RIBA award-winning new build 2015, The Sett was designed by architects Dow Jones. It is just a 10-minute walk away from beaches and is only available for holiday lets during the summer holidays. The use of enormous picture windows and glazed walls wrapping around the house allows natural light to flood the interior spaces. Hand trowelled concrete floors cover the entire ground floor where the brick chimney hearth lies at the centre of the house. Douglas Fir wood is extensively used throughout the property from the bespoke kitchen to the floor to ceiling doors, upstairs flooring and commissioned pieces of furniture – tables, chairs and benches to the in-built floor to ceiling bedroom wardrobes and enormous picture windows in each bedroom taking in the panoramic woodland vista. Attention to detail is evident throughout the house and guests can experience living in architecture. A verandah wraps around the the outside of house with double doors leading out onto an emormous garden. There's plenty of seating and dining outside with a mixture of sun-loungers, deckchairs, hammock, fold-up chairs and big garden table to enjoy eating al fresco and a firepit for BBQs. An in-ground trampoline, badmington and pro-ball tennis for children and adults alike adds another dimension of entertainment. The Sett is a home-from-home with access to all types of children's toys, books and games for all ages. Three of the bedrooms are situated on the first floor with fourth bedroom downstairs (with access to WC and walk-in shower & ideal for grandparents seeking to avoid stairs) has floor-to-ceiling glass windows with panormic views across the wooded garden and direct access to outside. Just a 10 minute walk away or a few minutes drive, is the sea for swimming and water sports at the quiet and unspoilt Totland Bay and nearby sandy beaches of Colwell with Tennyson Down beyond and its miles of trails in an Area of Outstanding Natural Beauty. The historic harbour town of Yarmouth and ferry terminal is just seven minutes by car, while the amenities of Totland and Freshwater are right on your doorstep with local access to a butcher, baker, supermarkets, bank, post office and gift shops. The Isle of Wight is a popular destination for families and lovers of the outdoor life with endless activities on offer from sailing, surfing and paddle-boarding to riding, cycling or just hiking. There's plenty of award winning pubs and restaurants while farm shops and markets offer excellent local produce.

Great house beautifully integrated with the garden

It was fascinating to stay in a house so recently designed and so obviously a home, with a really good collection of books. We were given lots of information beforehand by Sarah about the house, surroundings and general attractions nearby. Our four year old granddaughter loved the trampoline, the sprinkler and the child friendly chairs which helped her spend much of her time drawing, constructing etc at a table in the kitchen area. The house was very comfortable and well equipped. Enjoyed the dinosaur walk at the nearby Brook Bay, evenings at Totland Bay, walks on heather towards Alum Bay, jousting at Carisbrooke Castle. A very good place for a three generation family holiday.

Really beautiful property

The Sett is really a beautiful and nice house for a large family. The architecture and the light is impressive and you have more than you need to expend a very peaceful and relaxing holidays. We felt as in our own house.

Stunning property

The owner of the property was very helpful, friendly and accommodating, the property is beautiful and well equipped and has ample space for a large family. If I could find any fault, it would simply be the lack of a microwave, but that's only personal preference. I would recommend this stunning home to friends and family.

Impressively light and peaceful property

We were drawn to the Sett for it's impressive architecture and individuality. It didn't disappoint. The light and space in the property are both impressive and effective, the large picture windows bring the garden into the property and the house is the sort of place that demands you relax. The owners communication was great and they left an impressive amount of toys for the children to play with (we should apologise that the Lego houses are no longer as beautifully and carefully built as we found them!). The house was perhaps a bit dusty and cobwebby in places, but that's the only thing that prevents this from being a 5 star review and it was obvious that the kitchen and bathrooms were immaculately clean. All in all this is an exceptional house, completely decked out for the demands of families of all ages in a great location.

We've always had a deep interest in modern architecture and design, so we set out to buy a plot of land and build our own house. We're now very proud that our house, The Sett is an RIBA Award Winner and we decided to open our house to other families for holiday lets for just 4 weeks of the year in summer so they can enjoy the pleasure of living in such a beautiful space.

The nearest beach to the house is Totland Bay, a beautiful unspoilt part of West Wight, just a 7 minute walk away. The Waterfront Pub is located right on the water's edge for that a wonderful sun downer. Around the next headland, and just 10 minute walk from the house are the hugely popular sandy beaches of Colwell Bay with The Hut, an excellent restaurant perched on the promenade.


Both Totland village and Freshwater are right on your doorstep with access to all amenities such as a butcher, baker, fishmonger, Bank, supermarkets, gift shops and takeaway restaurants.

Totland village in West Wight is situated very close to the sea and beaches, with miles of countryside stretching from your doorstep with Tennyson Down beyond and endless trails for walking, cycling and riding. The Isle of Wight is hugely popular with families and is a magnet for all those who enjoy the outdoors with all types of activities to enjoy from canoeing, sailing and surfing to paddle boarding and paragliding. The Island has countless award winning pubs, restaurants and cafes and farm shops to sample excellent local produce. Exploring the miles of outstanding coastline and unspoilt countryside, pretty villages and numerous fascinating and visitor attractions makes holidaying here both interesting and fun for everyone.

  • Notes on accommodation: No pets, no smoking and strictly no use of the internal wood burning stove or brick fireplace. Every care must be taken with wiping dry wooden surfaces. To ensure the quality of the wooden and concrete floors please take off outdoor footwear when inside the property. A detailed booklet about The Sett is available on arrival for guests. Outside: The Sett is in a large detached plot, well set back from the unmade made road. The large garden is made up of an old orchard and newly planted trees and shrubs and lawn in an area that stretches to over ½ an acre which borders on an established and secure badger reserve within the property boundary.There is plenty of outdoor seating, sun loungers, hammock, deckchairs and dining for those al fresco moments. Outdoor parking in front driveway for up to two cars. Utility Room: Bosh appliances - washing machine, tumble dryer, ironing board & iron, clothes airer. Cleaning / Towels / Linen / Maid service: Bed linen and towels can be provided for small fee. The Sett is thoroughly cleaned between lets, but additional cleaning can be arranged for an extra charge. Other: Downstairs study with two Douglas Fir desks with chairs and direct access to the garden. Upstairs living area/study with benches and seating. Open plan kitchen/dining area (seating ten) and breakfast table next to wood-burning stove.
