About the property

3 bedroom Barn Conversion with wonderful countryside views - A Place To Relax And Unwind

Recognition Of Service Excellence 2017 and 4 Star Gold Award winning Barn Conversion with wonderful views over North Cornish countryside. Gospenheale Barn, near Launceston, has 3 bedrooms sleeping up to 6 people. Self contained and in a quiet hamlet it is easily accessible and an ideal base to explore Cornwall and Devon.Sleeps 6. This Barn conversion is the perfect base for a romantic relaxing break or family Cornish holiday and is a wonderful place to get away from it all. Couples, families and friends all appreciate the beautiful light and open space and although we usually do changeovers on Fridays we can be flexible during off-peak seasons.

The “upside down” arrangement allows for the entire first floor to be a large living space for cooking, eating, sitting and relaxing. The wooden stairs (with stair gate at the top on request) lead up from the ground floor entrance hall to a fully fitted kitchen area with washing machine, dishwasher and microwave. The sitting area has TV and DVD player. Oak A-framed vaulted ceilings give the feel of space and large windows allow lots of natural light. Gospenheale Barn offers underfloor central heating in all ground floor rooms and radiators upstairs so it's cosy all year round.

Downstairs there are three bedrooms. The master kingsize bedroom has a shower room ensuite. Opposite the kingsize room is a bedroom with a full size single bed and a 2'6" pull out bed that can be made up for a sixth guest. Down the corridor, next to the family bathroom (with shower above) there is a bedroom with two full size single beds that can be zipped and linked to make a superking size double bed when two couples are sharing the barn.

Jo Downs fused glass windows and tiles and local artwork and prints are found throughout the property. Plentiful on site parking and gated garden with patio furniture. WiFi. Wooden full size cot & high chair on request.

About David Pett

David has lived here at Gospenheale nearly all of his life and has been married to Bridget for 30 years. They have 2 grown up sons 1 very friendly collie dog and a cat. The family own the 150 acre farm. We love the Cornish countryside and way of life and are keen for others to share the experience of Cornwall.

David Pett purchased this cottage in 1925

Why David Pett chose Launceston

The Barn is part of the family farm and we are now the 3rd generation to live here as David's Grandfather came here in 1923. David can remember the Barn being used as a cow shippon in the 1960's and latterly used it as the farm workshop before we converted it 2006. David says that having lived here all his life he loves it more and more each year. It is a privilege to live in beautiful countryside and to able to walk around the farm each day seeing the farm animals and wildlife in the fields. As often as we can we take advantage of being so close to the stunning Cornish Coast and Moors. We enjoy living in a quiet hamlet that is not far from the delightful market town of Launceston. It is just so accessible for anywhere in Cornwall or Devon.

Gospenheale Barn is in a very convenient location being close to the major A30 yet in a quiet hamlet. The Barn has consistently gained 100% for cleanliness and is a warm, homely and relaxing place to stay. The Barn has its own sheltered and secure garden which is fantastic for young families and older people to enjoy. Superbly equipped with toys, games and extensive kitchen inventory. The Barn is detached and set in its own grounds with plenty of parking space. We live close by so we always make sure you are happy and can advise you regarding places to visit. We are equally happy to just let guests enjoy their holiday without being involved.

We have been to Cornwall many times over the years and can honestly say we were 'wowed' by the presentation cleanliness and facilities that Gospenheale offered-the best we have ever seen! A fantastic location for touring Cornwall/Devon-close to the A30, but not too close! David and Bridget were fabulous hosts and the whole experience from booking to final farewell was pleasant and painless, Lovely touches such as fresh cut flowers and home-made scones made this a very special visit. Oh and how could I forget Bob the Dog -what a superstar!-Thank you



Wonderful relaxing break. Very nice family accommodation with entertainment for young children. Lots for families to do within a short drive. Highly recommended

Special interest holidays:

The craft persons heaven that is Cowslips workshop is only a few miles from Gospenheale Barn. A place for great craft workshops and exhibitions. We are also good friends with local water colour artist, Mark Gibbons, who is willing to offer individual tuition for anyone learning to paint.

