Sunnyside is a charming cosy cottage which has been tastefully decorated and furnished throughout. Situated in its own grounds and gardens giving a sense of space and seclusion, yet only a stone's throw away from Southwold's bustling High Street. From it's drive, access can be gained directly to a Suffolk Coastal Footpath which takes you over the marshes with a stunning view of colourful beach huts, to the beach and Southwold Pier. The sunny spacious garden provides ample room for eating, relaxing and playing and there is plenty of space for parking on the private gated driveway. In winter, you can hunker down in front of the open fire, with a lovely view of the garden and play a wide selection of the board games or DVDs provided. The dual aspect kitchen/diner provides a super entertaining area and all ages of the family are catered for with the downstairs bedroom being good for grandparents. Sunnyside is ideal for family groups or friends' get togethers or couples wanting a secluded and comfortable base for relaxing or touring around Suffolk's Heritage Coast. Sunnyside provides a delightful retreat at any time of the year for a holiday by the beach.

About Elizabeth Simpson

I was very lucky to have spent many idyllic and unforgettable family childhood holidays in Southwold. We took our own children camping here about 10 years ago and we knew instantly it was a place we wanted to bring them back to time and time again as well as bringing our own parents here to stay.

With Sunnyside we wanted to create a cosy base from which family, friends and visitors could enjoy and explore the beautiful beaches and town and take happy memories of the area away with them. We like beach walks, cycling, cosy pub lunches and picnics by the sea, building sand castles and crabbing and then curling up in front of our open fire or having a BBQ in the evening sun whilst our kids play in the garden. We hope that you'll enjoy Southwold and Sunnyside as much as we do :-)

Why Elizabeth Simpson chose Suffolk

We love being a stone's throw away (10 minute walk) from Southwold's shops, pubs and beaches whilst also benefiting from a quieter location and a feeling of space away from the crowds. As a former Adnam's gardener's cottage, we really appreciate the historical connection of Sunnyside with Southwold's famous local beer.

What makes this cottage unique

Sunnyside's drive leads directly out onto a Suffolk Coastal Footpath which in 10 minutes, takes you along side the marshes to North Beach and the famous colourful Southwold beach huts and traditional Pier. It's 2 minutes to the friendly village shop, selling locally sourced vegetables, meat and freshly baked speciality bread. Sunnyside has a large garden and lots of parking on our gated driveway.

The large south facing garden allows children to wind down and play with ample space, after a hard day at the beach, whilst we BBQ and relax in the evening sun. Sunnyside has its own private gated drive, allowing plenty of space for friends and family to park.

Notes on accommodation: Families welcome - we provide a high chair, chair booster seat and a travel cot. There is room to store pushchairs in the Utility/Boot Room. One small well behaved pet welcome. Ample parking on private gated driveway. No smoking anywhere in the property please. Outside: Lovely English country garden which is large, sunny and south facing. Spacious lawn and patio area with BBQ, table, chairs and parasol. Small planted ornamental pond covered with safety mesh. Children's playhouse. Ample space within Sunnyside's grounds to leave bikes. Utility Room: Utility/Boot Room with washing machine, ironing board and iron, ample space to hang coats and store and dry shoes/boots and leave pushchairs. Cleaning / Towels / Linen / Maid service: Bed linen, 1 hand towel, bath mat, tea towels & oven glove provided. Towels can be hired at £5 a set. Duvets synthetic. Pillows mix of down & synthetic. Sunnyside is cleaned on Saturdays for weekly bookings and by arrangement for longer bookings.

Fantastic Cottage for a Family Break

The property was great, a good location and well stocked with lots of games for the children! The garden was spacious and we made full use of the barbeque on the sunny days!!

I would recommend this cottage for a family holiday in order to sample the delights of Southwold.

Great place to stay especially if you are a dog owner!

The cottage is nicely kept,not tired and old like some rentals (apart from the sofa which was a bit grubby) Have one bedroom downstairs worked well for us so we felt we all had our space (and if you can't manage the steep stairs you can stay downstairs) The garden is lovely and gets the sun all day. There is plenty of space for parking off the road.It would have been nice to have a separate toilet but at the end of the day it is a cottage so there isn't room.

Our only criticism is it's proximity to the road so there is some road noise. The bedrooms have got secondary glazing so are kept quiet...but not if you want the window open.

Southwold is a short drive away and is just a wonderful,relaxing place,especially if you have a dog! (Dogs are allowed in most of the shops and cafe/pubs so we didn't have to leave ours home alone)

We loved our time here and will definitely go back!

