About the property

Contempory Villa with Touristic License, four bedrooms and private pool. Close to the beach, shops & retaurants, with olive grove views

Villa Es Llaut Nou is a contemporary Villa, built on two levels. It provides the best of both worlds. Firstly it is in a secluded location, with beautiful views overlooking the Menorquin countryside, making your stay peaceful and tranquil. In addition it is only a quick 10 minute walk to the beach via the cut through paths giving the full on beach experience when you want it. Inside on the ground floor there is a kitchen, dining area and lounge, with all modern amenities including UK free view (BBC, ITV etc.) Satellite TV, DVD, Hifi (with USB/bluetooth connectivity) and wifi etc. Down two steps from the lounge area and along the corridor are three bedrooms. Two share a bathroom, and one is en suite. The first floor comprises of the master bedroom and en suite bathroom. It has a large picture window leading to an upper sun terrace, with uninterrupted views over a seemingly endless network walled wild fields and olive groves. There is a coffee table with seating for two and also plenty of room for a couple of sun loungers for some private sunbathing. Outside, the large landscaped garden has palms, cacti and other typically Mediterranean plants. Wild tortoise are common in the area and the quiet refined privacy of the garden is unsurpassed. There is a generous pool (8m x 4m and 1.9m at its deepest) surrounded by a sun soaked terrace, with BBQ, parasols, sun lounger and a shower. There is ample shade under the cover of the veranda at the rear of the Villa, providing dining for up to ten. Adjacent you will find an area with a beautiful rattan three piece suite and coffee table, where you can relax and enjoy the views over the olive trees and watch the sun go down with a drink. An additional benefit is that there is a quiet shaded seating area, away from the pool, at the front of the house to sit and chill. A short walking distance away, there are many local restaurants to try, and excellent local supermarkets for provisions. We are serious about providing a quality product and have been granted a Touristic Licence by the Menorquin Tourist Board who insist upon the highest standards and ammenities. Please note we supply linen AND beach towels (to keep your luggage weight down) for free!

We are the first owners of this lovely, recently built, Villa, Es Llaut Nou.

We live in France and are happy to make our second home available for you to enjoy.

This is our third year on Owners Direct.

We bought this property because we love Binibeca, and the Villa allows you to visit the beach or spend a quiet private day by the pool, best of both worlds!

The villa is on top of a small hill, gets a lovely cooling breeze when the sun is up, and benefits from a direct cut though path to the beach. 4 minutes 30 at walking speed! :)

There are cows and donkeys in the field behind the Villa, a distant cockeral can be heard every morning from the upper terrace.

It is a contemporary retreat in a quiet rustic location, with Mahon only 15 minutes drive away.

We are serious about providing a quality product and have been granted a Touristic Licence by the Menorcan Tourist Commission, who insist on the highest standards.

Perfect Villa!

We had an absolutely wonderful holiday staying at Villa Es Llaut Nou. The villa is extremely well equipped, spacious and beautifully furnished. The garden and pool were immaculately maintained with loads of space for eating and relaxing outside and stunning views over the olive groves. The location offers both tranquility and also convenience, being a short walk from the beach, and the village of Cala Torret with bakery, well stocked supermarket and several good bars/restaurants. I would not hesitate to recommend this villa.

Great villa let down on a couple of areas

Great villa. Very quiet. Good location and quick to the beach. Really nice living space and open plan kitchen to living area. Good quality patio furniture was a bonus. Sadly let down for us by the very firm beds. All 7 beds were very firm and we didn't sleep at all. Pool area is north facing so didn't get the sun in late Sept and was so cold we didn't use it at all and had to go to the beach where the sea was warmer. Not ideal with a baby. Replace the mattresses and heat the pool out of season and it would be 5 star.

Absolutley Stunning

Hi Adam,

From start to finish , we as a family had a great relaxing holiday especially very clean villa and with everything that was left in pool for our kids to play with, as we have never had this before .

I would recommend this property ( all plus points)

Location (stunning, and made friends with donkeys that graze free in olive fields, and turtle in garden)

Not far to walk to beach (stroll down to clear water and white sand)

Restaurants ( no bad reports, all delicious)

Villa (peaceful and stunning, great pool)

Thanks again Adam for all your help and advice during stay , great location with no negative points.

Beautiful villa, immaculately clean very well maintained. Pool was surprisingly larger than appears on pictures, the location was fantastic with excellent views from the pool area and balcony of the master bedroom. Any questions we had were answered promptly by the owner and he was kind enough to give us advice on the local area, restaurants, shops etc. I would highly recommend the villa to anyone looking for a quiet getaway, quiet except for the occasional noise from the donkeys at the bottom of the garden (they love apples, bananas and pears!). I hope to get my sister and her family to go back again next year.

The most amazing villa, location & owners!

From the moment of our arrival we received first class amenities from the villa & the Management Company (when we reported a small facility failure, which was replaced immediately). The location of this Villa was first class & incredibly private & quiet. However, the Villa was perfectly located for amenities, restaurants & the beach. We also had beautiful Donkeys who were so friendly & tame that we enjoyed feeding, however they weren't demanding or had any impact on a stay if you didn't wish for any animal intrusion. My 4 year old son adored the confidence building pool, that we all agreed was the best pool we had ever experienced in a villa or apartment. Thank you Adam & Sigrin for your first class service, villa & facilities provided in your stunning villa/home. We would love to return again.

Fantastic with quality furnishing and great big pool, we all loved it!

Well located and high up with a view that makes you feel private and adds to the ambiance yet your 8 minutes from the village with several restaurants, fab bakery come cafe and a supermarket that does free delivers of your groceries and you back home if you spend a minimum of 50 euros! Highly recommend and planning to go back already!

Close to the beach and local shops and restaurants, but with a fantastic uninterupted view of the olive groves and a tranquil location. A five minute walk to the beach and two minute drive, if that!

Gorgeous protected white sand beach in a protected bay with popular (but not rowdy!) beach bar on the rocks


Fly to Mahon Airport or Ferry from Barcelona or Valencia


You are in Binibeca Nou village. There is a supermarket about 1km away at the bottom or the road in Cala Torret. One of our favourite local supermarkets Sa Botiga S'Uestra (known locally as Fortnum and Masons!) is 5 minutes drive away in Torret.

The charming town of St Lluis, is 7 minutes drive away, providing plenty of shops. The Historical capital Mahon, boasting the Europe's second deepest natural harbour is 20 minutes drive away. Excellent shopping amenities abound.

50% non refundable deposit payable on booking, Balance payable 4 weeks before date of holiday. 400 pounds damage deposit, returnable at the end of your stay. A scan of your passport will be required for booking confirmation.
Please Note: We will only take bookings on the precondition that clients take adequate travel insurance, to protect against unforseen loss of availability of the Villa and damage to the Villa. Please make sure you are well insured, just in case.

Changeover Day:
Preferred change over day is Friday, cheap flights, and most people use this day. We will be as flexible as we can though :)

Notes on prices:
Discounts will be allowed on multiple week holidays and late availability bookings. We will try to be flexible on your length of stay, even more so away from high season.
