About the property

The Lookout Lodge, Bowness on Windermere, Lake District, Cumbria - Central village location with off street parking for three car

As you arrive by car via Langrigge Park The Lookout Lodge is unassuming but once inside you will see why we called it The Lookout Lodge! Even in the Lake District houses with “lake views” are in very short supply. There are not many properties, particularly in Bowness on Windermere, from where you can enjoy an outlook like this!

The Lookout Lodge is elevated above Bowness village a short distance from the shores of Lake Windermere and the village centre. The property is cleverly designed to make the most of its position.

The crowning jewel of the property is perhaps the roof top terrace!

As the house is built into the hillside the upper floor (which is the ground floor from the driveway but first floor at the rear) comprises of the living accommodation.

The first floor includes is a large lounge which features a real log burning stove. Due to the elevation, the lounge enjoys a fantastic lake view from the south west facing bi-fold doors. These give access to the roof top terrace. The large south facing window of the lounge provides views across the leafy outlying areas of the village and the lower slopes of Brant Fell. The lounge has large leather sofas and a real oak floor.

The kitchen / dining area was newly fitted in 2014 and features a range style electric oven with gas hob. In keeping with the local areas the floor is finished in slate. All the usual facilities are provided including a dishwasher, fridge freezer and microwave etc. The room enjoys a lake view and provides access to the roof terrace via south facing patio doors. Whilst enjoying breakfast in the dining area can watch the early morning mist role off the lake.

The roof terrace itself is south west facing. You can enjoy fantastic lake views across Bowness Bay and Belle Isle towards Claife Heights beyond. In the evening the sun sets over Claife Heights to the west and so you can sit out on the terrace and enjoy the evening sun over a drink or perhaps dine out on the terrace whilst taking in the wonderful scenery. Throughout the day you can watch the steamers come and go from Bowness pier and the sail boats departing from the sailing club.

The lower floor is ground floor at the rear. This lower floor comprises of two double bedrooms, a twin room and a bunk room together with a family bathroom and separate shower room.

The larger bathroom has a WC, wash basin and a separate bath and shower cubical. This has been fully refurnished for 2014.

The smaller bathroom has a WC, wash basin and a shower cubical. This is new for 2014.

There is a third WC on the upper floor, again refurbished for 2014.

Both of the double bedrooms enjoy lake views.

The bunk room and twin room both have garden views.

Outside there is a secluded garden from where pedestrian access can be gained to Brantfell Road. From the garden gate it is approximately a 150 meter walk to the village centre and a further 100 meters to the lake shore. The location could not be more central!

We refer to the uphill side of the property (the Langrigge Park entrance) as the tradesman’s entrance. Here all the practicalities are taken care of: -

In Bowness village parking can be a real issue and many holiday lets in the village only have “on street” parking. We can offer “off street” parking for three cars on the private drive and so there are no worries on that score.

The Lookout Lodge has a garage where you can securely store your bikes or canoes etc.

The Lookout Lodge is double glazed throughout and has gas fired central heating which is instantly controllable and provides hot water on demand.

We can provide a travel cot and high chair at no extra cost.

I have been a regular visitor to the Lake District since I was a small child. I remember happy family holidays exploring the Langdale fells in particular.

I love the outdoors and take part in cycling, sailing, canoeing, rock climbing and walking. What better place could there be than the Lakes?

Why Andrew Guest chose Windermere & Central Lakes

In 2004 I was lucky enough to purchase a small cottage here. With the arrival of a family we outgrew that and bought the Lookout Lodge in 2012.

We use the house ourselves quite a lot and so keep the place as we like it.

We have undertaken extensive improvements for 2014 adding a fourth bedroom, a roof top terrace, a new kitchen and a new shower room.

When we are not using the house we let it out. If you decide to stay then please bear in mind that it is our second home and respect it accordingly.

We hope you like it as much as we do!

