This stylish 3,000 sq ft property with extensive outdoor space with vies towards the LAKE and NATURE RESERVE is in the ideal location for a large get together for friends and family .

Being detached and in a private location with no immediate neighbours means there are no issues regarding music being played into the early hours

There is WIFI and PARKING for up to 15 cars

The house is within a mile of the WILLOUBY ARMS serving great food at reasonable prices and within easy reach of several other fine pubs including the OLIVE BRANCH recently voted Britains best pub [good pub guide ]

The 40ft open plan kitchen /living /dining area is a fabulous place for gathering and socializing and with double aspect French doors gives a feeling of connecting with the outdoors with its lovely views and wildlife

Directly outside there is extensive comfortable seating for up to 23 guests ,there is a top of the range GAS BBQ [of which we supply the gas ] and makes a great space for alfresco dining .Outdoor lanterns are placed outside and provide a beautiful night time ambience.

There is extensive off rd Parking [up to 15 cars ]

The property also benefits from a 1 ACRE paddock directly at the front of the patio which is ideal for any other outdoor activity that may be planned

The huge quality HOTSPRINGS HOTUB is also situated on the front terrace with views over beautiful countryside

The is a large downstairs bedroom with 1 large king size bed and 1 single bed ,this bedroom integrates into another area that has 2 single beds .

The integrated area is not totally separate from the main part of the room but room dividers offer a degree of privacy

This bedroom also has a double sofa bed and space for 1 fold out bed and ,or a cot

There is a downstairs shower room /loo adjacent to this room

BEDROOM 2

This bedroom has a king size bed plus 2 single beds plus ensuite shower room /loo

This bedroom also has space for a fold out bed or cot

Great party house with stunning views

Earlier this month myself and a group of 18 friends stayed in this lovely house for a private party. We had a great time.

We all loved the fact that the house is situated in a lovely meadow with stunning views – far and away from neighbours. The house is gorgeous inside, very clean and well maintained. It has a lovely open plan downstairs lounge and kitchen which are laid out in a way that meant we could all just relax and have a good time. I loved the little touches in each room and the antiques dotted here and there.

My best memory of the weekend is sitting outside on the gorgeous patio at night listening to music, having a few drinks (and a little dance) far and away from others. Would definitely stay there again.

Could easily make a 5 star with improvement

The house is in a fantastic rural location with reaching meadow views. It is a relatively modern building designed very well and in good taste. I particularly liked the kitchen and the bedroom layouts worked well. The beds were extremely comfortable with good linen. The patio and outdoor seating is beautifully designed.

The reason for 3 and not 5 stars is as follows....

The house had not been properly cleaned prior to our arrival. Our bedroom ceiling was heavily cobwebbed and we found hairballs in the dressing drawers. The floor was not mopped or swept properly which was evident with our bare feet.

The dog smell was evident which did not bother most of the dog loving participants but it was noted by several on arrival.

Secondly, the equipment is not in an acceptable condition for what should be a luxury venue at the price paid.

The broken fridge freezer in the pantry that just looked dumped (had to manage with just 1 fridge for 20 people), there were several bowls collecting drips dotted about and the lounge furniture looked shoddy and mismatched (even though it was comfortable).

The pantry had bottles of half used products all over the place and was very messy and disorganised (as were all the drawers).

Lastly, the dining area is in no way large enough for 20 people to eat together. Once seated nobody could leave the table except a couple at the edge. The tables were mismatched and 1 had a broken leg. I would say that this area can comfortably seat 16 at most. This is fine if not wishing to eat together, but we were.

These matters in no way spoilt our stay but being a regular large party house visitor, I have stayed at cheaper venues with better quality fixings.

These issues are easily remedied and hopefully they will be.

Owner's Response: We are really pleased that your over impression of the house and its location were very pleasing .We take care to ensure the beds are of excellent quality with pristine linen. On leaving the property we were thrilled that many of the guests had commented on what a "great" stay they had all had . Its always very disappointing to hear though that this one particular guest found the cottage had not been cleaned properly .We clean on the day of arrival and more than anything pride ourselves on a very high level of cleanliness. At no time during the stay were any off these points raised. The large 40ft open plan kitchen /diner has flag flooring that ties in with the flag flooring outside .To say it had not been mopped properly is at best an extreme exaggeration .With 21 guests and a dog constantly walking in and out with bare feet I am not sure how clean its meant to be or in fact stay We allowed one of your guests to bring a dog ,was that the smell they were referring too.? The dining tables seat a maximum 22 guests and are perfectly coordinated ,the lounge furniture is Mulltiyork which is comfortable and far from cheap. The kitchen is very well equipped with a double range master [Aga] ,huge fridge freezer and everything you would expect for large groups. We do not have a pantry .We have a utility room whereby we keep all the cleaning products including the mop and bucket and several brushes ,hoover .washing machine /dryer etc .We offer fantastic value for money considering the size ,quality and location of the property . We do not sell our property as a five star because if we did it would alienate most people as it would become so expensive for the average person to stay. This guest in particular seems to expect five star treatment for not much more than you would expect to pay for a youth hostel . The one thing that we can apologise for is that the taps on the downstairs Belfast sink had very recently started to leak .Its a minor problem that will be sorted asap. One of the large fridges had blown a fuse shortly before the guests arrived .That has now been sorted. We are constantly maintaining this large house to uphold the high standards that we ourselves have .We certainly would not allow our guests anything less than what they deserve .

A perfect place to celebrate / relax with friends.

We loved our stay at this house. We booked a Hen Party for a group of 20 and had the best time. The house was beautifully furnished, comfortable and spotless clean. Considering the size of the group we never felt cramped as the indoor and outdoor space sort of interconnected so couldn't have been more perfect.

The open plan kitchen/living diner was ideal for relaxing, cooking and serving drinks all at the same time!

The views from the patio were gorgeous and the location meant we could really let our hair down without upsetting any nearby neighbours.

Hen party

A group of 16 girls stayed at this beautiful cottage. The cottage is stunning and was very very clean. I would highly recommend this to anybody. The photos doesn't do the cottage justice the furniture and the views are amazing.. I will be returning in the near future. We all had a great time especially in the hot tub 😃.

Beautiful property and a most perfect stay

Booked the house for a hen weekend and we had such a wonderful time. The property is absolutely beautiful and its secluded location meant that we knew we weren't going to be upsetting any neighbours. The house was spotless and there were lovely touches here and there to make it feel very homely. Such a good find!

An Amazing Party House

Wow what a find! This house is fab, clean and very comfortable which was perfect for entertaining our team for our Christmas party. Accommodation is beautifully maintained in a great location, with countryside views and would highly recommend this place to anyone looking for a big house to accommodate people for a party.

The owners work really hard and you can see that from how well maintained the house is. Thank you for making us so welcome.

Stamford is 6 miles away and often used as a backdrop for period dramas

such as Middle march ,pride and predjudice Stamford is also known for its fine architecture ,boutique shops ,ancients inns pubs and restaurants.

Rutland water offers many outdoor activities such as waterskiing ,raft building and boating

Further Details:

Stamford is six miles away and was recently voted the best place to live in England. The town of Stamford has numerous restaurants and bars.

One mile from the cottage is the Willoughby Arms public house selling traditional pub cuisine whilst the The six bells [approx.3 min drive ]serves more gastro type food.

The Michelin star Olive Branch in nearby Clipsham is just a a 5 min drive