Beautiful cottage, the perfect location for exploring Southwold

Wonderful stay in sunny Southwold, beach only a 10-15 walk down a pretty country lane. Surrounded by beauty and wildlife. Lovely, cosy cottage, very homely. You don't need to drive anywhere.

If bringing a dog please bear in mind that the start of the dog ban on Southwold beach has recently been brought forward from the 1st May to the 1st April. However the dog friendly part of the beach ( nearer to Walberswick) is picturesque and away from the crowds of tourists.

Great location, fab garden, fully equipped!

Had a wonderful time in this lovely cottage.

Ten minutes walk to Southwold High St and same for the beach, what more could a girl ask for!

Dogs loved the garden and the endless miles of shoreline which we had pretty much all to ourselves.

Cottage had everything we needed including a lovely comfy sofa which was well needed after long days out on the beach.

Fell in love with Southwold just the most fabulous town.

Will return as soon as humanly possible! 💕

The beach is a 10-15 minute walk away, via a number of scenic routes. The Suffolk Coastal Footpath at the end of Sunnyside’s drive, takes you to North Beach, the Pier and promenade, via the marshes giving a panoramic view of Southwold’s colourful beach huts. Southwold Pier Beach (Blue Flag status May 2014) sweeps around into picturesque sand dunes and then to the working Harbour. Here there are fresh fish to buy, coastal boat trips, a seasonal foot ferry to Walberswick and crabbing sites.


Southwold is 10 minutes from the A12. Darsham the nearest train station (services from London Liverpool Street via Ipswich) is a 15 minute drive away and serviced by Southwold taxis or there is a bus service from Halesworth Station. Once in Southwold, a car is not essential as there are many beautiful places to visit within walking distance or by bike.


Southwold is a 10 minute walk away. Walberswick is 5 miles by road or a 3 mile walk or cycle via the Harbour footbridge. Dunwich Heath & Minsmere RSPB reserve 20 minutes drive. Aldeburgh and Snape Maltings Concert Hall are 35 minutes drive. Sutton Hoo near Woodbridge and Orford are 45 minutes drive. Norwich and Ipswich are under an hour away.

Further Details:

The village shop (Barbrooks) sells a wide range of goods (locally produced bread, locally sourced meats, fresh fruit and vegetables, a wide range of groceries, wine, beer and newspapers). Southwold has 2 supermarkets as well as a fantastic range of independent food shops, delis and bakeries selling artisan bread. There are many fantastic restaurants and cafes or try the super fish and chips. Adnams have numerous pubs selling their famous locally produced beer. We would recommend The Harbour, The Bell in Walberswick and The Nelson ('The Nelly') in Southwold! There are several cash points in the town if needed.

Southwold has so much to do! Swimming and surfing in the sea, crabbing, painting, cycling along the many bridleways, exploring the nature reserves, golf, tennis and skate park as well as beautiful coastal or inland walks. The boutique and antique shops and the market (Monday and Thursday) make Southwold town a buzzing place to be.

The summer Maize Maze on the main road into Southwold will delight children as will the nearby Africa Alive safari park Kessingland, the outdoor Lido pool in Beccles, the indoor pool at Bungay with a flume and Bewilderwood (The Curious Treehouse Adventure) near Norwich which we can highly recommend.

Beccles the 'Southern Gateway to the Norfolk Broads' is about 20 minutes drive away. There are cinemas in Lowestoft and Great Yarmouth as well as the Southwold Electric Picture Palace showing seasonal art house films.

The area is steeped in history including such attractions as Sutton Hoo (National Trust), Framlingham and Orford Castles (English Heritage). Southwold holds an annual Literature Festival (November) and hosts an annual summer theatre. The Latitude Festival (family friendly, music, comedy, performance art, literature, debate) is held at nearby Henham Park each July. The Aldeburgh Music Festival is held in June at Snape Maltings.

Please contact me directly by email or phone to check availability. A 25% deposit is required to secure your booking and the balance is due 8 weeks before arrival. An additional refundable £100 damage deposit is required.Weekly bookings run from Saturday to Saturday.

Changeover Day:
The changeover day is Saturday (for weekly bookings). Sunnyside will be available from 4 pm. Please vacate by 10 am on the day of departure.

Notes on prices:
Prices are per week (7 nights) and in UK sterling. Weekend breaks (2-3 nights) out of peak season from £225. Four nights charged at 85% of weekly price. Five nights at 90%. Six nights at 95%.

Discounts will be considered for last minute bookings as well as booking requests for nights less than the stated minimum.

Cancellation Policy:
Cancellations before payment of the final balance, will result in the loss of the booking deposit. Cancellations after payment of the final balance, will result in the loss of the full amount. If we are able to re-let Sunnyside for the same dates and at the same rate, we will refund 75% of the booking.
