Contempary Villa with Touristic License, four bedrooms and private pool. Close to the beach, shops & retaurants, with olive grove views

Villa Es Llaut Nou is a contemporary Villa, built on two levels. It provides the best of both worlds. Firstly it is in a secluded location, with beautiful views overlooking the Menorquin countryside, making your stay peaceful and tranquil. In addition it is only a quick walk to the beach via the cut through paths giving the full on beach experience when you want it. Inside on the ground floor there is a kitchen, dining area and lounge, with all modern amenities including UK free view (BBC, ITV etc.) Satellite TV, DVD, Hifi (with bluetooth connectivity) and wifi etc. Down two steps from the lounge area and along the corridor are three bedrooms. Two share a bathroom, and one is en suite. The first floor comprises of the master bedroom and en suite bathroom. It has a large picture window leading to an upper sun terrace, with uninterrupted views over a seemingly endless network walled wild fields and olive groves. There is a coffee table with seating for two and also plenty of room for a couple of sun loungers for some private sunbathing. Outside, the large landscaped garden has palms, cacti and other typically Mediterranean plants. Wild tortoise are common in the area and the quiet refined privacy of the garden is unsurpassed. There is a generous pool surrounded by a sun soaked terrace, with BBQ, parasols, sun lounger and a shower. There is ample shade under the cover of the veranda at the rear of the Villa, providing dining for up to ten. Adjacent you will find an area with a beautiful rattan three piece suite and coffee table, where you can relax and enjoy the views over the olive trees and watch the sun go down with a drink. An additional benefit is that there is a quiet shaded seating area, away from the pool, at the front of the house to sit and chill. A short walking distance away, there are many local restaurants to try, and excellent local supermarkets for provisions. We are serious about providing a quality product and have been granted a Touristic Letting Licence by the Menorquin Tourist Board who insist upon the highest standards and ammenities.

Really Tranquil

A really fabulous place to stay with equally lovely owners who couldn't be more helpful.

We stayed for a week and had the good fortune to have no neighbours for the week. Consequently we had the most peaceful holiday on record. The views out across the olive groves to S'Ullestra make you feel like you're a million miles from anywhere.

The property is really well appointed, very secure, well maintained and ideally located to get the best of Binibecca (and it's beach) while feeling like you're out in the countryside. The photos don't do the pool justice as it definitely felt bigger than I'd anticipated from the pictures on site.

Tips for while you're staying here:

Drink at Paupa for sundowners

Eat at Pan Y Vino

Buy hot spit roasted chickens from the Bar next to Botiga in S'Ullestra (at 12 Euros a go they're a steal)

Buy bread (in fact breakfast, juices and coffee) from the bakery in the square in Cala Torret.

Perfect for families

This was our first visit to this villa, as two families, and it suited us down to the ground. There was ample space and bathrooms to cope with all 8 of us.

We loved the contemporary style of the villa and the idyllic location made it perfect. It had all mod cons and the owners had anticipated everything we might need. We like the Nespresso machine!

Cala Torret is only 5 minutes away and the beach is about the same, but even quicker if we felt lazy and used the car instead of walking. The garden is nicely planted and we loved the uninterupted views of the wild olive groves. We saw a wild tortoise in the garden, which the kids loved, reminded me of my childhood!

The shady terrace was great for a sundowner cocktail, sitting on the on the outside sofas, watching the sun set on the horizon.The fact that we had free Wifi meant it was easy to stay in touch, and the Sky TV was a bonus if we wanted to catch up on the soaps!.

All in all a great holiday destination, we will certainly be going again next year!"

Wonderful modern villa in stunning location

We had an wonderful stay in this villa. It has everything that you would need for a relaxing break and more, it really is a home from home. The outside space is perfect with comfortable quality furniture around a good sized pool, great for all ages. The main bedroom is lovely with a good size balcony and the inside is modern but very comfortable with all you could wish for. Binibeca has a nice little beach 5 minute walk away and good snorkelling areas 5 minutes drive west to the other side of binibeca vell. We ate in 3 restaurants and they all served good food and you can walk back. The villa is a 20 minute drive from the airport and I would recommend Victoria car rentals.

Beautifully equipped villa in excellent location

Probably the best villa we have stayed in over many years. Very clean and tidy with everything we could wish for by way of equipment. Top quality furnishings, lovely pool, good kitchen and extremely comfortable. Location is ideal for a relaxing break with the choice of several restaurants, supermarket for everyday needs, and beach all within very easy walking distance. Within easy reach of Mahon and San Lluis and the roads are peaceful and not crowded (at least in early June). We had a lovely holiday here and would be more than happy to return in the future. If you want a lively nightlife then you may need to travel a little way but we wanted a peaceful relaxing holiday and couldn't have found a better place. We had no trouble booking and were kept informed throughout by Adam, the extremely helpful owner.

We would thoroughly recommend this property.

Amazing holiday, fabulous villa

Its the first time we have chosen to stay in a villa on holiday, particularly because there were only the two of us and we are both pretty fussy! We definitely wanted space, luxury and quiet, with all the necessary facilities to hand... and we found it! The villa is well kept, with lots of lovely touches we didn't want for anything... and if we did think of something the owner and the property management team were only a phone call away. We stayed for two weeks and have already booked to go back next year.

The island is fabulous and the location is perfect. There are lots of properties to choose from but we knew as soon as we walked into the villa and looked around that we had chosen well. Its a modern, airy and spacious, well equipped property with lovely views over the olive groves - especially from the master bedroom suite. There are other properties nearby yet you wouldn't know it and we were still able to enjoy plenty of privacy and quiet.

Only a few minutes walk from the beach and restaurants, it just couldn't have been better, we had the best holiday in years - thank you so much. Next year seems such a long way off, but at least we know we have something amazing to look forward to!

Very nice new style villa with a modern contemporary feel. Great location on the edge of Binebeca overlooking the Olive groves. Good access to the beach and restaurants around a 10 minute walk away or an easy drive. New venture for the owners who have invested well in the Villa without cutting corners.

We bought this property because we love Binibeca, and the Villa allows you to visit the beach or spend a quiet private day by the pool, best of both worlds! The villa is on top of a small hill, gets a lovely cooling breeze when the sun is up, and benefits from a direct cut though path to the beach. 4 minutes 30 at walking speed! :) There are cows and donkeys in the field behind the Villa, a distant cockeral can be heard every morning from the upper terrace. It is a contemporary retreat in a quiet rustic location, with Mahon only 15 minutes drive away. We are serious about providing a quality product and have been granted a Touristic Licence by the Menorcan Tourist Commission, who insist on the highest standards.

Close to the beach and local shops and restaurants, but with a fantastic uninterupted view of the olive groves and a tranquil location. A five minute walk to the beach and two minute drive, if that!

You are in Binibeca Nou village. There is a supermarket about 1km away at the bottom or the road in Cala Torret. One of our favourite local supermarkets Sa Botiga S'Uestra (known locally as Fortnum and Masons!) is 5 minutes drive away in Torret.

The charming town of St Lluis, is 7 minutes drive away, providing plenty of shops. The Historical capital Mahon, boasting the Europe's second deepest natural harbour is 20 minutes drive away. Excellent shopping amenities abound.
