.
The kitchen is well fitted out with all electric cooker, hob, fridge/freezer, dishwasher, washing machine, microwave and plenty of crockery, cutlery etc. Airing facility and pegs for washing line supplied.
Well fitted lounge-diner, settee, two matching chairs, large flat screen TV, video recorder etc. Dining room table with four chairs. bookcase with books, games DVDs
All towels and linen are included. The property is cleaned on change-over and weekly.
Little Broad cottage was built to new standards in 2008 and is wheelchair accessible with no steps inside or outside.

Another lovely cottage in this complex, can't fault either Little Broad or Porters Cottage. Everything here is perfect for a week away and it is great to be able to bring our pet. We will be back!

Fantastic value for money
We were placed in Porters cottage as we booked last minute. We weren't disappointed. The cottage is in a quiet rural location so a car is needed but it is fantastically peaceful. The cottage is well appointed and really comfortable. Dogs are welcome. The owner left us tea,milk,biscuits and flowers which made it a very pleasant welcome. We can't recommend this highly enough and we'll certainly be back.

“Guests who stay here always remark on the fact that the cottages are set in a very quiet and tranquil setting whilst being a short drive away from stunning sandy beaches at Winterton-on-sea, river access to The Broads at Potter Heigham and a 30 minute drive from Norwich and many family attractions. Great Yarmouth itself offers the normal seaside fun which many families enjoy for a day out. Throughout the year there are many different things to do and see. The Seal colony at Horsey is a 20 minute drive from the cottages and provides wonderful viewing when the pups are born during December and January - fantastic beach walks during Xmas and the New Year - and seals are usually evident along the coast either swimming or sunbathing at other times of the year.”
Activity and Interests
The cottage is 4 miles from wonderful sandy beaches, dunes and the perfect setting for family fun or long walks. Seals come on-shore to the beaches, especially from the Autumn through to the spring together with their pups.
Gt, Yarmouth beach-side attractions, roller coasters, circus and other attractions are 7 miles.
The cottage is 25 miles from Norwich airport and 180 miles from the channel ports. A car is desirable for best enjoyment of the surrounding countryside.
The cottage is situated 1 mile from the main village and from nearest restaurant. The nearest town with shops and other amenities are 3 miles with nearest supermarket 5 miles. There are many tourist attractions within 20 miles including Wildlife parks, the largest private car museum in Gt. Britain, Norfolk Broads boat trips and hire, gardens and wild-life, the Cathedral city of Norwich, the historic roller-coaster and circus at Gt Yarmouth.
The area is well supported by restaurants and pubs serving good quality food within 10 minutes drive.

For weekly bookings the change-over is Friday but outside of the main summer season we are very flexible with start dates and length of holiday.

Cots and high-chairs are available by arrangement. All heating and other facilities are included within the price. Well behaved pets are welcome. Please add £20 for the 1st pet and £8 for each additional pet.

The single storey property has an open plan living and dining room with fully fitted kitchen and two bedrooms - one double with ensuite bathroom and one twin with ensuite walk-in wet room. Furnished to high standards with oil central heating under your own control ensures a perfect place to stay near the Norfolk Broads. This property ideally suits those with mobility difficulties as it has been built to the latest standards for disabled access. Plenty of parking available and a dedicated hard standing area for disabled guests. .”
