When viewing villas have you noticed that with the use of clever or professional photography of the views they are often the same one but from different angles or often not as expansive as one would hope. On your arrival the reality falls short of the photographs. We believe that with Villa Panayia the reality is better than the photographs. The Corfiot architect, who has lived on the island all his life except for university in the UK, said it has the best views in Corfu. We believe they are certainly 'second to none':-

View 1 - Breakfast outside on the side kitchen balcony as the sun rises over the distant mountains.

View 2 - 'Elevensies' outside on the front kitchen balcony towards the mountains where they rise out of the sea of Agios Georgios bay below.

View 3 - lunch in the dining room by the floor to ceiling glass window or on the terracing in front of the pergola with a view along the ridge and the dramatic peninsula with the village of Afionas nestling at the end.

View 4 - The penultimate main view: cool off in the afternoon in the infinity pool and see the distant Diapondes islands rise out of the ocean between.

View 5 - The main view. This is something to behold. Watch the fiery ball of the sun descending into the sea or behind the Diapondes islands. This is a captivating experience. Words cannot give enough credence to this event....have your cameras ready and if you are going out to dine be prepared for disappointment if you cannot stay to watch.

Regarding bath/shower rooms you may have noticed that Greek ones are small...we can assure you that ours cannot be described as such....quite the contrary and with a biodigester all toilet paper goes down the bowl (and certainly not into 'Greek-type' bins hopefully sitting nearby).

You may find you can stay in this villa all day simply watching the differing and unusual views. Start at the far end of the villa to see the sun rise over the mountains and finish at the other end of the villa as it descends into sea and the horizon behind the distant islands....this is the most romantic of views simply because you are so high making one feel part of it.

About the Owner

My husband (Adrian) and I have been visiting Corfu for 40years, and 10years ago we started looking for our dream location on the island to build our family villa. After travelling all round Corfu we decided the location had to be on the North West coast as it is here that captures the traditional charms of Corfu and benefits from unrivaled sunrise to sunset views.

Together with my sons we started building Villa Panayia in 2007 and it was completed in 2014, having survived a change of builder, the financial crisis, one of our son's emigrating to Australia, the arrival of 4 grandchildren, and Adrian's retirement.

The original idea for the villa was to have somewhere the whole family can come together and share holiday time, we are pleased to say this original idea has now been achieve

It was fabulous. Had we been in any other villa it wouldn't have been as nice, an absolute pleasure because the home is so lovely and beautiful and the fire made it perfect! We'd like to come back another time too, maybe in warmer weather! My daughter 9 said that this had been the best holiday yet.

Amazing villa and position

We chose this villa as it was a holiday to celebrate my big birthday and I wanted to take my parents and my 3 adult children. I couldn't have made a better choice. The villa was breathtaking, big enough to allow us all our own space.

The views were spectacular from every angle and the owners has made sure there was comfortable outdoor seating to enjoy every view.

The villa was very well appointed with everything we needed. Sia, the lady who looks after the villa for the owner lived over the road with her family. They were so friendly and hospitable. They showed us round her little farm, cooked a barbecue for us for a very good price and were available for any questions.

The area was uncommercialised and quiet yet with plenty to do. Beautiful beaches and restaurants/tavernas with such friendly people. Our favourite beach was Agiuos Georgius as we could swim out for a long swim there. The water is so clear..

Our favourite restaurant was Dianysis with views to die for. Walking distance for some but the Night Owl is definitely walking distance for a drink in the evening.

I can't recommend this villa enough. A huge Thankyou to Fiona and Adrian.

A beautiful villa with amazing views

The villa is beautiful with stunning views. Although a car is needed, you don't have to go too far to find a beach, taverna or supermarket. The locals are extremely helpful and make you feel so welcome, what more can you ask for.

We travelled to Corfu as a whole family : 2 grandparents, 3 daughters, 1 son-in-law & 2 grandchildren. We spent 14 happy days @ the villa where all our diverse range of needs were met.

I cannot over emphasise the high quality of all aspects of the living space....it is a place that allows for both 'community' & 'privacy'...the building is a pleasure to be in.

The 3 stories & open glazing provide you with access to the most exquisite land...sky ...& sea scapes that consistently change throughout the day.

It is a luxury villa set within a geographical context of rugged beauty....it is an area of authenticity .. a great place for a holiday.

Couldn't have picked a better house!

Fiona was absolutely brilliant with her communications with a host of information before we left on holiday - including road conditions!! Lovely to talk to and very accommodating. The house is massive with bedrooms on two separate levels - all ensuite with good linens and extra blankets, all bedrooms had wardrobes and bureaus. Each bedroom had it's own private terrace or balcony that isn't overlooked by any of the other bedrooms' areas and each had an AMAZING view! Despite only using 2 of the 4 bedrooms, we found ourselves standing in the vacant rooms balcony doors to watch the views. Communal area on 2nd floor was huge an open plan, kitchen well equipped, and living room comfortable. The best feature (besides the views, of course) was the fireplace as it was chilly when we were there and we were mostly home-bound because no shops were open for season yet.

