The Piggery Sleeps 4 (2 Bedrooms)

We have converted our Piggery into a very spacious two bedroom barn. The bedrooms each have their own bathrooms, one en-suite the other separate. You have one very large open plan living space. Your kitchen is unusual in design, well equipped and great fun to use, your living area is filled with light, has a wood burner, under floor heating, stripped wood floors and is very comfortable. You have an enormous amount of outside personal space that offers plenty of opportunity to relax and enjoy your surroundings. You have an outside eating area and BBQ. You have free local and national calls, free wifi, a smart TV and DVD player in your living area and a Freeview TV in each bedroom. You also have access to our indoor pool, spa, steam room and farm.

About the property


Great Barn Farm is a collection of brick, flint and pantile buildings that until 2005 were used as our working farmyard. We have since spent several years renovating the barns which now offer a series of unique self contained holiday homes which can be let on their own or together. We currently have four barns available. The Tack Rooms, (1 bed, sleeps 2), The Stables (2 bed, sleeps 4 +child/cot), The Piggery ( 2 bed, sleeps 4) and The Cattle Sheds ( 5 bed, sleeps 10 +3 cots/children) The barns have been renovated with the help of award winning architect Carl Turner, from whom we have taken much inspiration. The outside of the barn has been kept looking as unconverted as possible while inside the barns are comfortable, spacious and unique. The history of the barns has been maintained while at the same time introducing modern ideas and bringing the barns into their contemporary setting. There is lots of outdoor space and the barns have access to our 1500 farm for walks, cycling and wildlife watching. The wildlife is plentiful and can often be seen from the comfort of your accommodation. All barns have underfloor heating and 3 have wood burning stoves. There are a number of 18 hole golf courses and plenty of attractions for day trips within easy reach. Each barn is available for renting by the week, mid week or long weekend depending on the time of year

About Julian Kerkham

We are farmers and have lived in Norfolk for most of our live.

Our aim has been to take what has always been a beautiful range of farm buildings and convert them sympathetically. From the outside we want them to appear as unconverted as possible and on the inside provide very comfortable, fun, design led and unusual spaces. We like to rent houses when we go on holiday and have tried to incorporate elements of properties that have inspired us

What makes this barn unique

Our immediate area is a very beautiful and quiet part of Norfolk with gently rolling farmland, ancients woodlands and wildlife filled fields and hedgerows.

We feel very privileged to live in this part of Norfolk. We look forward to giving others the opportunity of experiencing how special it is.

Booking Notes:
The barns can be booked for short breaks, or weekly depending on season. Visitors are required to pay a deposit to secure the booking. A security deposit will normally be required.

Changeover Day:
Usual changeover day is Friday, although other days will be considered depending on season and availability. Usual arrival time is 4pm and check out at 10am.

Notes on prices:
A deposit will be required to secure the booking. The balance of the rental fee is payable 8 weeks before the start of the rental.

Amazing facilities & lovely barn

We have just returned from a wonderful week at The Piggery. There is plenty of space for a family of 4 with the added advantage of being able to set up the second room as a twin which our children much prefer!

There were many touches of luxury - from the plush towelling robes (perfect for getting to the pool) to the modern furniture and free wifi. The pool is hotel quality with a fantastic steam room and spa pool and our daily visit made the holiday truly special.

We had some great days out on the coast and nearby - Wells beach and the boat trip to see the seals at Blakeney were highlights (both about 40 mins away in the car).

We will be back!

We just got back from a wonderfully relaxing weekend at The

Great Barn Farm. Superb conversion, the piggery is spacious, warm, light, beautifully designed, with lovely crisp bedding, and the softest fluffiest towels ever!

Lovely walks around the farm, Brancaster beach, and then ending the day at the Sheep dip, which is beautiful as well, for a swim and a steam bath, so perfect.

We really wanted to visit Norfolk but struggled to find stylish and modern self catering options so I was very happy when I came across the Great Barn Farm, a great find.

Activity and Interests


The lovely sandy beach at Old Hunstanton is 30 mins drive. There are plenty of other coastal villages and beaches to explore along the North Norfolk Coast from there along the coast road. Blakeney ( for crabbing and seal trips ) is 50 minutes drive (taking the direct route - not the coast road). There are a number of sailing schools along the coast running RYA courses throughout the season.


King's Lynn station is 20 minutes away by car. The journey from London King's Cross to King's Lynn is 1 hr 50 minutes.

Public transport is limited so if you are a wanting to take day trips rather than walking or cycling in the local area, a car is strongly recommended.


Nearest village: Gayton - shop and post office, pub, butchers. 2 miles

Nearest towns : Swaffham- 10 miles, King's Lynn 9 miles

Nearest cities: Ely - 34 miles Norwich - 38 miles, Cambridge 50 miles ( there is a good train service from King's Lynn to Ely and Cambridge, but not for Norwich.

Numerous places of interest:Houghton Hall (9 miles), Sandringham House (9 miles) Oxburgh Hall (16 miles), Church Farm rare breed centre (15 miles), Pensthorpe waterfowl park (20 miles) and many more.

Further Details:

Gayton Thorpe is a small hamlet. There is no shop, but there are normally eggs for sale along the road and a small village playground.

Gayton , the nearest village has a village shop and garage, two butchers, a pub, a hairdresser's and a larger playground.

King's Lynn has most major supermarkets, except for Waitrose and Co-op which are in Swaffham.

Swaffham is much smaller with independent shops, some banks, a post office and a popular market on Saturdays.

King's Lynn has most of the usual high street shops and banks and a market on Tuesdays and a small market on Saturdays.

There are cinemas and bowling in King's Lynn and Fakenham (16 miles - 30 mins) and a racecourse at Fakenham.

There are many pubs and restaurants in the local area, most within 15-20 minutes drive.

The nearest doctor surgeries are in Grimston (3.5 miles) and Great Massingham (5 miles)

West Acre 4.3 miles has a very popular small theatre which puts a variety a plays and events throughout the year.
