Oaklands is an impressive, 8-bedroom, traditional stone-built detached house sleeping 14 in comfort, situated in the heart of the Exmoor National Park between the open moor and the spectacular north Devon coast. It is located outside the rural hamlet of Rockford with its well-regarded inn, and has magical views across the East Lyn River, which falls dramatically to the sea at the village resort of Lynmouth just 4 miles away. Set in 1.5 acres of grounds with lawns, mature trees, a cascading stream and disused waterwheel from its early Victorian past, Oaklands is surrounded by one of the few remaining areas of ancient oak woodlands in England and has abundant wildlife (designated Area of Outstanding Natural Beauty and Site of Special Scientific Interest).

Newly renovated to modern standards with contemporary furnishings throughout, but keeping its original character, Oaklands has a large living room with aspect over the river and oak-beamed snug with Inglenook fireplace, 8 bedrooms, many with river and valley views, and four bathrooms laid out over two upper floors. Oaklands is large and roomy for one family, or provides flexible accommodation for family gatherings or groups of friends and is a wonderful rural retreat no matter what the time of the year. Parking for 4 to 5 cars. Games Barn with table tennis, darts and secure storage for bikes etc. Fenced garden area for younger children. Pets are welcome.

Oaklands is at the apex of Exmoor’s footpaths, cycle routes and bridle ways, Oaklands makes the ideal base for walking and horse riding (stables 5 minutes away), mountain biking and road cycling, kayaking and angling on the East Lyn, country sports, and surfing (both locally at Lynmouth and within 1 hour’s drive at Croyde). Traditional Exmoor pubs and restaurants with fine dining are within easy reach. Local beauty spots such as Doone Valley, Watersmeet and Valley of the Rocks, and tourists attractions for all ages, including a beach, at the twin seaside villages of Lynton & Lynmouth, are all within short scenic drives. Oaklands and Exmoor offers something for everyone all year round.

About Peter Sammonds

We are a professional couple with two grown children. We travel extensively, but our favourite place in the world is Exmoor. We had been visiting for many years before we bought Oaklands and particularly loved the “Doone Valley”, the location of R.D. Blackmore’s Victorian romantic classic Lorna Doone. The Oare Church where Lorna marries is nearby Oaklands!

Why Peter Sammonds chose North Devon

Oaklands is in a spectacular location, set in one of the few remaining areas of ancient woodlands in England, in the heart of Exmoor National Park, with magical views overlooking the East Lyn River. It is fairly isolated, but a 5 minutes walk from a traditional inn. Exmoor is an International Dark Skies Reserve, meaning the nights seem really dark but with amazing views of the night sky stars. Walking, horse riding, bike trails, kayaking and fishing are all on our doorstep. And it is such a friendly and welcoming area.

What makes this house unique

Oaklands is a large spacious period house with its own stream and waterwheel in the grounds, dating from its early Victorian heritage as the house for the wood mill which built Lynmouth. The steep terracing, tumbling stream and the feeling of a house deep in the woods, gives Oaklands its magical feel. But it is newly renovated, with contemporary furnishing and modern electronic entertainment too, making it perfect for large gatherings of family or groups of friends at any time of the year.

Oaklands is perfect place to enjoy the beauty of an enchanting valley on the lyn river.

Our party of 14 spent a fantastic weekend at Oaklands at the end of October. The house is a marvellous place to enjoy the company of others because it has all the necessary resources to meet your needs. You get a fabulous sense of tranquillity and the noise of the Lyn river is extremely relaxing. The house is so spacious that all us were able to enjoy a celebration meal around the large dining room table in comfort and the bedrooms and receptions rooms were all large enough to provide all of us with a very comfortable stay.The house was clean tidy and well maintained.

The Brendon valley that Oaklands sits in is so beautiful and the walk down the Lyn river to Watersmeet and then to Lynmouth is just breathtaking. We ate out locally at the Rockford Inn (2 minute walk) which was really very good and also at the Beggars Roost a few miles away which was also excellent.

Very comfortable, warm house in a stunning location

3 generations of our family stayed at Oaklands for the half term holiday. We found the property to be spacious, comfortable and warm. Good beds, lovely bathrooms and very well equipped kitchen. We ate in most nights and found everything we needed to cook our family meals. Good walks from the property, our favourite was the riverside walk from Rockford to Watersmeet, beautiful. We enjoyed a very good meal at the Rockford Inn, but torches are a must for the short walk home. We would recommend this property to anyone who loves walks in the countryside, and peace and quiet away from the hustle and bustle of every day life.

Fabulous house for a get away with friends

Grand house in beautiful surroundings. Darts girls had a ball, spacious, comfortable and cosy snug too. The walking was amazing, the scenery was stunning. The pub was a short walk down the road, great food, landlady so welcoming and friendly, you will need a torch for the trip home after a few beers, fortunately we had one. Peter was great from the initial booking, providing info on all the things we could do in the immediate and surrounding areas. Lynton and The Valley of Rocks walk definitely recommended. There was a food festival when we were there, lots of local produce purchased including the very palatable Wicked Wolf locally distilled gin. Just opposite the pub you can do a lovely walk through the woods right next to the river down to Watersmeet where if you think you have burnt enough calories off a cream tea may be in order. Would thoroughly recommend for groups of friends or large family groups, you won't find much better than this

Grand, period property in stunning setting.

