House in Casamaggiore, Nr. Castiglione del Lago, Lake Trasimeno, Umbria, Italy - Quiet, Comfortable , Village Location

Arranged over three storeys, with a large open plan kitchen/ dining / sitting room on the top floor, this house has plenty of space, and is well equipped and maintained with a new in-ground swimming pool.

The bedrooms are all a similar size with a double and a twin on the top floor and a twin with en suite shower room on the first floor.The main bathroom is situated on the first floor with both a walk in shower and a bathtub.

The top floor communal space has views over both Tuscany and Umbria, with a kitchen at one end dining table in the middle and seating area at the other end. A balcony is accessed from the seating area. All windows and doors are fitted with custom fitted mosquito blinds.

On the ground floor there is a new summer kitchen, giving access to the dining terrace and the swimming pool., At this level there is also a wc and a washing machine.

The village is small and peaceful, with good access to countryside walks and local towns for shopping and dining.

About the Owner

This is our family holiday home. Since our purchase in 1998 we have visited every year, and most of us visit at least 2 or 3 times a year. We enjoy the peaceful ambiance and the slower pace of life offered by rural Umbria.

Our children have been coming here since before they could walk and we hope in due course they will visit with their own families and enjoy the same experiences as parents as we have with them.

We hope you will get as much pleasure out of our home as we do, and that your experience of Umbria is a good one.

Beautiful villa in peaceful hamlet

Just returned from a week’s stay here and wish that we’d booked for longer as we had an absolutely fantastic time. There is so much to see and do in the local and surrounding areas that we never once ran out of ideas to keep 2 teenagers entertained! The villa itself is situated in a quiet little hamlet with amazing views of the surrounding countryside and is well equipped and spotless. The swimming pool was a welcome bonus for cooling down in after a day’s exploring/sightseeing in the Italian sunshine and the additional downstairs kitchen a nice touch for ‘al fresco’ breakfasts and dinners! We really enjoyed our stay and would not hesitate in recommending the villa to our family and friends.

Authentic Italian house on three floors,very spacious.

We had a fantastic holiday here.The house,pool and location were great.

The summer kitchen was ideal as it meant you didn't have to go up to the kitchen the whole time when enjoying the terrace and pool.

The bedrooms were really tastefully decorated with lovely pictures on the walls and antique furniture.

The kitchens were very well equipped too.

All in all a great holiday and we would recommend to family and friends.

We stayed for two weeks in September and the house was great, big comfortable rooms, a fantastic kitchen with fabulous views and a nice pool to cool off in. Its situated in a charming hamlet with very friendly locals and a very good fruit and veg stall, which sells the local produce.....do make sure you try some of the plum jam!! The property is very convenient for visiting all the must see places that are on the usual "to do" lists, as well as some that might not be....Panicale for instance is beautiful and we had an amazing meal at Lillo Tatini....fantastic! We loved being able to pop into Castiglione del Lago, very convenient for supermarkets and the canteena and we drank some of the best wine we've ever had in Italy. We had a superb time....thank you Hilary.

A wonderful trip

A relaxing and highly enjoyable trip for my husband and I along with our two teenagers. The house is beautiful - understated and elegant but also comfortable and equipped with everything we needed and the swimming pool became the centre piece to lazy days and copious amounts of reading.

Recharged, we hopped on the train to Rome for some culture, cycled around the lake and to Perugia, enjoyed some jazz at an international jazz festival and enjoyed the beautiful countryside on horse back.

Rating: Highly recommended!

From the Owner

Our decision to buy here was made partly on the basis of easy access from the UK,and also good access to both Rome, Florence, Sienna and other central Italian cities. and the wide range of places to visit and things to do. The village is small, peaceful and genuinely unspoilt. Our neighbours have become friends and they have enriched our lives by allowing us to join in and become part of their village. Access to a town with all facilities is only 8 minutes away at Castiglione Del Lago and there are many things to do and see within Umbria.

