About the property

The perfect getaway in Umbria/Tuscany. Ideal location. Ten minutes' walk from village with bars and restaurant. Sole use of pool and garden. Sleeps 5. Two bedrooms.

Colcello is a lovely old farmhouse just outside the peaceful village of San Leo Bastia on the border between Umbria and Tuscany. There are stunning views of the hills opposite. You have sole use of the gardens and pool and are not overlooked by another property. A ten-minute walk takes you down to the village where you can sip a cappucino or campari in one of the two bars, buy fresh bread, pecorino and prosciutto for your lunch or enjoy a delicious pizza in the village restaurant. The hillsides ring with birdsong, butterflies flutter among the lavender and olive trees and in late spring and early summer, the gardens light up with fireflies! If you are looking to relax in beautiful surroundings, this is the place for you.

The accommodation is simple and rustic - this is not a glitzy modern villa! However, with a private pool and garden of your own, we believe Colcello offers outstanding value - a perfect getaway for couples or small families. The accommodation consists of the upper half of a stonebuilt farmhouse. The lower half (owned by the same owner) is not used or rented out, so you enjoy complete peace and seclusion.

There are two bedrooms, both with beautiful views, mosquito frames over the windows and wooden shutters. The cosy kitchen/living room has oak beams and the original stone-tiled floor. It's furnished with a sofa, armchair, fold-up easy chair plus dining table, chairs and shelves housing a small library of books. In the kitchen area there is a double sink, fridge-freezer, gas hob, electric oven and grill and cupboards containing all the necessary equipment and utensils. There's also an open fire for winter use. The bathroom has a bath with handheld shower, washbasin, lavatory and bidet.

Outside, there is a shady pergola, a thatched terrace with beautiful views over the pool and hills and a table and chairs for alfresco eating. Steps lead down to the sun terrace and the raised circular swimming pool.

The attractions of Assisi, Cortona, Citta di Castello, Perugia, Gubbio and Arezzo are all within an hour's drive. This is a great location for art lovers, walkers and those who just like to mosey around old hill towns and do some people-watching!

Colcello is on a hillside. The final stretch of the road is steep. There are steps both inside and outside. For this reason, we don't recommend it to families with very young children or adults with mobility problems. It's ideal for a couple, two couples or a family with children aged five and over.

About Zita Adamson

Colcello is owned by siblings Kirstie, Zita and Rory. Our mother, also Zita, lived here on and off for the last 30 years of her life. She loved San Leo Bastia, the people, and the beautiful soft undulating hills. She was a keen painter - you can see some of her paintings on the walls in the Bar Spaccio.

Why Zita Adamson chose Citta di Castello area

Our parents fell in love with this area while on holiday and decided that they wanted to live here. We were still at school and university at the time. The rest, as they say, is history.

What makes this house unique

Everyone who visits Colcello comments on the special atmosphere - it really is incredibly peaceful and relaxing. More and more, we find that we do very little here except mooch about, read, swim and, of course, visit the village at least twice a day for the obligatory morning cappuccino and pre-dinner campari soda. If you can tear yourself away from the views, beautiful hilltop towns, music festivals and art galleries await you.

The perfect getaway - peaceful, quiet and relaxing

  • 5 of 5

I could write for days about how marvellous our stay at Colcello was! It was perfect. Exactly as described: Quiet, peaceful, relaxing. We chose to have a road trip and drove all the way from the midlands, stopping off on the road for a few nights. When we arrived, we felt that the place was very special indeed, almost like the oasis we had been aiming for!

The house itself is ideal for a couple wanting to escape the hustle and bustle of the UK. Wonderfully full of character and with everything we could need. Swimming towels were provided which saved us some much needed space in the car!

The pool is perfect and offers the best views out across the valley. Perfect for an afternoon dip to cool off.

The shaded eating area has the sun on it in the early morning and the views are wonderful, making breakfast a long affair. Throughout the day, we relaxed by the pool and revelled in the peace and quiet, with the occasional chicken to keep us company!

Each evening we spent out on the terrace concluded the day nicely. We were very lucky with the weather and were able to enjoy most of our time outside gazing out across the valley and enjoying the views.

The house was lovely and cool during the day if we did need to escape the midday heat, but we tended to opt for a swim in the cool waters of the pool. The only small comment we would make was that the 2 sun loungers have probably seen better days (they pink one was fine for our stay, but we did use the deck chair in favour of the blue lounger) but it didn't impact on our enjoyment at all!