A group of 8 of us thoroughly enjoyed our stay at Oaklands. The house was spacious, clean and the layout perfectly suited everybody's needs, the snug was very cosy. Peter was great from the start, providing accurate info about how to find the house and all the things we could do in the immediate and surrounding areas. The scenery and walking was spectacular especially The Valley of the Rocks and the walk to Watersmeet from the bridge by the pub down the road. The Rockford Inn was a 5 minute walk from the house, you will need a torch for the way back.The landlady was very friendly and made us feel very welcome and the food was very good. There was a food and drink festival on in Lynton whilst we were there so we all went home with local produce and The Wicked Wolf Exmoor distilled gin was also tried. We are planning a return trip in the spring and would have no hesitation in recommending Oaklands to family and friends, a perfect setting and property for groups to escape to the country

A well maintained old house in a beautiful hidden valley, ideas for an active family or friends.

Six adults, six children, aged from 8 to 18, plus dog, enjoyed a great holiday. All the amenities were as described and of a very high standard. The wi room was a real bonus to which the children disappeared frequently!

We appreciated the round dining table where we could all see and chat to each other easily.

The bedrooms and beds were comfortable, although not luxurious because of the house's age.

We enjoyed trips to the coast including Lynton and the Valley of the Rocks ( absolutely beautiful), Woolacoombe, and Dunster Castle. We also enjoyed nearby walks along the river and up on the moor.

On the final evening we celebrated birthdays at the pub in Rockford. The food and service was top class.

Fantastic remote location. Great for a large group. Love the large round dining table.

The house worked well for us - a group of 12 adults. We missed having en suite but there are several stylish bathrooms that really make up for it. It's brillian to have a good pub so close by too ( torches are definitely needed for the scramble home in the dark after a few pints). Thanks for all your help Peter.

Owner's Response: We are delighted the guests found Oaklands worked so well for their large group of adults. Oaklands offers excellent value and has four stylish bathrooms and a separate lavatory. One of these bathrooms is en suite to a double bedroom. Exmoor is Europe's first International Dark Sky Reserve and when there is no moon Exmoor can be really dark. On a clear night, the night sky of Exmoor is simply stunning. (Telescopes are loaned by the National Park office in Lynmouth.) Returning from the pub in the hamlet of Rockford, motion sensitive lamps show the path from the gate up to Oaklands. In our guidance to arriving guests we do recommend torches (a couple are available in the house).

Walking/ Cycling/ Riding / Climbing / Country Sports:

Oaklands is at the apex of Exmoor’s footpaths, cycle routes and bridle ways. A footpath can be accessed directly from the grounds up to the high moor. A few minutes walk away, over the wooden footbridge across the East Lyn River, is the footpath down to Watersmeet or up to the Samaritan’s Way.

Exmoor is one of the most challenging destinations for mountain biking with numerous trails, but plenty of beginners’ routes too. Road cycling on Exmoor is rewarded by great views and the quiet country lanes offer something for all levels. The Tour of Britain Exmoor Cycling Route passed close-by Oaklands.

Exmoor’s network of bridleways and lanes offers great riding over our beautiful open heather moorland. Good riding stables are a short walk or a 5 minute drive from Oaklands.

Climbing is available at the Valley of the Rock; kayaking and fishing (salmon and trout) on the East Lyn; country sports locally (e.g., falconry, shooting and clay pigeon shooting) and surfing at Lynmouth.

Coast/Beach:

The dramatic north Devon coast reached in a brisk 30 min walk over Countisbury. The twin village resorts of Lynton/Lynmouth are a scenic 15 min drive. Lynmouth Beach is a sheltered shingle beach with slipway for boats, fishing in the bay, boat trips and surfing. Dogs permitted all year round. 30 mins drive to the sheltered sandy beach at Combe Martin, 40 mins to the seaside resort of Ilfracombe, adopted by Artist Damian Hirst, 50 mins to the golden beaches at Woolacombe and Croyde surfing beach.

Travel:

Cars are recommended for this property. (See below for Exmoor Rover.)

8-seater mini van transfer can be arranged from Taunton mainline railway station 40 miles away for £75. Taunton has trains to Bristol (30 mins), London (2 hrs 30 mins) and Birmingham (2 hrs). Barnstaple Station (20 miles) has hourly trains to Exeter (1 hour ) and to London (4hr 30mins).

Exeter Airport and Bristol Airport have domestic flights and international flights.

London Heathrow Airport is 3 hours 30 minutes drive.

Distances:

Oaklands is 200 miles or a 4 hour drive from London, 150 miles or 3 hours from Birmingham, 80 miles or 2 hours from Bristol and 60 miles or 1 hour 15 min from Exeter. The M5 motorway (about 1 hour from Oaklands) provides fast access to Exmoor.

Shops etc:

Nearest shops, supermarkets, post office, community cinema, National Park Visitor Centre etc. are in the twin village resort of Lynton/Lynmouth 4-5 miles away. There are tourist attractions, tea shops, pubs, fish and chips, ice cream and fudge shops and gift shops

Tesco, Sainsbury, Majestic home delivery is available.

Getting around:

For getting around Exmoor, the Moor Rover is a unique on-demand bus providing access to the Exmoor National Park 7 days a week and can pick you up and drop you off at any pre-arranged point within the Park. The minibuses can carry 8 - 16 passengers as well as bikes, wheelchairs and dogs or your luggage while you walk! Much of Exmoor is served by a network of buses. You can flag a bus down anywhere on the moor. Dogs are carried for a charge. 8-seater and long-distance taxis are available locally from Lynton.

Special occasions / activities:

Catered celebratory meals can be arranged (please enquire). Pamper parties and outdoor activities (guided fishing on the Lyn, guided deer walks and clay pigeon shooting) can be arranged.
