This quaint and cosy 18c Fisherman's Cottage is situated at the back of the owner's home and is tucked away in a large mature garden. It is in the heart of North Norfolk in the pleasant coastal village of Happisburgh [always pronounced Haisbro'] famous for its distinctive red and white lighthouse in the centre of the village, the beautiful Norman church of St Mary's, and very near the church the Hill House Hotel, a 17c Coaching Inn where Sir Arthur Conan Doyle used to stay.


The Cottage is beamed throughout and retains all the original features of the period, dating back to 1780.

The Property is personally prepared with special care by the owner giving those extra little touches to make guests feel at home and welcome, providing a friendly and personal service at all times to cater for all your holiday requirements. It is comfortably furnished and well equipped providing accommodation for 2 to 5 guests. It is in a great location for either a 'stay at home' holiday with the beach, local cafe and Inns, country walks to explore the village, local fishmongers with freshly cooked Cromer crabs, and Village events, or day trips to local attractions by car.

Broadland and the river is only 4mls away for hire boats and a unique day out in the beautiful scenery of the Norfolk Broads.The city of Norwich is approximately 20 miles away, with train station and airport, the Norman Castle and museum, theatres and restaurants etc. The broadland market town of Stalham is 4 miles away for all grocery needs,Post Office, Chinese and Indian take-aways, cafes and shops, library, Medical Centre and Veterinary Surgery. Market every Tuesday.

There is a large selection of brochures available in the cottage so guests are able to plan their holiday adventures. Within 2 miles of the cottage are the beautiful gardens of East Ruston Old Vicarage, open to the public in summer - a 20 acre area with plant stalls, teashop etc., well worth a look. There is a public Right of Way near to the property and it is only a ten minute walk through the fields to the beach, alternatively it is a 5 minute drive by car to either 'Gap' where there is car parking and public conveniences. There is also a very good family friendly Barn Cafe/Restaurant at Cart Gap "Smallstix". There are car parks and public conveniences at both 'Gaps' (ie: access to the beach).

This is a very good place for a 'Get away from it all' holiday. Either a WEEKLY stay or a SHORT BREAK HOLIDAY. About Naomi Francis

My late father bought this property shortly after the second world war when he came out of the army. It was to be the family home for his wife and new baby [me!], and has been in the family ever since. It has seen many, many visitors over the years and I think that is why it has a nice and happy atmosphere. Some of the visitors here have loved Norfolk so much they have decided to live here permanently.

The property dates back to the 18c and was once a village brewery, later being converted to three small fishermens' cottages and a shop overlooking the road, but now two dwellings.

It gives me a lot of pleasure to be able to contribute to the happy memories of a really good holiday [ often very much needed], and to meet so many nice and interesting people.

Why Naomi Francis chose Norwich

This property always has memories for me. It adjoins the main building - the home where I grew up, and where I live now, after returning to it after thirty six years. I have fond memories of the old fisherman and his wife ( Ben and Minnie) who used to live in the cottage in the early 50's before it was a holiday home, and their daughter Pauline who would kindly amuse and play with me when I was around six years old and she was fifteen or so!

People still visit me now and again ( and ask to have a walk around!) to see and remember the place they stayed at on holiday as a child,some who came back year after year when I was growing up.

What makes this cottage unique

The Cottage is a very old property, originally a small village brewery both here and the main building dating back to around 1780, and I think the atmosphere matches it! Many guests tell me they always sleep well here and they can relax, and It's quiet. - well away from the normal pace of life.

It is also a very good location for a holiday. Plenty of country walks available ( with brochures to help you choose a route) very near to the beach, and many attractions, whatever your interest, only a short trip in the car away. The beautiful Norfolk Broads and the river and all it has to offer only four miles away.

Feedback from talking to guests tells me that many families and couples, although they have complete privacy like the fact that someone is always available should they have any questions, or if there is a problem. They are not 'out on a limb' so to speak, in an area that may be totally unfamiliar to them.

We take pride in giving a personal and tailored service to make guests' stays very happy and memorable, and to keep rental rates as low as possible.

My family and I have been coming to stay at The Cottage for many years and always have a great time. It is nicely presented, very clean and comfortable, and there is always a warm welcome. Dominic, Sue and Joe [11], Norwich. We rediscovered our childhood holiday village more than 15 years ago and have stayed at The Cottage every year since [until his death in 2011] with our beloved father Harry. We love the peace and tranquility of The Cottage and the way Naomi makes us so welcome. Even though Dad was 91 on our last visit and getting frail he didn't want to go home at the end of the week - as usual. Ruth and Naomi Wills, Coventry.

A 15min walk to the local beach through a public 'right of way' approx: 100 metres from property. Alternately a five minute drive to either 'Gap' where there are car parks and public conveniences. Cart Gap also has a very good barn cafe and restaurant. The Blue Flag beach of Sea Palling is approx: 3mls away. Beaches safe and sandy. The Cottage is approx: three fields away from the nearest beach, and the Right of Way is through open arable land.


