Nethercote House is a wonderful 6 bedroom traditional Cotswold stone property dating back to approximately 1780 that offers all the conveniences of modern day living following an extensive renovation. To the front of the property is a traditional Cotswold stone wall with a path leading to both the front door and the door to the utility room. To the side is a gravelled driveway for parking up to 4 cars and solid wooden gates with a security access lock. Behind the gates is a further parking area for an additional 2 cars if required. There is a good size garden enclosed by a stone wall to three sides which is mainly laid to lawn and well stocked borders. A large patio area can be accessed directly via French doors from the kitchen/diner and has a large table and chairs for 8 people and a picnic bench ensuring plenty of outdoor seating. During the summer months a barbecue is available. The games room is located in a wooden clad building in the rear garden and has a table tennis table and table football.

Located only a 5 minute walk to the centre of the village, Nethercote House is within striking distance of all the attractions and amenities that Bourton on the Water has on offer, as well as being a perfect central base from which to explore the Cotswolds.

There are 6 bedrooms, 3 bath/shower rooms, 3 reception rooms including a fantastic open plan kitchen/diner, off road parking for up to 6 cars, a private walled garden and a games room.

What makes this house unique

Bourton on the Water is world renowned as one of the must visit locations in the Cotswolds. The idyllic village, with the River Windrush running through it's heart, has shopping and dining a plenty and a plethora of traditional Cotswold properties that give Bourton it's special feel.

The house sleeps a maximum of 12+2 people in 6 bedrooms. There is a twin room on the ground floor overlooking the garden at the rear serviced by a shower room. The second floor has a shower room, 2 doubles, a twin and the Master suite complete with walk in wardrobe and en-suite bathroom with a bath and separate walk in shower. The third floor has a very large bedroom with 4 single beds and can either be used for occupancy of between 1-4 guests.

Perfect well equipped accommodation, spotlessly clean, ideal location.

Spacious, generously equipped with 'little extras' & fantastic welcome basket together with supplies in 'fridge. Perfect location just outside the busiest part of Bourton but within easy walking distance. Lovely sunny garden. Comfortable living area & bedrooms. Fantastic property.

Perfect location, lovely house

Very well set up house for a large family get together, plenty of space and lovely garden. Gorgeous location, easy reach of the village (5 min walk) and activities in the surrounding area. Perfect venue for a family weekend.

Beautiful property just a short stroll from the heart of Bourton-on-the-Water

We have just returned from a wonderful weekend celebrating my husband’s birthday with family and friends.

This is a wonderful property with a lovely garden and plenty of off street parking. The house is very well equipped with a fantastic open plan kitchen/dining room which was perfect for our large group to eat, drink and generally mingle.

The sitting room had a very impressive fireplace with wood burner and comfy sofas for relaxing. The children took the wii and played in the second sitting room whilst the adults relaxed.

The house had such a homely feel we really didn’t want to leave.

I would highly recommend staying here and would definitely return myself.

A Perfect Holiday House & Great Location

We were two family groups, two sets of parents with four girls (aged 9, 10, 10 & 15) and the house was ideal. A huge modern kitchen with dining space attached made for really sociable evening meals. An adult sitting room and a separate children’s one meant that everyone could relax. The bedrooms worked brilliantly too; three double rooms (one was really a suite!) two twins and a great attic space with four single beds which was perfect for our three under 10s, keeping them happily away from us and our teenage daughter! And what a lovely surprise to arrive to a hamper which included wine, bread and milk so we could have a cup of tea immediately! The house was tastefully decorated to a high standard, clean and had everything we needed. Thank you Michael for being such a good host.

What a great place to stay !!

The property was great, lots of room, with a big kitchen and light eating area. The downstairs bedroom and shower room were ideal for my mother who at 84 is very happy to avoid stairs !!

Ideal position, very well maintained and a real joy to stay in for a surprise birthday weekend for a family group of 12.

I would love to stay here in the summer to be able to enjoy sitting out in the garden, use the Barbeque and just relax !!

Definitely a place to be recommended !!!

Fantastic Family Celebration

We booked this accommodation for my mothers 80th birthday weekend which was a surprise for her. From the outset on the initial enquiry Michael was extremely informative & helpful. We decided to book & he also had excellent recommendations for her birthday dinner reservations & local area. Upon arrival we found the property easy to access & excellent condition and clean. Family staying were aged from a 3yr old through to the birthday girl (80) we found the space worked well for us and we were lucky to have excellent weather so used the garden also. Unfortunately on the first night one of the beds in the loft room broke, upon inspection it appeared as if a previous occupant had caused this damage and then taped the bed together so it was not obvious to see, this was remedied by transferring the mattress onto the floor which still provided a good nights sleep. The following morning I contacted the agent who had someone round within the hour and the bed repaired properly, which I though was a good example of managing any issues. All in I would highly recommend this property and looking forward to another family celebration in order for us to revisit. Thank you Michael
