The Stables Sleeps 5 (2 Bedrooms)

This attractive semi-detached stone cottage has been sympathetically restored retaining much of the character of the original building. The front door leads into the living area with a wood burner and under floor heating. There is a T.V./DVD and CD radio. WIFI is accessible in the cottage. Along the hall there is a dining room and a wetroom/shower/toilet.The modern fitted kitchen has a door out to the garden, an electric oven, hob, microwave, integrated dishwasher. There is a family sized fridge/freezer and a washing machine. Upstairs there is a double sized bedroom and family bedroom with a double and a single bed. There is also a family bathroom with shower over bath. Outside there is a further washing machine and tumble dryer in a shared garaging area with a small pool table and some kids outside toys. The enclosed garden has a patio, views over the orchard, open farmland and woods. Pets are welcome. All bed linen is provided. Towels, BBQ, cot, highchair and stairgates available.

Wadhayes Farm is a small family run working farm nestled on the southern edge of the Blackdown Hills with beautiful views all around. The farm, which has been in the same family for over 100 years, is located along a private lane in an Area of Outstanding Natural Beauty, on the outskirts of the East Devon village of Awliscombe. The village is about 3 miles north of the busy market town of Honiton, famous for its antique shops and lace making and offering a good selection of cafes, pubs and restaurants. The beautiful Jurassic coast of East Devon and West Dorset is easily accessible by car; the popular coastal resorts of Sidmouth, Branscombe, Beer or Lyme Regis are between 15-25 minutes drive away. A wide range of local attractions will appeal to those of all ages including the gardens and maze at Escot, the Donkey Sanctuary at Sidmouth and the Playdome (a children’s all weather play centre) in nearby Honiton. The Otter Inn or the Honiton Inn, both serving food and realale are also within a mile and half of the farm. Dartmoor can easily be reached in about 45 minutes. Easy access to both the A303/A30 and M5 make the farm an ideal location for exploring the South West area. We have three cottages both original stone barns that have been sympathetically converted to holiday accommodation in 2009/2010 and have been designed with disabled access in mind. They form part of a listed farm courtyard and their individual, enclosed gardens with patio and garden furniture, back onto a newly planted orchard. We have installed underfloor heating and real wood log burners in the living areas, to ensure your comfort whatever the weather. Children and pets are welcome but please be aware that this is a working farm. All have a downstairs wet room/toilet and a family bathroom upstairs.

About Kathryn Empson

My family have lived and worked on Wadhayes Farm for over 100 years. In 2009 we chose to convert three of our farm buildings into holiday cottages, which my husband and I manage on behalf of the whole family. Three generations of my family continue to live here and we hope to preserve it for future generations of our family. Having grown up on the farm and then in my 20's moved around considerably, it is a delight to be back on the farm sharing it with my children.

Why Kathryn Empson chose East Devon

The farm is at the end of a no through, private lane which provides a unique sense of 'being away from it all'. Once you reach the farm you are surrounded by green fields on all sides. With the Blackdown hills behind and expansive views over the valley in front, some of the best views in the area are just outside the door. The peace and quiet is breath taking, no traffic, no major roads, not even a pylon in sight yet at the end of the lane (1/2 miles) is an A road providing direct access to the ancient market town of Honiton and the A30 in one direction (3 miles) or Cullompton and the motorway in the other (10 minutes). Everyone comments on what a deceptively central location this is for enjoying all parts of the world renown Jurrassic Coastline, Historic Exeter, Dartmoor or Exmoor.

What makes this cottage unique

This area has a natural beauty, rolling green hills, woods and streams tinkling in the bottom of valleys. In summer months swallows dart around the farmyard, buzzards soar overhead, owls 'twit ta woo' at dusk and deer visit from the woods, surrounding the property, to graze our fields. We have a small pedigree herd of Ruby Red Devon cattle grazing in fields next to suffolk sheep and their lambs. Chickens provide eggs that can be bought direct and a private track winds up through the fields and the beech woods beyond linking up with public footpaths at the top of the hill. In the garaging area there is a selection of children's outdoor toys (a tricycle, bat and balls) and a small pool/snooker table to be enjoyed by all the cottages. This is truly a place to slow down and relax.

Booking Notes:
Please contact Kathryn or Rick, tel: (0)1404 54884 or email wadhayes@tiscali.co.uk to make a reservation. An initial payment is required to confirm any booking, the remaining money is due six weeks prior to the holiday. Security deposit of £50 required for all new bookings, this will be returned to you, all being well, after you leave.

Changeover Day:
During school holidays Pear Tree and Apple Tree Cottages have a Saturday changeover, The Stables has a Friday changeover. We are flexible outside school holidays. Contact us with dates required. Arrival time is 4pm and departure time is 10am.

Notes on prices:
Minimum booking of 3 nights required for all short breaks, contact us directly for a quote. Towels available to hire for an extra £10 per booking. Pets welcome at £20 per pet per booking. Security deposit of £50 payable with final payment (we will return this to you after you leave, all being well).

Notes:
Outside: All three cottages have enclosed gardens, suitable for a dog, with a patio and wooden patio table, chairs and sunshade. There is a BBQ available to use. The gardens are surrounded by fields. For Pear Tree there is a short, sloping path from the front door to the garden gate. For Apple Tree cottage there are a few steps from the French Windows to the garden gate. For The Stables the kitchen door leads directly out into the garden. There is a private track that leads through the fields and wood beyond and connects with a public footpaths at the top of the hill. There are two parking spaces for each cottage and a shared garaging area that has a washing machine, tumble dryer, assorted children's outside toys and a small pool/snooker table.

Very relaxing stay

What a beautiful setting. A real home from home. Well equipped kitchen. Very safe, we had a 2 year old with us and he loved it. Within 30-40 mins drive to lots of beautiful spots. Honiton is a nice town. Highly recommended accommodation.

Heavenly holiday

The Stables is an enchanting and picturesque cottage on a quiet farm in the hills of East Devon. Fully equipped kitchen, spacious living and dining room. Bedrooms are bright and airy, with fantastic views.

We were greeted by Kathryn and Rick as though we were family, and treated to a glorious cream tea on arrival. A very quick but informative tour round, and then we were allowed to drink in the calm and tranquility of the surrounding.

Plenty of activities available for the children to do while we chilled in the spring sunshine. A vast array of tourist information is provided so you have lots to see and do during your stay. Plenty of dog friendly trails information is also provided, together with tasty goodies for a pampered pooch to enjoy. This includes a walk around the farm, where you see the spring lambs and calves frolic and chase about.

Honiton very accessible for shops. Sidmouth is the local beach, with plenty to see and do around. Dawlish, Beer and Lyme Regis are a short drive away.

Whatever the weather it is a fantastic uk holiday destination.

We loved our stay in The Stables, this was our third visit and we look forward to further discovery and a fabulous stay later on in the year.