Norwich airport is approx: 20 miles away. Use of a car is recommended.


The city of Norwich is 20 miles away. The seaside resort of Gt Yarmouth is 18 miles to the south. The famous seaside town of Cromer is 16 miles north up the coast. The local market town of Stalham is 4mls away. The market town of North Walsham is 8mls away. Wroxham Barns Craft Centre is approx 8mls [on the way to Norwich] East Ruston Old Vicarage gardens less than 2mls away. Hickling Nature Reserve 7mls away. Broadland and river for boat hire Stalham, 4mls. Two farm shops/garden centres 2mls.

Within 1 mile of cottage:- Hill House Inn, St Mary's church, small P.O. and general store, Happisburgh Lighthouse which is open at certain times,Fair Maiden Shellfish - fresh locally caught crabs and fish. 'Smallstix' Barn Cafe at Cart Gap beach [recommended], East Ruston Old Vicarage Gardens- 20 acres to enjoy with tea shop and plant stalls. 2mls north up the coast at Walcott opposite sea front promenade is large family run supermarket 'Walcott Stores' for food, gifts,newsagents, off licence [ sells just about everything!] and Kingfisher fish & chips close by. At Stalham there is a high street supermarket and also Tescos, shops and cafes, Banks, Indian and Chinese take-aways, Broadland and the river, Fish & chip shop [top of high street], Museum of the Broads [Stalham Staithe] Library, Veterinary Surgery and Medical Centre. Lighthouse Inn at Walcott- meals all day and evening, Wayford Bridge Hotel and Restaurant 1ml through Stalham towards Norwich is popular with visitors. National Trust properties such as Blickling and Felbrigg Halls are within an hours motoring distance. A large selection of brochures of all local attractions is always available at The Cottage, and, if you like walking there's information and maps on different 'walks' and routes to follow.

Just outside the cottage there is a little brick and tiled Summer House, newly decorated with a nautical theme and new comfy chairs and table and candles. Maybe for a romantic meal for two. [near enough to the front door to take out food!] or dining set can be moved into garden if wished.

Lovely Accommodation

I, my Wife, Daughter, two young Grandsons and our Yorkie, stayed at Mrs Francis's beautiful period cottage in early August 2017. The cottage was extremely clean, comfortable, cheerful and cosy and we wanted for nothing. We didn't expect it but we were met with a welcome pack of fruit, chocs and wine and in the kitchen was tea, coffee, milk and sugar and some delicious cakes. Should you need her, Mrs Francis is always available. When on holiday your accommodation needs to be right and in this case was beyond our expectations - truly a home from home. Thank you so much Mrs Francis.

Just Perfect!

This is a beautifully appointed cottage, a real home from home. There is not a single thing that you could possibly imagine missing from the kitchen, and in general everything that you could possibly want or need is provided.

The owner is charming, and cannot do enough for you either, without being intrusive. The arrival tray was fit for a King, the fire was burning brightly, the electric blankets on the bed were on, and a bottle of wine or 2 to boot - how incredibly thoughtful. The only negative would be that the shower needs updating as it isn't effective, but other than that, I would heartily recommend this cottage for a couple with/without a dog. It is cosy, very olde worlde, and we had a very pleasant and relaxing stay. I will have no hesitation in going back to stay here again.

It's quite sad when really nice people have to go home- and the dogs too! this one in particular 'Ludo' is a real young charmer!! Hope you took back some lovely memories of Norfolk after a 25yr gap. Re: shower ( we don't have an actual shower, just a spray attachment to put on the taps, as with many very old properties it is not practicable) but will get this inspected/replaced to be more efficient. charming escape, hidden away but not far ...

The wonderful Naomi is a beautiful woman. Her heart is huge. She has lovingly created the safest of havens and we have returned a number of times. Quirky in a comfortable way. Fire lit by fairies for your arrival. Fabulous to mend my broken heart after losing my mum.

Loved this little cottage. Quaint, clean, comfortable and a perfect base for our holiday. The cottage had everything we needed and the little welcome pack of essentials were a lovely touch. We will definitely return if only to sit beside the open fire and relax.

Changeover Day: Saturday
During summer months changeover day is Saturday. Out of season and for SHORT BREAKS changeover times are very flexible. Arrival time is any time after 4pm on the Saturday, Departure Time is 10am the following Saturday.

Bookings may be made by telephone or email. All prices as shown in advert: and in full brochure sent to customers on booking. For Short Notice bookings there may be a DISCOUNT on certain weeks. There may also be SPECIAL OFFERS too, please enquire. We require 1/3 Deposit payment please [exact amount given on booking] to be received within four working days, and full balance to be paid four weeks before holiday start date. For SHORT BREAK HOLIDAYS payment is due in full please. Short Break holidays are also available, the minimum being a three night stay, up to a stay of six nights.
