House in Elmer, Middleton-on-Sea, Sussex, England - Peaceful Location, only 30 seconds walk to the Beach!

Sea Vale has been in our family since my wife was a child. Initially it was only for our own use but since deciding to make it available for others to use we have totally renovated the house, bringing it flying into the 21st Century.

The house has a beautiful open plan living style on the ground floor flowing onto a wooden deck with the garden beyond which faces South. Every modern convenience has been thought of including under-floor heating throughout the ground floor. The decor is strictly "seaside" with plenty of little touches that leave you in no doubt that you are living on the beach.

Walk out of the garden gate onto Elmer Beach which has to be one of the quietest & most private beaches on the South coast. Elmer Beach Estate is privately owned with no public access to the beach. During peak seasons and bank holidays there is a "politely" manned gate at the end of the road to limit vehicle access to residents!

My wife and I live near Guildford (our children have flown the nest and are producing grandchildren). I am a Chartered Surveyor so my professional background has always been in property and between us we manage a varied property portfolio but this is our only holiday house.

Location

Sea Vale has been in my wife's family since she was a child. She has happy memories of childhood holidays in Elmer and we, in turn, holidayed for many years at Sea Vale with our own children. The beach is unbelievably quiet and unspoiled because access is through a private estate. This is a friendly community and Elmer is close to almost every facility that you could think of. In 2012 we bit the bullet and carried out massive renovations and alterations to transform the house into a 21st Century holiday home that we are proud of. In 2015/2016 we have carried out another very exciting project which adds a dramatically attractive sun room and balcony at first floor level with full central heating and views out to the beach, the main bedroom has a new ensuite shower room and there's a small study facing out to the garden off the sitting room with wireless broadband. The two upstairs bedrooms have double beds and the two ground floor bedrooms have twin beds which can be put together to make doubles if you want. Our children and grandchildren now use the house often but there are plenty of times when it would be empty if we didn't make it available for others to use as well. 30 seconds walk to beach. The beach is shingle at the top with enormous areas of protected sandy beach during lower tides.

It isn't essential to have a car because there are shops, pubs & restaurants all in walking distance but you would need a car to travel further afield since the nearest railway station is a few miles away. However there is a good bus service in the village.

From the Owner

There are lovely walks along the beach heading either East or West. Try walking East to Climping for a pub lunch at the Black Horse or walk West to the Lobster Pot on the beach in Felpham for brunch etc. From the first floor sun room you can while away the hours gazing at the horizon - time evaporates up here (as does the wine in your glass!) East Beach Cafe at Littlehampton is a very popular restaurant serving great beachside food and we have one of the best (and least expensive) Indian restaurants in the village who also do take-aways. The village post office includes a small supermarket where you'll find almost everything you could want but there is also a One Stop supermarket slightly further down the road or a full scale Sainsbury's Superstore near Littlehampton.

Notes:

  • Notes on accommodation: Two of the bedrooms are on the Grd floor which makes the house particularly popular with families with young children and also the elderly or anyone who would prefer not to have to cope with the stairs. The open plan living space is a particular feature of the house and the bi-fold doors to the garden tend to stay wide open for much of the day due to the fact that the house faces South and enjoys a great deal of sunshine. Visitors' comments make regular reference to the fact that nothing has been forgotten in pursuit of ensuring that you have everything you could possibly need for a perfect seaside holiday. Outside: Bi-fold doors from the open plan living space lead out onto a wooden decked area with a large round garden table with chairs. Beyond this the garden is laid to lawn leading to the garden gate which in turn gives access to the beach. To the front of the house there is ample private parking for 4/5 cars and a further lawn area. Utility Room: Separate Utility Room with fridge/freezer, washing machine & tumble dryer. Cleaning / Towels / Linen / Maid service: Weekly maid service. The house is cleaned at the beginning/end of each booking and all sheets, towels, duvets etc are provided and washed also. Other: First floor sun room with view across the beach to the horizon with bi-fold doors to juliette balcony.