Nearest Airport : Perugia at 50 Kilometres Nearest Barpub : Pozzuolo at 5 Kilometres Nearest Golf : Lamborghini at 14 Kilometres Nearest Train : Castiglione Del Lago at 8 Kilometres Nearest Motorway : Val Di Chiana (north) or Chianciano Terme (South) at 20 Kilometres Nearest Restaurant : Pozzuolo at 5 Kilometres Nearest Beach : Castiglione Del Lago at 8 Kilometres Car: necessary

Special interest holidays:

Horse riding is available locally, two miles from the village. We can organise a " riding holiday" package for you if you wish. Pat is an English BHSI instructor and offers lessons and hacking in the local countryside. In the summer evenings rides out to a pizzeria or wine tasting are arranged.

In addition it is about a 40 minute drive to the Val di Chianna shopping centre. This is a very popular outlet centre with a good range of clothing and shoes from many popular names such as Gap, Levi and Italian designers.


Umbria is completely landlocked, however we are a 10 - 15 minute drive from Lago di Trasimeno, which has beaches, and access via small ferries to 2 of the 3 islands on the lake. There are a number of good restaurants around the lake with fish based menus.


Perugia - Stanstead via Ryanair is around 45 minutes drive to the house, Rome has 2 airports and is around 2 hours drive

Pisa is 1 hour 45 minutes

Cars can be hired at each of the above and are essential.

Bicycles can also be hired at Castiglione Del Lago


Castiglione del Lago - 5 minutes

Puozzuolo - 5 minutes

Perugia - 45 minutes

Sienna - 1 hour 30 minutes

Rome & Florence best by train 1 hour 40 minutes from Castiglione Del Lago ( free parking at the railway station available)

Further Details:

There are many good restaurants to suit all budgets available. Within the house is a red book containing suggestions of places we and other guests have enjoyed. Within the village there is a local community center that opens at least at weekends and offers good local food at reasonable prices. You can also order take away pizzas to take back to the house. it is within walking distance and thus no car is needed. The red book contains information about the house and appliances and also about the area.

Panicale a 30 minute drive away is a delightful walled hill top town with several very nice restaurants and in the Summer a small theatre. Also in the Summer the open air cinema at Castiglione del Lago will shows a variety of films some of which are in English. There is also a small modern indoor cinema at Castiglione del Lago that often shows English language films.

Booking Notes:
We will send a booking form and introductory letter as well as some ideas of things to do. A booking deposit of £ 200 is taken with the balance being due 6 weeks before departure. Once full payment is received we send directions to the house. We welcome any questions however as we both work our home phone is unmanned during the day and e mail contact is best. We will happily call you if requested to do so to discuss any particular questions that you may have.

Changeover Day:
Normally Saturday but we are willing to be flexible if the house is vacant prior to arrival or departure.

Notes on prices:
Outside of holiday times we are able to offer a 3 night minimum stay. Please contact us to discuss, as pricing will depend on time of year and number of guests.

We are also open to a longer let over the Winter months. If you are interested in renting for months rather than weeks please contact us to discuss

Castiglione, 8 minutes away gives good access to both Rome & Florence via the railway station. It has shops and restaurants, a hospital and access to the lake. There is fantastic countryside to walk around, and easy access to both horse riding and golf courses. The house has equal sized bedrooms which is ideal for groups of sharers, and the communal areas are open plan allowing for easy interaction Sometimes we can organise cookery courses for you if you wish to learn to cook Italian food.

  • Notes on accommodation: The house was purchased and furnished to be shared as a family holiday home by varying age groups of family members and as such it is comfortably furnished yet free of clutter! We have a local lady who lives in the village and who looks after the house and cleans it between lettings. If you would like cleaning undertaken whilst you are there this can be arranged at extra cost. Outside: The garden has an area around the pool suitable for sun beds and a more sheltered area for eating and enjoying the warmth whilst not sitting directly in the sun. A selection of outside chairs are provided, and there is a Weber charcoal BBQ. There are railings along the top end of the pool (which is 4.5 x 7 meters). It is exposed to the sun every day and has a summer cover which retains heat. Utility Room: the ground floor utility room contains a W.C. and wash hand basin, the boiler and washing machine. Cleaning / Towels / Linen / Maid service: Towels and linen are provided. There are white towels for the house and coloured towels for the pool. In Summer sheets and blankets are provided, for Winter 13.5 tog duvets are available. Bedding is available for the cot.