Would recommend a confident driver to do the drive up to the house as it is a little steep, narrow and rocky, but perfectly accessible. We found it quite exciting!

Would highly recommend the pizzeria at the local bar too - delicious and fantastic value for money.

The neighbours are very friendly and it does help to speak a little of the language, especially if like us, a gust of wind locks you out!

Zita, who owns the property, was fantastic at correspondence and providing answers to any questions, and the whole booking and payment went very smoothly.

A fantastic place, we would definitely love to visit again! If you are in two minds whether or not to book this place, do it - you will not regret it!

Owner's Response: So glad you had such a wonderful time at Colcello! You're right - it is a very special place. It's always lovely to hear back from guests who have found it exactly what they were looking for. And thanks for the heads-up on the sun loungers. We'll be replacing them for future guests! Look forward to welcoming you and your partner again.

Idyllic cottage in Umbrian hills

  • 5 of 5

Tranquility in the bel paese! Colcello is a lovely hideaway with a great view from its loggia over the wooded hills into the distance. The local village a few minutes away has a handy shop and a restaurant which is friendly, good value and does an excellent carbonara! The immediate neighbours (and spare key holders) are a friendly old couple who were very tolerant of our (bad) Italian. Overall it was very peaceful – looking at the Milky Way at night I would have sworn we were the only people for miles. The pool is diligently maintained and large enough for some pre-meal circuits or pausing to take in the gorgeous view over the valley. The accommodation itself is simple and cosy (with low beams), but has a definite rustic charm. I think this is a perfect getaway for a couple who crave some peace and quiet, the odd dip in the pool and some good meals out at the excellent local restaurants. We spent a fortnight there, but wish it had been longer and hope to return.

Activity and Interests

Nearest Airport : Perugia at 58 Kilometres Nearest Barpub : In San Leo, about ten mins' walk at 500 Metres Nearest Train : Terontola Cortona at 50 Kilometres Nearest Motorway : E45/SS3 - pick it up at Trestina 15 mins' drive at 12 Kilometres Nearest Restaurant : In San Leo, about ten mins' walk. at 500 Metres Nearest Beach : Rimini on east coast is about two hours drive at 167 Kilometres Car: necessary

One of the really nice things about Colcello is that if you just want to spend your days reading, swimming and pottering about, you can buy all your food and other supplies in the village. Both the shops attached to the two bars have fresh bread delivered daily, excellent delicatessen counters and a good choice of vegetables and fruit. The village also has its own butcher and restaurant. If you are interested in sight-seeing, here are our top recommendations. All are within easy driving distance.

• Cortona – Less than half an hour’s drive, this is a lovely medieval town with a good collection of Renaissance art including work by Fra Angelico.

• Citta di Castello - This walled town has an excellent market twice a week (Thursday and Saturday mornings) and is home to the renowned Festival of Chamber Music in August and a city art gallery housing paintings by Luca Signorelli and Raphael.

• Assisi – Home to Umbria’s greatest glory, the Basilica of Saint Francis.

• Perugia – Umbria’s capital and home to some beautiful medieval buildings and Umbria Jazz, Italy’s top jazz event.

• Gubbio – An austerely handsome town renowned for its ceramics.

• Arezzo – Most people come here to see the Piero della Francesca frescoes. You can also see some of his best-known paintings in his birthplace, Sansepolcro.

• Lake Trasimeno – Take a boat trip to one of the lake’s three islands, enjoy a swim and or try one of the many excellent fish restaurants. The nicest town on the lake is Castigilione del Lago.

• Spello – Medieval and pink-stoned, this hill town above the Vale of Spoleto has frescoes by Pinturicchio.

• Spoleto – A beautiful medieval city which is also home to Italy’s leading international arts festival.

• Siena – Most people consider Siena with its extraordinary Campo (medieval square) a must.

• Umbertide – Not very picturesque but there’s a lively market on Wednesday mornings and the nearby hill town of Montone is well worth a visit.

Notes:

  • Colcello is beautifully situated just outside the village of San Leo Bastia but only a ten minutes' walk down to the nearest bar and village restaurant/pizzeria. We don't have Wi Fi at the property but both bars have Wi FI. The village restaurant offers excellent pastas and home-made pizza. You can walk straight out from the house up into the hills and surrounding woods. There are many local food markets plus lots of music festivals and outdoor concerts. San Leo has its own mushroom festival, usually in early September.
