Nethercote House is a wonderful 6 bedroom traditional Cotswold stone property dating back to approximately 1780 that offers all the conveniences of modern day living following an extensive renovation. To the front of the property is a traditional Cotswold stone wall with a path leading to both the front door and the door to the utility room. To the side is a gravelled driveway for parking up to 4 cars and solid wooden gates with a security access lock. Behind the gates is a further parking area for an additional 2 cars if required. There is a good size garden enclosed by a stone wall to three sides which is mainly laid to lawn and well stocked borders. A large patio area can be accessed directly via French doors from the kitchen/diner and has a large table and chairs for 8 people and a picnic bench ensuring plenty of outdoor seating. During the summer months a barbecue is available. The games room is located in a wooden clad building in the rear garden and has a table tennis table and table football.

Nethercote House is a wonderful 6 bedroom traditional Cotswold stone property dating back to approximately 1780 that offers all the conveniences of modern day living following an extensive renovation.

Located only a 5 minute walk to the centre of the village, Nethercote House is within striking distance of all the attractions and amenities that Bourton on the Water has on offer, as well as being a perfect central base from which to explore the Cotswolds.

There are 6 bedrooms, 3 bath/shower rooms, 3 reception rooms including a fantastic open plan kitchen/diner, off road parking for up to 6 cars, a private walled garden and a games room.

What makes this house unique

Bourton on the Water is world renowned as one of the must visit locations in the Cotswolds. The idyllic village, with the River Windrush running through it's heart, has shopping and dining a plenty and a plethora of traditional Cotswold properties that give Bourton it's special feel.

The house sleeps a maximum of 12+2 people in 6 bedrooms. There is a twin room on the ground floor overlooking the garden at the rear serviced by a shower room. The second floor has a shower room, 2 doubles, a twin and the Master suite complete with walk in wardrobe and en-suite bathroom with a bath and separate walk in shower. The third floor has a very large bedroom with 4 single beds and can either be used for occupancy of between 1-4 guests.

Wonderful house made for a beautiful stay

We spent a long weekend celebrating my parents' anniversary with 8 adults and 6 kids. The house was beautifully appointed and having two living rooms was great for the kids to be able to go and watch TV together whilst the adults chatted in the other room. The kitchen was amazing - 3 fridges had more than enough room for all our food! The garden was beautiful and having a table tennis table in a separate room was brilliant. The house was a great base and it was easy to walk into town, even for elderly parents. We'd love to return and would definitely recommend it. Thank you Michael for a lovely stay!

A great bank holiday weekend in a great location

We had a really good weekend as a family of 9 adults and 3 children. There was lots of space to socialise and yet the older kids could go off into another space if needs be. The weather was great which helped and the garden was spacious and safe. So close to everything and most things you need provided. Extra things we needed to help with your packing were just a few extra tea towels, washing up liquid, brushes, hand soap etc. you'll have a great time!

A beautifully maintained, clean, spacious, very well appointed home within easy walk of Bourton.

Engagement and booking with the owner was very straight forward - with good, clear directions and easy access... and good off-street parking.

Bedrooms beautifully furnished, with lovely master suite..

Well equipped kitchen, plenty of counter space and three fridges... large utility room and laundry.

Kitchen open to large dining area with seating for 10 - which opens out with double doors to terrace... two outside tables and chairs plus large sun umbrella.

A very comfortable venue for large family gathering - respectful request from the owner to remain aware of noise when utilizing outside areas / in the evening due to proximity of neighbours, however house not directly overlooked.

Would definitely book to go again 👍

Fabulous

Nethercote House is an absolute delight. Spacious, roomy and very comfortable. Everything you might want is there. lovely large cooker, large dishwasher, and all the utensils you might use. It really is beautifully furnished with some interesting rooms suitable for adults and children. The garden is enclosed allowing safe play. We were a party of eight adults and six children ranging from one year to seven years old. All in all we all had a wonderful time.

Superb property, perfect for a family reunion over a long weekend

The house is spacious, light and airy and perfect for a large family group with young children . We were fortunate to have amazing weather and so the large safe garden was ideal for our 4 toddlers to play in, whilst the adults relaxed on the patio . Bed linen and towels were of a high quality whilst the kitchen was well equipped with everything for preparing meals for our party of 12,

The owner provided a very generous welcome basket , a pleasant surprise.

The location was ideal for walking into the village with youngsters and the "games room" was enjoyed by all.

The owner was a pleasure to deal with , responding promptly to any queries we had and supplying comprehensive instructions for easy access to the house. We look forward to returning one day.

There are a number of places to dine and a vast array of traditional tea rooms.