Coast/Beach:

20 minutes drive to the North Cornish coast at Crackington Haven. in less than 25 minutes you can be enjoying the delights of Widemouth Bay, Bude, Tintagel, Boscastle or Trebarwith Strand. Wonderful Beaches to enjoy and stunning Cliffs for coast walks made famous by the novels of Rosamunde Pilcher. We provide maps, walk and cycle books for the area.

Car is essential. Plenty of parking onsite.

Newquay airport 45 mins away by car.

Nearest train stations are Bodmin Parkway and Liskeard but we would recommend considering Exeter St Davids which is 1 hour away by car.

This is all secured from the car parking area by a strong fence and gate and measures 8m x 14m. There is also a large grassed lawn also available beside the parking area. Cleaning / Towels / Linen / Maid service: All bed linen and towels (except beach towels) provided that can be changed weekly for longer stays. Stunning property in a great location!

The property is exactly as per the photos and you will not be disappointed. We arrived after a very long journey to be met by Dave and Bridget and Bob the dog and a home made cream tea, which was most appreciated. A quick tour of the property revealed a very clean accomodation with everything you need for a home away from home. Bedrooms are spacious and comfortable and the bathrooms are clean and modern. The kitchen has all you want and more with everything we have at home plus a few things we dont! The lounge/dining area is spacious and there is a wide selection of dvds, books and games if you want them.

David and Bridget are perfect hosts and are on hand for any questions or advice on the local area. We took them up on their offer of a walk round the farm lands which is a nice way to spend an hour in the evening. The area truly is peaceful with great views. Bob the dog likes a game of frisbee but does not jump up or bother you if you decide you dont want to play. In fact my 12 year old son has always been wary of dogs but left at the end of the week thoroughly missing his new best friend.

The location is very peaceful with David on one side and his parents next door over the wall and no noise from the surrounding working farms. Launceston itself is 10 minutes away and has a 24 hour Tesco if needed as well as a good selection of local shops in the town square. Tintagel, Boscastle about 20 minutes away, Padstow and Bude about 30 minutes with St. Michaels Mount the furthest we travelled but still only about an hour and a half away. We had great weather so were able to enjoy all the sights and return in the evening to a true home from home.

In short if you are looking for a clean, well equipped holiday home in a great location in Cornwall then look no further, book it and you wont be disappointed.

A fantastic location for a relaxing holiday

From the moment we arrived we new this was going to be good. David, Bridget and Bob (the friendliest dog ever) were there to great us and show us around. The property was immaculate from top to bottom and the views from the Living Room were stunning and only beaten by those from the top fields on the walk that David and Bridget took us on. The property is exactly as shown in the photos with everything that you will need and the history of the property, as explained by David, adds to it character. Ideally situated close to the main road but far enough away that you cant hear any road noise. We would fully recommend this property to anyone.

Easter at Gospenheale

My family and I enjoyed another fabulous stay at Gospenheale Barn (our 6th visit!). Everything was perfect for our Easter stay. Freshly baked scones with jam and cream - yummy. We had a lovely time as usual and hope to be back again in the Summer of 2016. Well done to David and Bridget for continuing to offer the best accommodation and all those special little extras make our stays so enjoyable.

The Barn was amazing....

The barn was packed with everything you could wish for and more. We travelled with our two young children, one disabled and there was something for both of them to do from the games cupboards or from the book shelf. We felt very safe there with him. The barn was kitted out with all you could need facilities-wise and was finished to a very high standard. Nothing scrimped on here. The shower in the en-suite was fantastic! The scones on arrival were a welcome site and just heavenly! (Thanks Maureen!) Bob the dog was a regular visitor to us and waited for us to return to play Frisbee. There's lots to do at the barn and around the area. There's a large visitors book with tons of ideas for all groups. We'll be going back again to the barn in the future for sure!