Views - so many of them!!! There's morning sun outside the kitchen with coffee and pastries, then afternoon on the downstairs back terrace, then afternoon sun in the front by the pool, then late afternoon sun asleep after 2 glasses of wine on the cushy outdoor sofa! Sunsets out front any any balcony and at least a 250 degree panorama over mountains, past two bays, two peninsulas and even over to Albania with snow capped mountains in the far distance.

We listened to turkeys, roosters, all sorts of bird life, the smell of honey and sweet flower nectar in the air. Idyllic!

Locally, you can reach agios, arillas and San Stefanos easily and plenty to explore and do there - when they are 'open for business'. Easy enough trip down to Palaiokastritsa, which was lovely and a nice change if you want something just a LITTLE busier, and again amazing turquoise water. Try to drive to the top of the hill for stunning views, the monestary there is quite nice too.

Eat at the Night Owl and maybe even Mon Amour Taverna. Great food!

The housekeeper/local contact Sia was fantastic with advice, lives just next door and even sent me home with a bag of goodies. Not to mention the house and grounds were SPOTLESS!!!!

I will go back again, promise! And the ONLY place I'd stay is at Fionas!!!

We have been going there for some 14 years and find there are still many areas to explore. The area around Afionas is unspoilt with high mountains and sandy beaches. Villa Panayia is a wonderful base from which to enjoy this region. As Taralyn discovered, even when the weather is a little disappointing, the villa is relaxing and comfortable with the most amazing views from every room. From the Owner

Villa Panayia benefits from being situated on a ridge overlooking both Arillas and Agios Georgios bays, and the islands beyond. The location has seen very modest tourist development - just enough to maintain a good selection of tavernas and local shopping and produce. As such the traditional charm has been preserved and it is easy to be immersed in the Corfu way of life. Access from Corfu airport is approximately 30kms and is about an hours drive - although there is a local bus stop a few minutes walk from the villa, we always choose to hire a car. Once at the villa, you could easily manage without a car as there is so much to do in walking distance, with a selection of 3 villages and requisite beaches and tavernas (Arillas, Georgios and Afionas) on the doorstep.

Special interest holidays:

Agios Georgios has a scuba diving centre (about 20 minutes walk from the villa). San Stefanos beach is about 10/15 minutes drive away going North and is excellent for windsurfing and kite surfing.

Both beaches nearby have extensive rental equipment, including boats to visit the nearby islands.


Arillas beach 15/20 minutes walk (very long beach with shallow water)

Agios Georgios North beach 15/20 minutes walk (a long crescent shaped bay)

Ag. Afionas (Porto Timoni) beach is 20 minutes hike down from the top of Afionas village. Only for the active.


Car hire is highly recommended, and the drive from the airport is around 45 minutes.


The villa sits on the edge of Afionas village. The nearest taverna "the Night Owl" is approximately 1km. Within 2km is the centre of Afionas village with a selection of superb tavernas with clifftop views.

Both Arillas and Ag. Georgios have a range of very good taverna's.

Further Details:

Agios Georgios has a scuba diving centre (about 15/20 minutes walk from the villa).

San Stefanos beach is about 15 minutes drive away going North and is excellent for windsurfing and kite surfing.

Both beaches nearby have extensive rental equipment, including boats to visit the nearby islands.

Villa Panayia benefits from being situated on a commanding ridge overlooking both Arillas and Agios Georgios bays, and the islands beyond. Being high up the panoramic view affords all 4 bedrooms something special. The villa has been designed to allow all 4 bedrooms enough space for some privacy by all having their own large balconies and bathor shower/rooms -so if you visit with family and friends you can still have some quiet time. This is something which really sets this villa apart.   • Notes on accommodation: Villa Panayia has some access for disabled customers, but please call Fiona to discuss suitability. There are both internal and external stairs to the middle floor - the external stairs are quite wide and shallow, which may help with access. Cars are parked on the property and there is a short but stepped area to get to the house which may make disabled access difficult for some. Outside: To the South West facing side of the house there is an extensive BBQ, pergola and seating area looking out to Agios Georgios and the mountains beyond. To the North West facing side is a large tiered area with the infinity pool looking out to Arillas and the islands beyond, gardens and at the lowest tier a large parking area. Utility Room: Washing machine Cleaning / Towels / Linen / Maid service: Towels and linen are included and changed twice a week. The villa is also cleaned twice a week. Other: The middle floor is open plan with stairs to the ground and top floor as well as external stairs to the BBQ area. In the centre of the middle floor is the sophisticated dining area with a large table looking out of the floor to ceiling windows.