A fabulous home from home

Stayed at The Lookout Lodge for my 50th birthday gathering with my children and family (and dogs). The house was so welcoming and comfortable we felt totally at home which was I'm sure due to the fact that the owners use the property themselves so many personal touches around. The dogs were only allowed in the living areas which is a good thing as lovely pale carpets in the bedrooms and hallways and I would urge visitors to respect this so as not to spoil this gem for others. Lovely large rooms and garage, all facilities including dishwasher, washing machine and tumble dryer. Wonderful secure garden and stunning roof terrace which we managed to use despite the time of year and finally fabulous location right in the centre of Bowness. Would go back tomorrow if we could.

Great size in a great location

We had a great time at the house. Was a great size for 4 adults, 2 children and 2 toddlers!

House was equipped with everything we could need and the range style oven was a lifesaver making tea for everyone.

The only thing I'd warn visitors with toddlers is they may want to take a staircase guard - as the house is upside-down the stairs are in between kitchen and living room - we were a bit worried about little ones falling down my mistake.

The house was in a great location and short walk to the village.

In summary we would definitely stay again

Fantastic Location,Brilliant Views,Excellent Accommodation.

The Lookout Lodge.... Where do I start. The premises has ample parking off road for two cars which is a major bonus in Bowness.

The town is literally a 2 minute walk downhill. The hill is steep but was managed easily by my grandchildren 2 and 6 years and by my in laws who are 82!

The road back towards Helm Road is not as steep.

The accommodation is designed to make the best of its location on a hillside.

The Lounge and dining room, fully equipped kitchen (dishwasher) are on the first floor and offer fantastic views over Windermere and Claiffe Heights.

The roof terrace with a glass sided balcony is a dream. we benefited from great weather and sat outside where there is a large table and chairs to enable dining outside.

3 Bedrooms and two further bathrooms are downstairs.

The main double bedroom has a picture window with a view across the lake.

The garden is secure with ample room for children to play safely.

This property has every thing you would expect in your own home.

Books for adults and children. Toys for children. Tv's in the dining room and lounge and excellent wifi.

The property is clean and well maintained.

Andy the owner was a dream to deal with. Good communication. Helpful tips. Keys sent as promised with a comprehensive guide to the house and local amenities.

Even though the property is close to the town it is a peaceful haven.

No noise was experienced at all from neighbours or the town which was very busy.

I would have no hesitation visiting again and would happily recommend it to friends and relatives.

The Royal Oak at the bottom of the hill and the nearest pub has a fine selection of real ales and good food at reasonable prices.

The ferry to Hawkshead is now pay at the ticket machine rather than on board.

Beware the ticket machine failed to work on two occasions during our visit and the ferry workers were not overly bothered.

All in all a fantastic holiday at a property I could not fault,

Gorgeous view in the heart of Bowness

A lovely family friendly home with a great view across lake Windermere. Lookout Lodge suited our needs perfectly, the house is great lots of room for 2 families to stay.

The location is also good, reasonably quiet but a 5 minute walk into the centre of Bowness. I'm sure we'll return.

Exceptional!

A fantastic property... The pictures simply do not do it justice - especially the 'sun deck' which is a lot bigger than we were expecting, gave superb views across the lake and had the sun from 11am to 9pm every day we were there (granted we were lucky with the weather!) We got used to our 6-8pm bottles of bubbly before going out for something to eat!

The location was just perfect - away from the hubbub but, using the back gate, could be in a restaurant within 3 minutes of leaving the house - especially Jacksons, one of our favourites

I would not hesitate to recommend this property to anyone who is capable of walking 50 yards up a steep road.

Bowness-on-Windermere is situated in a spectacular lakeside setting on the eastern shore of Lake Windermere, it is Cumbria’s most popular destination.

People come to Bowness to enjoy the facilities of Lake Windermere for sailing, fishing and watersports. You can hire a rowing boat or take a trip on a steam cruiser from Bowness pier.

Mountain sports are available nearby. Whether you enjoy walking, rock climbing or mountain biking it is all on the door step. Many other activities can be arranged in the area from pony trekking to hot air balloon rides!

There are too many tourist attraction in the area to mention but some of the most popular including Wordsworth’s House, the home of Beatrix Potter at Hill Top, and The World of Beatrix Potter which is situated in the centre of Bowness-on-Windermere itself. There is a steam railway at the south end of the lake which can by accessed from Bowness by way of the lake steamers. The aquarium of the lakes can also be found here.
